Currently selling our house.....AIB took 6 weeks to release documents ......the most frustrating process a person will ever undertake
TH-cam- Brandon Joe Williams.
Dont work for AIB but have worked for other lenders, the majority of the time its the solicitors fault and they will blame the lender
Can you please describe what limitations and verifications cash buyers do have?
Lets say there are refugee foreigners who have some cash under the hood they brought to country somehow.
Can they just go and buy real estate in Ireland? What issues they will face?
Thanks.
If we are buying using affordable home scheme , is it estate agent or council we will be dealing with ? In the steps you have laid out
Educate yourself or be harvested-

Hi Terry currently selling our home is the closing date adhere to from your experience? We have a 3 week gap between contract signing and closing date(lian drawdown) just want to understand how feasible it is to achieve this ( for context we had all the paperwork ready before going sale agreed)
Your solicitor is the best person to advise you about this. He or she is aware of all the variables and moving parts, terms and conditions for both contracts, the position of the vendor, what is outstanding for loan drawdown etc.
Hi Terry, Would it be similar steps in buying a small amount of agriculture land for cash without a Bank loan? Thanks
Same steps, bit easier though 👍
Always great/informative information.
What is the standard legal fee ? Is it a set fee or % ?
Set fee with me, anyway. But value of house is a factor in setting the fee.
Hi Terry, allowing that all goes smoothly roughly how long does this process take?.
4 to 6 weeks, provided both sides are businesslike and professional
@@terrygorryTerry I must have bought 15 properties in the last 20 years and never got completed within at least 12 weeks, bar I bought from an auction
Thanks Terry! My husband and I might be hitting up your email in a fortnight. A very timely video! If we’re abroad, is it possible to do all the signings online?
Not if you’re borrowing
@@terrygorry we’d be cash buyers.
@@LisaHafey then we could sign contracts on your behalf, with your authority.
I feel like i will never be able to buy a home... Its all gone to @#£*
