I think it’s the little things that got us the house. We did a letter, appraisal gap, had lender call, and gave one month temp occupancy.

Back in TX, we had to pack, sell our house, find a place to live, and move across the country in a month’s time. We’re currently in a townhome 800sqft less than our TX house and bursting at the seams. The new place is a lot more expensive (WA state) than our old house but we’re very excited for this new chapter.
Congratulations, my wife I purchased our first home new build home 3 weeks ago as well. The process was stressful towards the end because of supply shortage. The builder was able to complete our home and we were able to move in.
Congrats. My crazy story of moving is pretty crazy too. Aug 2020 my condo in San Diego sold for 288. Double what I bought it for. So we bought a house sight unseen in Jacksonville fl for cash. Live there under 2 years and we wanted to move to st augustine fl. Listed home for 250 (paid 188). In 2 days we accepted an offer for 277! Market is crazy! Put offer on our dream home for 360, 10 grand over asking price contingent on sale of home and they accepted. Now I'm in my dream house in my dream area.

Congratulations!! Wishing you and your family the least amount of stress as possible when it comes to moving. We’ve been looking since June. Had an accepted offer (#3) right before Christmas, did inspection within a week and while waiting to get the contract to sign, the seller got a higher cash offer. They gave us a deadline to sign the contract which was just an excuse to pull out and they did. Now we have another accepted offer (#4) doing inspection tomorrow. Hoping everything really works out this time even if we become a little house poor it opens up so many doors for us.

We bought a house too just yesterday..... got our offer accepted anyhow. Now just due diligence and everything else down the line. First time buyer. If you are trying and getting your butt kicked.... have hope; you will eventually get a place. Be patient, you will eventually get one of your offers accepted and opportunities come in strange ways. Been looking for over 2 years now for a place, but thankfully our reator got a private sale for us and the homeowner gave us a chance before listing on the open market. I can understand the stress you have gone through Javier and a taste of the stress that is to come. Thank you for your videos Javier, I will keep watching despite getting a place (hopefully nothing falls through... I like the house a lot) You are one of my two favorite real estate youtubers because you are so down to earth and honest. I appreciate that! Its always nice to keep on top of real estate changes for future down the line. Saved like crazy for 5 YEARS... been getting our butt kicked by all cash offers left and right and the cost of housing has been going up year over year 14% since 2017 ish and 33% just last year. ITS NUTS here in Utah... word to the wise: Utah is over full and we don't have enough water to keep building.... literally water is now causing developments to stop being built so we don't run out of water. Like we didn't have enough problems here with housing and california's Tech sector moving in. In Utah; cash offers trumps dave ramsey savings/financial responsibility and therefore gets the house almost every stinking time. In what looney toon world does a person have 20% saved.... darn near perfect credit score.... and earn well enough to afford to live in a place.... and still not get a place to live... apparently here in Utah that be so.
We had a cash buyer that gave us full asking price but wanted us out in like 2 weeks. They wanted us out by christmas time. We got them to extend us out till 3 weeks. We got out in a hurry and moved into our RV. We just signed a contract to build our new home the way we want it.
We closed yesterday on a house, too! Our first house, at that! Was a whirlwind but we hit the ground running and were only looking for 3 weeks in the Fontana area of inland empire los angeles. Submitted 4 offers and only one landed because of a 21 day escrow offer and appraisal waiver. Congrats!

I’m a Realtor too. I feel lucky I can buy a home first before selling the current one. The way you had to do I can imagine was extremely stressful.

Congratulations...I also bought a beautiful vacation house and it appraised 10k over offer. This was last year when the interest rates were historically low. So whatever happens to the market we don't absolutely care, we are looking at this long term.
Congrats sir, had something similar except I had to get my house rent ready, get a lease and pay $2500 for a rushed appraisal to verify the home had enough equity for the financing I wanted on the new house. What a whirlwind!

Hi Javier I have a similar situation. I am under contract selling my homeand purchasing a new home with the proceeds. The sale of my home was contingent on me finding a home after 4 months of waiting for me I found one. We are going to be closing on my house in one week and then three days after I’ll be purchasing my new home. I’m nervous because it means for three days I will not own my house and if something happens to the sale of the home I’m purchasing I’ll be homeless. I can relate to what you’re saying it’s very nerve racking.

I'm still surprised why some sellers pushing the buyer to have a strong financial backup. I think if the deal falls off the seller can sell the house even more expensive. It's just going up, regardless of interest rate, Russia, left or right.
Do you have a video of how to sell a home? If not, I think it would be an interesting perspective of home buying that many are less comfortable with than buying a home
