    when should you get a gas safe certificate

    The landlord has to maintain gas boiler you said it’s not a legal requirement for a service so how do you maintain a boiler with doing a service

      To clarify, it’s a legal requirement to have an annual gas safety report on a rental property. This checks the appliance is working safely but doesn’t maintain the appliance in anyway. A boiler service will help maintain the boiler, it’s not legal requirement but is recommended every 12 months. Hope this helps :)

      @@flushman yes I agree safety check is legal requirement but also I think you will find a landlord has a legal requirement to carry out maintenance of gas boiler gas pipe flues etc of which can’t be done with out servicing and not a BG Flue analyser check

      You recieve a 12 months warranty from when the boiler was commissioned on installation-- but say the boiler has a 5 year guarantee and you've not had it serviced with the proof of paperwork before 12 months of that commission date you lose the extra 4 years guarantee !! -- some boiler manufacturers did give a slight lapse of this in the early covid months just like the car mot's -- but not anymore .......
