I'm looking to buy land but I was also told I need will need to see a LC (land chief) first then a broker. And if you continuously take care of the LC they will make sure your land stay "safe" while you are away. Is this true?
I haven't heard about this but not really shocked. Personally I'd rather pay someone to tend to the land and they can have a relationship with the LC. But paying a random person who isn't on your payroll... I don't know about that.
areas around Gayaza, Zirobwe and Luweero are good for this as they are still relatively close enough to town but still rural, you can get 2 acres for about 40 - 70mUGX

What have noticed is instead of hustling with abroad mortgages eg 500,000 USD and above. It’s better to get like 100,000 dollars , come buy land invest in residential rentals or real estate in Uganda . It’s cheaper
The land transfer process is more complex than this. NEVER EVER trust your broker to do the title search for you as in most cases the land seller pays commission to the land brokers to sell there land so they may lie to you so that you pay and they receive their commission. ALWAYS ALWAYS use an independent land surveyor to do your title search. Additionally once the land has been surveyed you will need to get copies of the I.D of the seller and they will need to sign the transfer forms from the municipal lands office and transfer agreement drawn up by your lawyer, you will then have to go to the Municipal Council Lands Offices and transfer the title into your name which brings some high fees as they send someone to survey the land and determine its value and they then decide the tax you have to pay. This is only for Ugandan nationals however as foreigners cant own land in Uganda.
Okay, rule number one don't ever let a broker survey, title search or confirm the details of the plot or land you're buying. not in Uganda unless you want to get scammed..

An acre on the shores, with structures, developed neighboured, in the central region. I think it's a reasonable price for those who can afford it
