at the end it says you have to have a undeposited funds in the trust account ledger. what if we don't have a trust account? also, does the client sign every time money is taken out or just in the beginning of a contract for property management?
I apologize for the delay! You have to have an undeposited funds ledger even if you do not have a trust account. Regarding client, you get a signed approval from the beneficiary (client) in the beginning to avoid that. :)
Hi, thanks for your help, I have passed my state exam. I have a question about mobile home in mobile home park , is the mobile home marketing price increasing a bit recently, I have a friend who is considering sell his mobile home now, I want to make sure is a good time to sell . Thanks again
Congratulations and good luck with your new career in real estate! The pricing depends based on where the mobile home is located - e.g., what the surrounding single family home sales are doing, income of the area, etc. Overall consensus of the CA market is that the market is high and so it could be a good time to sell. I recommend doing a CMA of the mobile home though. :)
I’m spamming your chancel with thank yous. You guys helped me get into a new life path Hey I just passed thanks to you guys! I failed once and kept rescheduling and I got fearful and kept rescheduling and studying. I passed my exam haha I’m so happy to be at this point! I was going to go back and reschedule the test for another day but thankfully my dad haggled me to do it then lol I now need my new dl and get a fbi background check then get a broker. 🙏🏿 thank God I did it then lol I had to get only 45 wrong and as I was marking my uncertain response it was exactly 45 questions. I had 15 mins left over from the 3 hours time limit and only got through like 5ish questions but passed. I think that was so interesting that meant I had all other 105/150 questions correct or I had more right than I thought. I just want to thank you guys for your help and encouragement. I was watching your videos two hours leading up and it helped me retain some knowledge that slipped but that absolutely showed up on the exam! One thing I got thrown off of is not over thinking but when I reread my questions I wanted to go back the questions were very specific so thankfully I’ll just redo my license before 2 years because I don’t want to take the course/test again(nothing personal :) ) thanks friends and skylar and the churches! Btw I want to say I heard skylars voice while talking the test with maria and dust and another I’m blanking lol
