  • This place was quickly abandoned shortly after taking possession of the property. I actually shot this video a few months ago and forgot about it, as I was waiting to put a security system on it before posting, as there's stuff in here I've been told is worth BIG BUCKS.

    Your time is worth a lot more than the days you would spend getting that place empty and selling everything. Better get the place cleaned up and ready to rent for another decade ASAP. I would just pay some local hoarders to get everything cleaned up and let them sell the material and keep the money for themselves. I'm sure all added up is not even one month of rent, which is what you lose if you spend too much time getting the place cleaned up. I'm curious to know, what is your plan for handling this? Thanks for sharing, I like this style of content 👍

      I would have just told them to take all their stuff with them and bill them for its removal if anything is left. You can't just leave all your junk behind for the landlord to deal with.

    Propane bottles for forklifts (horizontal operation) and such are EXPENSIVE, even used ones are quite pricey. Don't just let them go for cheap.

    It's all mostly resellable or scrap metal, but recycle as much as you can to cut trash hauling down.

    best find my friend found at an industrial site was a vintage glass bottle vending machine in working order. the vending company went out of business decades ago and just left the machines behind; the part supplier just kept filling it on their own. when the part supplier went out of business, they left everything behind.

    those flash cards are worth a bit of money and they're pretty awesome. they utilize flash memory for extremely quick (near-instant) read-write speeds without any maintenance

      $150/mo or $1800/year isn't that bad considering the location. Watch something better and profitable come in who thinks the rent is a steal, which it is due to the location, and they would sign a long term lease agreement quickly at the new rent price or even at $1000/mo.
      Look how the tenant left the place when they moved out, how do you think it looked when they occupied it? My guess is some kind of 1990s museum is how the place originally looked.

      I mean I get it, you have to make money but to make a video bragging about how they were mad you tried to increase their rent and so they left you all their stuff seems in poor taste..... I get the feeling they were on the edge of loosing their business and this was the nail in the coffin..... honestly I’m all about capitalism but this video rubs me the wrong way.

      @@BangBangBang. yah and for only 1800$ a year he lost his long term tenant and might take a very long time to get another business due to the coronavirus and how it looks inside like he thinks 2 bathroom means alot for a business usually 1 for employees is good enough for something that small.
      It is like his trailer park only trashy people will rent there no real good tenant will rent in stuff like that

      @@maximeroussel7601 3500 sq feet poured concrete with a roll up door, he will have no problem finding tenants. That is about perfect for a shop for a contractor once you rip out the walls.

    Brandon, I'm an Electrician for a living, and let me tell you, The transformers that you have if not dated and in working condition are worth a pretty penny even used. The same for the PLC cabinets on the ground if any guts are inside, but still just the shell would be a nice cheque from the right person.

    couple of extension cords a couple of clamps , a vice , heap of ewaste , metal recycling , ladder , and a lack of balance and a heap of gravity pulling things to the floor

    The flat file cabinet is worth around $400 to a printer or artist. Call a local auction place to come get all of it.

    Definitely items that are worth a good price to the right person. Get an intern to help you sell extra stuff from all your properties.

      I don't know what rent is like in ohio for commercial spaces but I feel like someone things it's better to cut and run as opposed to negotiation with a new owner then they probably we're sticking around much longer anyway.

      @@SinSpawn9000 well it doesnt help that he wanted to Raise rent when were in the middle of a huge rescission brought on by the COVID-19 Pandemic I would have told him also to shove his money where the sun dont shine and left the place was probably barely hanging on and breaking even and here comes new owner wanting more money so they probably did the math saw that they'd end up loosing money and going into debt so they said F it and left

      @@BryanGullickson here's the thing if they are already in a good location with well below market rent it's heavily in their favor to negotiate even if it means they have to pay a bit more at that location I can almost guarantee that if they find a new location it won't be below market average, also most states put a moratorium on eviction for the pandemic so if they just said "nah rent stays the same or we just won't pay" then it's highly likely that he couldn't evict them anyway.
      And besides all of that when you are negotiating a change in rent the party already renting can negotiate right back like getting the owner to make some kind of change or upgrade to the building, hell I don't know if where he's at has rent control but if it does then he couldn't raise the rent without the renters agreeing to a new contract anyway.

      Welding rod will only be good if still in a sealed box, if they’re left out exposed to the air they absorb the moisture and won’t weld well

    Commercial real estate is crashing hard. It would likely have been more profitable to reduce the rent instead of trying to find a new commercial tenant during the Greater Depression of 2020-2025. Please let us know when you find a tenant.

    The compact flash is a easy sell, they are used with a sata or IDE adaptor as a replacement for a hard drive on older systems,smaller systems or ones that have to sit unattended for a long time. or cut a deal with a local tech group and get them to take away a pile of crappy tech stuff (thats expensive to dispose of!) in exchange for the CF cards
    PLCs are also worth a lot if you find any ;)

      While I'm at it.... any Sony trinitron based CRT in reasonable order will fetch 40 bucks and up. And those metal pigeon hole shelves.... seriously mate get them off to a upseller and cut a deal, they are worth a few hundred bucks sandblasted then powdercoated, and sometimes they're ironically worth more left dirty! Here in the UK (where distance isn't such a issue!) a guy called Drew Barrymore would already be in his van and on the way to you! Done right they're real boutique chic, even done wrong they're still a functional item ;)

    Every time you mention a rental price it blows my mind. Then I have to remember where you are and do a Ohio to major city conversion (x2) and then convert USD$ to CAD$ and even then it still seems ridiculously cheap.

    The drawing cabinet is one good thing. Maybe some desks or cabinets, that green metal chair (no one can kill them) The transformers look to be dry ones, so no problem. The electrical panels are interesting, but again it will be an issue finding the right buyer. Still there is quite a bit of scrap/stock metals. There is still a dumpster of materials to get out.

    might actually be able to ebay those CF cards, they are small but they are HARD to find and still used for old stuff
    those CRT's can also fetch some moneys... they are sought after these days and very hard to find for sale

    The spinny thing is some kind of shredder. There's a gear on the outside to hook up to a motor. My guess would be something thin would get shredded up like maybe aluminum.

    Just a heap of scrap metal... burned out motors, ancient forklift chargers, pipe fittings in sizes no one could use.
    The electrical panels might be worth something but professionals only use new and amateurs don’t pay well. Keep the shelves/furniture and give your brother anything he scan sell then scrap the copper motors and forklift transformers and bin the rest.

    Found you in my reccomended yesterday, the house with the Bible thumbnail. Watched it. As a child of a landlord it's interesting to see the differences between how you handle the job.
    I know you're a big advocate of home ownership but I don't ever plan on not renting (it's just me and my partner, and as you know houses are a lot of work). I'll be a tenant for life and I'd like to say to all your detractors, you treat your tenants better than I've been treated by several of my landlords. The way some of them treat your properties makes my heart hurt.
    Keep on doing what you do. You've definitely earned my subscribe and like :)

      remember your boss yelling at you for using too many of the papers because it didn't carbon copy good enough? The official fix would be to put the card face up, the papers over it then run a disposable pen over it which got more pressure on it.

    Phones are NEC i-series NEAX-2000 IPS phone system? Or possibly NEC Elite, or even a NEAX 2400 IPX. Look in the phone rooms for boxes marked NEC.
    current ca. 2004, but if working these systems are feature rich and easy to customize. Very useful, though not necessarily resellable. 3:24 That's an NEC Elite B2-48. With the phones, you might possibly get as much as $1000 off eBay, but more likely around $300-400 ... Or leave in place and make it a selling feature of the warehouse ... Comes with PBX service...

    P.s. The "centrifuge" looks like it's part of some kind of stepper motor. They seem to have a few stepper motors in that same room, think there's a square shaped one in the bottom right at 8:36. 😉✌️

    Same people complaining about raising the rent are the same that spent their stimulus check on a new TV or gaming system instead of paying their rent. Commercial property is never cheap. You also take into consideration of where the property is located as well as square footing and compare to other local rent. Even in a pandemic, new businesses are popping up all over the place. This unit will be rented fast. $1000-$1100 is super cheap for this type of property. If he spends $15,000 to fix it up, I wouldn't be surprised if that cost doubles.

    9:17 is a casing and stator for a servo motor. You need to hire a property manager. Your time is better spent scouting the next deal.

    how do commercial rents work in America? wouldn't it be usual to do annual increases? the rent at my shop is pegged at the inflation rate which is the usual thing done in Australia and our leases tend to be more fixed term so you cant just quit it whenever you want.

    They made 1 GB CF cards back in the mid to late 90s along with that credit card terminal and the old school card swiper for when your terminal went down then you had to submit cards at the end of day when the terminal came back online. I think about that time you had 512mb and 1 GB USB drives a lot of you are familiar with thrown in for free in 50 - 100 packs of CD-Rs.

    You would do better to turn it into a bunk house or rooming house share kitchen and bath and everyone has their own room though not big but it's your own space . Ideal for minumum wage people and beats the streets .

    It’s not worth more than $2 a sq ft/ year my guess. I rent a lot of commercial space. $7000/12. $600/month. A lot of cleanup easily $3.50-4 a square foot. Probably easier Money than the trailers.

    I missed you Brandon I'm kinda new and love the channel I'm in ky and if you ever need modest and honest maintenance man to see over things I'm a God Fearing Man that can help you do repairs or management Woodford Detailing & Services. I'm still learning about stocks and your the only one I'd want to teach me I watch Kevin ana the other but you are by far closer to my kind of peeps Brandon and you explain yourself correctly. Also love the trailer park videos and love the new revels and unboxong videos also the laundry mat and weekly change count. Wouldnt no one get in your Landry mat with me watching 6'5 235 pounds and don't like no thief or any that can't have respect for other people stuff and property that doesn't belong to them and ones that can't respect their neighbor that would get straightened out or some of them would have to go for the sake of actual respectful paying clients that deserve a home.
