- Hello REALPROS and welcome back to my channel. It's been a while but now I'm back! This is Richard Carvajal, your real property expert. Today we'll be having another property review. We'll be looking at The Air Residences by SMDC in Makati City.
Air Residences is a residential condominium in the heart of Makati City, the country's business and financial center. The property is an 8,056 square meter building with 59 storeys consisting of 74 units per floor.
This development is one of the newest additions to SM Development Corporation's premier projects. The construction kickstarted in 2017 and estimated to be 100 percent complete in November 2020.
Air Residences has the most convenient location for working professionals in Makati Central Business District. Major companies, offices, health facilities, educational institutions, and malls are within walking distance from the entrance of the condominium.

Should have discussed potential elevator traffic, in terms of the number of storeys, units per floor and number of elevators. And compare it to other SMDC projects like Jazz that are having the same problem (tagal daw ng waiting time sa elevator pag fully occupied ang building, especially before the pandemic). Also, the proportion of elevators vs The Rise. This is marketed as a luxury development pero sobrang daming units

Hi sir I'm looking for advice. So we have 3 unit that is already 40% paid from tcp in more than 5 years of amortization. Only now we are asking for a copy of the contract to sell from the developer which was signed years ago. The project is nearing completion and turnover. The thing is the developer seems hesitant to give the contract to sell. Can they legally deny us the right to buy the property even though we don't have a copy? We don't want to refund only to waste the 5 years we've put into this project at the agreed preselling price.

I don’t know how you can give the amenities section a 5 star review when it doesn’t offer a gym like others in the area such as The Gramercy, Knightsbridge, Greenbelt Hamilton, KL and The Beacon all do.

Di ko gusto ang pag tour sa Air Residences and sa ratings... mas nakikita pa ang sarili niyo po kay sa mga amenities which is un ang pinaka highlights ng blog and isa pa dapat naka detalye bawat unit with or without balcony ung kita sa loob....

I like the dark color of the lobby and I agree that it won as the best interior lobby design...dark lobby creates more privacy vibes to the residents and elegance to the building...therefore, I disagree with your comment on this one.
I don't like dark spaces but yes personal preference lang haha
