    Nice video and with all due respect I would like to clear something up. 30 years ago there were very accurate surveying instruments being used. I know I have been surveying for 46 years. 30 years ago we used a Wild T2 and electronic distance meters (highly accurate). The "compass" surveys you mentioned were 130 years ago. The instruments used 30 years ago would have nothing to do with a fence being 20 feet off (that's just poor practice). The instruments used 30 years ago were certainly just as accurate as the GPS unit shown here (being used under the trees). I know this as a fact as I have used both. GPS should only be used by skilled people (like the nice young man shown here) but the problem is a lot of people who shouldn't be using them are, and it can cause more problems than using optical instruments, like the ones we used 30 years ago and are still being used today. Yes, GPS is the way to go for very long distances but for most application the instruments we used 30 years ago would do just nicely. I do agree with you that if you do not have a recent survey then by all means get one. And remember one can be "precise" yet not accurate. Measuring with (GPS) is a science, but surveying is an "art". Thank you and God bless

      My first job surveying was 1971. Things were booming back then and i was promoted to instrument man very quickly using a Wild T 16. Anyway around 1996 gave up on surveying due to shitty help and tried other things. Ran into a buddy of mine who bought a Topcon ALP1A robotic instrument probably around 2000. He couldnt find anyone to run it so I tried it and after a month got it figured out. Since then have been doing one man surveying and love it. Trimble S6 is by far the best one out there.

    Good advice. That's great that you and your neighbour were able to get what you both wanted with a simple land swap. I've talked with many people in the past that could have avoided boundary problems if they had acquired a survey. Maureen

    I got my mom and dad's old home site ( 12 acres ) I sold the old home and 4 ac. ,but they didn,t want all 12 ac. The 8 ac. I had to get the 8ac. Surveyed and all the boundary line we're dead on. It cost $1,200 to get it done and 500 at the lawyer's office and that's in Mississippi. Just got it done .

    Having a survey and having it staked are separate. I have a paper survey but no one will come out to stake it. I now have 2 neighbors, one that set a trailer on my property keeping me from rotating my horse pasture another that keeps crossing over the creek and mowing my hay field destroying my horses winter food supply. So yeah, not having fences can cause problems

    If someone is using and maintaining property that is yours, it may be subject to "adverse possession". It is important to have a survey and to make sure you are using/claiming/fencing property that is yours so that you don't lose it!

    We bought a new construction home two years ago. It was the last homebuilt in a small rural subdivision. The land was surveyed the year prior when the builder bought it. The guy next door was an original owner and our land had been just a pasture and woods and creek next to him for 12 years until we bought. He sold 8 months after we bought. Our corners were marked when we bought the property (5 acres) and they appeared to match the survey we had and the aerial imagery online. The original neighbor next door cut his lawns just short of the property line reinforcing the survey and property corner stakes and google earth and GIS maps. We love the wooded creek along the property line because it gives us a privacy buffer and place to watch the wildlife. We were comfortable that is well within our property line by about 50 to 100 feet depending on terrain and where you measure. When the new neighbor purchased the adjacent home, their corners were marked as part of their sale as well and they appeared to be the same as when we bought and matched the survey and aerial imagery. I took pictures of their corner stakes (all of which are gone now except for one iron pipe sticking out of the ground). Since moving in the new neighbors have been walking back and forth in front of our home with their smartphones out, looking like they are trying to geolocate something - perhaps the property lines. They also had a couple of men out to look at our wooded creek that runs just inside our property line and they also looked at our property further inside the woods. And since those men came out (I assume they were surveyors or fence guys), the new adjacent family have been coming into our wooded creek bed by about 60 feet fairly frequently. I don't want to appear defensive or territorial with them but I also don't want to come home to a fence or my little section of woods chopped down as some people might think it messy with lots of vegetation. The boundary is about 500 feet long and consists of two separate survey lines that vary in azimuth by about 10 degrees at the intersection point (no stake was placed there when we bought). I don't really want to raise the issue with the neighbors because it may give them more info to use against me and they aren't very friendly. Should I just ask a surveyor to mark that property line since a survey was recently done? Will they place several stakes so I can visualize it for any trimming or just to enjoy my land without worrying about me trespassing on the neighbor's land? We don't really want a fence because it would block access to wildlife and add to our maintenance costs as well as require some clearing of the trees. I welcome any suggestions to clear this up for me anyway and how to make claim to the land and make it easy to identify the line without ceding property to them or having to clear trees etc.. .

    I've seen farmers in Tennessee push dirt in creeks to change property boundaries. My neighbor is losing his land because the property line runs down the middle of the creek.

      Get a survey, have the surveyor locate the middle of the creek and get a new legal description for the property written so that if they continue to move the boundary it can be recorded and stops at the new description. The neighbor will eventual lose acces to the creek and water rights.

    we had our land surveyed before purchase, turns out it was 10 acres and not 15 acres
    we got out property for $20,000 less , very worth it

      our land survery was around $1,000. however the survey was so old we had to have it done for financing. we paid it but a lot of the time the seller will cover cost.

    My great grandparents property was bordered by a creek/river on two sides...officially listed as the "center" of the bed...was the line.
    But since the new surveyors used detailed maps & GPS...over time the bed had moved and they ended up owning the entire creek/river.
    The neighbors were not very happy about it and got their own survey done...but it ended up being correct...so you just never know how things will work out.

      Yeah, people will hire a surveyor thinking they will get better results. But today, they are all using the same SATs and tech so the results will be the same.

      This is called accretion or reliction and is very real. It was easier a long time ago to say "my land goes to the river" however rivers change.

      shop around...prices can vary wildly. Everyone uses GPS today so the result will be very close to the same.

    Called a surveyor in my area the price he quoted me was cost prohibitive. Wanted 1/2 the purchase price of the land to survey it.

      There is a lot that goes into land surveying, Geography, Trigonometry, Land Law, Drafting, on top of the actual trade and skill of doing the survey in the field.

    My Dad was a Professional Surveyor, and he would have agreed. Those tools were accurate, but people were just lazy and faked the work.

    Land survey. Yep. Found a nice little place in Kentucky that apparently has a neighbors garage on the property. The seller decided to sell. Well, it will be a bit of work, but I'll still consider this property once the survey gets done (& then a fence will be on my to do list)..

    How do you search for an existing survey? Is it public record files with the county? Our land was surveyed when we purchased but we do not have a copy.

    Looking at land and it was surveyed 10 years ago. Found the steel bars. Matched the subdivision map. Everything looks good, but do you think I should get it done again?

    Our neighbor is pissed because the fence we put up is not parallel with HOS house. Never mind the property line. One of his sprinklers is in our yard according the the recent survey. One of our sprinklers is out on the easement. Idk what to do. We did it all right and he is still mad.

    even in "town", I would not purchase a home without a survey no less than 5 years old. There's a reason the mortgage companies/title insurance companies require property surveys. And if you're paying cash...it's just not worth the risk. We purchased an old house with the "close neighbor"...the title insurance company determined that the neighbor's house was originally part of my property...and in fact, no mortgage can be issued for that home because the county papers say that land "is never to be divided". The home is empty, going down badly, and I'm waiting to hand them a bit of cash...and then tear the 60+ year old trailer down.

    Great videos! Yah has recently put it on both my Wife's and my heart to head to the Ozarks to homestead. He called us a couple of years ago to live His Torah (instruction). When we made the steps to keep appointed times I would often think how much easier this life style would be if we left the S.F. Bay Area and moved to an affordable area to homestead. The strange thing is, we have no fellowship except on line with other natsarim, and I began to hear more and more natsarim speaking about same the narrative. I have a ton of research and planning to do and your channel is just what I needed thanks!

    YES! If you are friendly with your neighbor, you can swap land pieces in a handshake.
    Adverse possession will legally claim it years down the road.
    HOWEVER better to put it in writing though and then each can solidify a legal claim immediately and each neighbor can then file a new deed with their new land descriptions.

    I recently bought a VERY cheap residential lot in central Florida. Kinda strange coincidence on how i found the lot.. i had broken down late at night and decided to drive off to the side of the road and go to sleep. when i woke i was exploring some unpaved street and wooded lots with no houses . I looked it up and found that some were for sale for a very long time. I called the county and researched local zoning and building codes and made an offer i thought the seller would never accept and but he did. The idea i have is an offgrid lot with no permanent dwelling - secure, fenced and private with shallow water source and solar. Taxes are almost nothing, but to put a fence they told me a i needed a survey. They told me they have no building codes for fences and that almost any fence will be accepted. However... am looking at google earth images and see many of my neighbors have fences that were never permitted. You can't tell from street level , but they also have illegal dwellings and RVs and building containers on their lots. I asked the county about if there was any plan to pave the platted streets and they said there was not enough development to justify and that this part of town is un-maintainned and unmonitored (meaning no mail, no garbage, no 911 service). I'm not interested in City Power, but the local power company quoted me 8k to put a post on the lot. I know all this sound scary, but trust me when i tell you the price and taxes are STILL right and some of this is actually good news if the goal is to use it off grid . I plan to mark my corners using the counties GIS GPS coordinates and do some manual land clearing, site planning and build a simple hidden fence to keep people and predators out. I have no immediate neighbors and may never have any. I was there a few days and did not see a single car pass in front of the lot. Should i bother getting a survey and submitting a permit to fence it with temporary u-post and wire mesh? the way i figure this is only going to INCREASE MY VALUE AND PROPERTY TAXES right? . The county clearly does not care about this area as they don't service it and nobody is going to report me if they can't see beyond a bunch of trees i have in the front of the lot. The other question is given in Florida, what's the TYPICAL FINE and process if they see that i built a fence WITHOUT PERMITS? Again, it's a very simple metal T-post and wire mesh fence in the back of the property - at most about a $400 investment. I understand the risk of not having neighbors .. like theft and worse. Also I do see coyote tracks on the lot.

      @@OILME651 You need to locate land surveyors in your area. There will be different companies and they will have different prices. Look them up on google, yellow pages, etc. Once they have the results, they will give you a copy and file them with your county government.

    Right now we have a widow who is claiming 1/4 of our property is hers and has gone so far as to put up a fence to block us from getting access to our property. We have thought about going this route rather than taking the fence down first. The Bible says not to lay your hand upon a widow and so we don't even argue with her about it. But neither do we feel that it gives her the right to run roughshod over us either. Thanks for the video, showed it to my husband as a possible solution to the predicament that we find ourselves in.

      A survey is the only option you have, look up adverse possession while your at it.

      @@Anamericanhomestead Our biggest issue with this has been that she is a widow. If it had been anyone else we would have taken the property maps over there (we have hers and ours) and told her we are going to survey. We have already spoken to the Property office in our County Seat as well as the state office concerning this issue. That is when we found out that Tennessee has no "squatter rights". However, we are considering moving soon to be closer to our Messanic Congregation and really don't want to pass off this issue to the next residents of the home.

    Do surveyors take into account the continental shift? It seems weird that a fence from 30 years ago survey is off some and the fence from 100 years ago is 1.5 - 2 or more ft off.

    Not sure I approve of a single GPS shot within the trees, free-hand, no bipod, and then pounding an 18" rebar into the hole, and calling it good.
    That and the difference between boundary lines and property lines. ????
    There's so much to wonder about here

    In my experience whoever pays for the survey INCREASES their land. It is totally NOT worth the price of surveying and in a few years a new adjoining neighbor pays for a survey and the lines are changed again. As you know the fencing laws vary county to county in Missouri anyway. Horror stories galore in my area, thanks for the video!

      That is the way it used to be when surveyors used manual tools. If a surveyor took his time and got very precise, then the results were more accurate and the price went up. Today, everything is digital and all surveyors have the same equipment and tech. The results will be the same every time.
