He returned home bitter and alone and broke and to this day he still doesnt want to speak about the experience . That brings to mind a lesson my father thought me . Never borrow more money then you can afford to pay back and never lend/give out more money then you can afford to loose .

Seven years later we now live in Antipolo and own a number of residential properties as well as a commercial property. It was my idea to move here because I had had enough of expensive big city life. She had no idea as to my finances or circumstances. Her only question was whether we could afford to, not how much cash did I have. I guess I got lucky.

I would have been there more but this situation we all find our self in has but a damper on it. I got lucky in two ways. I met a girl on line from there and I had already been through a bad divorce from a girl from Venezuela. I met a young girl from Columbia and she was a fashion model and oh so hot but was so high demanding in all ways. To make a long story short I put the girl from the Philippines through a lot before I decided that she was on the up and up. Never will I ever buy a house or land in the Philippines. I don't care how much I love them. If I'm financing the property, I am having full control. I would only buy a condo there as an expat can own a condo. People get pissed at each other all the time and one cross word and you as an expat are going to be in the wrong even if you are in the right, will find yourself homeless. Too much to risk. Rent your place or buy you a condo. That's the safe bet. That's why I like you guys already there, that have already done the recon work and cleared the minefield. I will notify you guys prior to me landing there for any advice when I try and hookup with you guys while I'm there which will be sometime in late 2022. Keep up the good work. I say his mistake was buying land he didn't have permanent rights to access in with the title. Imagine spending millions of pesos to develop your land only to know that unless you keep someone happy they have the right at any time to deny you access. Everyone looks forward to retirement in some form, but you still must keep your thinking cap on and guard your witts and heart. No need to be an SOB or cruel, just come with your eyes wide open ready to study and learn about a new way of life. One hint I could give is to make very good friends with the mother whether you marry the girl or not, get the oldest family member to like you. My mother in law has told everyone I am not her adopted son, I am her only son since her own son died. My wife is not the oldest sibling in the family, but everyone depended on her for so long that now it is her and I who are asked to make all the family decisions of importance. I hope to visit with you in a more secure place. If you know a youtube named Steve, our house is being finished within walking distance to his house. Filipinos may or may not know they have it, get her checked before a relationship, you can still have the relationship just get her treated first, your opinion!

This reminds me of a story of two Japanese, who said they wanted to buy a farmer's coconut plantation for a fabulous price. Only problem was getting rid of all the trees for the development. The Japanese offered to chop it all down for free and clear it. The farmer was all too happy to agree to the deal. The Japanese hired harvesters and trucking to take away all the coconuts and tree lumber. The farmer never heard from the foreigners again. Locals also get scammed by foreigners.
Great advice. It seems a rite of passage to fall too quickly into a relationship with a Filipina no matter how we know it to be foolish. The key seems to be minimizing the personal loss.
Paul, you nailed it on all your points made. I’ve been coming here 10 years, and 1 1/2 years full time in retirement now. I could only add to the stories you told with similar stories I have seen with my own eyes. You made your points with political correctness and I agree with not giving advice but just sharing what you have seen. You just pointed out the “land mines” naive guys might want to watch out for. Some may like stepping on them, as you pointed out.
I know of a couple of cases in Thailand where local business people made it impossible for foreigners with businesses - one guy set up an internet cafe, but the street vendors set up their stalls so as to make it difficult for customers to get into the premises. The business failed of course. In the other case, a foreigner running an Irish pub had a jug of boiling water thrown over him, and he was then hit with metal bars. ( Thugs sent from another competing bar. )

Paul, Just bought a small piece of land on an island in the filipines for my kids when they grow up and for now put a modest house on it as a Holliday house. Used a solicitor for the whole process and bought the rite of way/ access road as well. Been married for 7 years did it the right way with the right girl..it’s easy if you step back, look at what you have and want , but most of all find a trusting wife…

Hello Paul, Sad to hear but important to know, these situations that expats have found themselves in. I think some are self-sustaining by the very poor decision making process and some are truly a con that the man has fell into. I think so many expats believe in that perfect dream of a relationship that they just can't stop.... can't turn it off.... they want that dream so badly. Yes that is a truly vulnerable man with his money trying to make it work. It's easy to look back, after all the facts are known, and call him a sap and "he got what he deserved" but when this process was unfolding on him his vision was clouded. Getting positive reinforcement everyday and intimate encouragement every night. It's a process that stings and soothes at the same time. Thanks for the insight. Completely agree with not pissing off people... but it is best to settle access before buying any property. A friend of yours gave me a must do list to buy any property there. This is part of the list. 11.) Is the lot has direct access to the main/barangay road? If not , 11A.) Has to have a notarized Right of Way Agreement (from the front lot owner) saying that the road is donated or you have the full right to use it and the actual size in meters. 11B.) If it has an existing right of way already (check at the Assesor’s office if it is legit & recorded)
Very good points especially about buying land. I'm sure access roads is something we usually don't think about. Even if my neighbors are good people I would be very hesitant to buy property where I can't control my access.

As It gets closer to my retirement I have been doing some research about buying property in the Philippines. It is also recommended for a foreigner hire an attorney to assist with the buying of property... The money spent on a lawyer is well worth it, as there could be some hidden issues... Example, you buy from the average Joe (since no real estate agent is required there), only to learn he was not the real owner... next, the real owner shows up and the foreigner loses all money invested... ugly stuff but true... Now you added another negative factor, road leading to your property belongs to someone else.... just crazy.....

With everything that has happened over the last year I I’ve pretty much changed my mind about retirement in the Philippines. The government is way to cozy with China. Don’t want to be stuck there trying to escape when China takes over. Too many expectations from fiancée. Going to break that off. Don’t feel right about abandoning my family here either with everything going on. Devaluation of dollar vs peso another concern. Too many negatives right now. Don’t have that warm fuzzy feeling anymore.

This reminds me of a story of two Japanese, who said they wanted to buy a farmer's coconut plantation for a fabulous price. Only problem was getting rid of all the trees for the development. The Japanese offered to chop it all down for free and clear it. The farmer was all too happy to agree to the deal. The Japanese hired harvesters and trucking to take away all the coconuts and tree lumber. The farmer never heard from the foreigners again. Locals also get scammed by foreigners.

Paul, you nailed it on all your points made. I’ve been coming here 10 years, and 1 1/2 years full time in retirement now. I could only add to the stories you told with similar stories I have seen with my own eyes. You made your points with political correctness and I agree with not giving advice but just sharing what you have seen. You just pointed out the “land mines” naive guys might want to watch out for. Some may like stepping on them, as you pointed out.
Great video exactly what Americans need to learn when they go to the Philippines
I know of a couple of cases in Thailand where local business people made it impossible for foreigners with businesses - one guy set up an internet cafe, but the street vendors set up their stalls so as to make it difficult for customers to get into the premises. The business failed of course.
In the other case, a foreigner running an Irish pub had a jug of boiling water thrown over him, and he was then hit with metal bars. ( Thugs sent from another competing bar. )

Paul, Just bought a small piece of land on an island in the filipines for my kids when they grow up and for now put a modest house on it as a Holliday house. Used a solicitor for the whole process and bought the rite of way/ access road as well. Been married for 7 years did it the right way with the right girl..it’s easy if you step back, look at what you have and want , but most of all find a trusting wife…
Thank you for this great video. The property access through someone else situation is the same all over the world. Here in the USA, you certainly can't force someone to let you through his land to access your property.
Actually yes you can. If you are land-locked, Its called easement and will be court ordered.

Hello Paul, Sad to hear but important to know, these situations that expats have found themselves in. I think some are self-sustaining by the very poor decision making process and some are truly a con that the man has fell into. I think so many expats believe in that perfect dream of a relationship that they just can't stop.... can't turn it off.... they want that dream so badly. Yes that is a truly vulnerable man with his money trying to make it work. It's easy to look back, after all the facts are known, and call him a sap and "he got what he deserved" but when this process was unfolding on him his vision was clouded. Getting positive reinforcement everyday and intimate encouragement every night. It's a process that stings and soothes at the same time. Thanks for the insight. I can only hope I don't hear the siren's call and lose my way!!! Thanks Paul.

Completely agree with not pissing off people... but it is best to settle access before buying any property. A friend of yours gave me a must do list to buy any property there. This is part of the list.
11.) Is the lot has direct access to the main/barangay road? If not ,
11A.) Has to have a notarized Right of Way Agreement (from the front lot owner) saying that the road is donated or you have the full right to use it and the actual size in meters.
11B.) If it has an existing right of way already (check at the Assesor’s office if it is legit & recorded)

Very good points especially about buying land. I'm sure access roads is something we usually don't think about.
Even if my neighbors are good people I would be very hesitant to buy property where I can't control my access.

As It gets closer to my retirement I have been doing some research about buying property in the Philippines. It is also recommended for a foreigner hire an attorney to assist with the buying of property... The money spent on a lawyer is well worth it, as there could be some hidden issues... Example, you buy from the average Joe (since no real estate agent is required there), only to learn he was not the real owner... next, the real owner shows up and the foreigner loses all money invested... ugly stuff but true... Now you added another negative factor, road leading to your property belongs to someone else.... just crazy.....

Thanks Paul. I have often wondered if the people from the Philippines are the same as the Thais as regards face. You have answered this very nicely. This is a very dangerous area from a financial perspective. I call it two faced, one you see one yo don’t.
Its better to stay in your own country stop complaining about your life here its not paradise as you think if you cannot find happiness back home much more in other countries

With everything that has happened over the last year I I’ve pretty much changed my mind about retirement in the Philippines. The government is way to cozy with China. Don’t want to be stuck there trying to escape when China takes over. Too many expectations from fiancée. Going to break that off. Don’t feel right about abandoning my family here either with everything going on. Devaluation of dollar vs peso another concern. Too many negatives right now. Don’t have that warm fuzzy feeling anymore.
