what if I wanted to just do a cma based off the neighborhood and subject property? not sure if i should be taking out my subject property altogether because it only came up with 1 property which isnt right

Hi Moe. 10%+- square footage of the subject property is the general rule for how an appraiser values a home when as they looking for comparables. Also, Broker Price Opinions generally utilize properties as comparables within +-10% square footage. They do not look at price/sf as a metric. Make sense?
