As someone that lives at the very start of Del Mar Mesa (and Carmel Country), I think we have the best location. We have only lived here for about 15yr but it’s been long enough to watch all of PHR be built as well as other communities along 56. While we don’t have retail or dining within walking distance, it takes me less than 5min to get to Vons or Pavilions. I only wished we had a Target closer by. A selling feature for us was the school, location in San Diego in general, easy freeway access, and we have no HOA or Mello Roos.
