I am a landlord and I think it would be unrealistic of me to not allow a tenant to hang anything on the walls especially if it is a long term rental. As you said it is easy to repair the walls.

I had to laugh when you said $50 to $75 bucks to change out a light fixture. I am out here in California and just had a quote for $450.00!!!!!! Kicked him out the door...then felt lucky to get someone to do it for $150.00!!! And that was a friend's referral! Did like the tips. But I have been in my home 52 years this year and this is where I plan on staying!
I never tell my tenants that they cannot hang pictures on the wall but, I sure hate it when they leave and the walls are patched so badly, I have to hire a drywall person to repair the terrible repairs! I don’t like keeping anyone’s deposit but when this is done I have to. No peel and stick!!! Awe 😫
Former property manager here, and I agree. Peel and stick leaves a residue that I have yet to see anyone clean off in its entirety. Also, I never asked tenants to cover holes. I'm good at that and it was less hassle for me to do the work. I just considered it normal wear and tear (which technically it is).

One other important tip if you put holes in wall to hang things, or even if you paint and intend to repaint when you move out, (even if you know the existing paint color and brand of paint used on the walls when you moved in), know that the sun does fade paint color on walls over time. So, know when it comes time to filling holes, sanding & painting when you move out (or you need to repaint walls, or a feature wall(s)), try to get a small paint chip (size of nickel to a quarter), off of the wall, and take it to the paint store and have them color match paint to that, rather than matching to the known paint color and brand of paint that was in the walls when you moved in. The last thing you want to do is invest in paint for touchups, or say repainting a color feature wall, only to find that the new paint color is actually darker, because the other walls experienced color fading from the sun.

I married a military and continued moving and raising my children living around the world. We lived 2 years in Seoul, South Korea; and 3 years in Riyadh, Saudi Arabia. Yes, by the time my children were graduating from high school we had moved more than 15 times. After retirement, I lived in Cuenca, Ecuador for 2 years just to experience the culture.
Always ask Landlord/owner/management what you can and can’t do before doing anything to the place! If you can’t do something, either not do it or find something you can do.
Don't know why more landlords don't just put up proper permanent picture hooks. Yes, they might not be in perfect locations for every renter, but most renters would use them and walls don't have to be repaired between renters. Expecting people to not have anything on their walls is crazy and Command strips and hooks are expensive!
I think it is ridiculous of Landlords, etcto think that People arent going to hang things up ! Thats NOT " Real Life " . I've never been one to NOT hang things up ... I also paint in Neutral colours, as well....I have always " carried Colour from room to room "....I love the colour Green, .. so there's various shades of it ,throughout my current Rental... even in pueces of Artwork, so its subtle but makes sense. :).

As a landlord I do a little cringe when I see a video by tenants. Having said that you are not a typical renter! I would suggest tenants always ask before doing any work. Get it in writing that the landlord agrees to things like painting (which I rarely allow, most tenants don’t have a clue how to paint) electric work, hanging things etc. We certainly allow hanging artwork just not TV’s. All these things are dependent on a lot of things, age of tenant, experience as a renter, have they owned a home for any length of time in the past, are they professionals in any field. I would never want a tenant repairing walls whether plaster or drywall when moving out.
They just moved to the area so they need to get a feel for where what area would be the best to live in and find a home. It's kind of hard to find a place when you're 1200 Mi away.

I mean it’s ok for her because that’s her job but most people who rent won’t care to decorate or spend so much on their rental home!! I’m not talking about exceptions but most wouldn’t care.
