The point here for me is that they are really trying to meet a "need," not just a "want." Yes, you can buy a pretty "big" tiny house from them and put it on a slightly more expensive lot if you have that money and opportunity. But, they are putting a HUGE amount of effort and heart into coming up with solutions for people who can't afford that scenario. I hear where Randy's motivation is coming from in his own past, and I not only respect it, I'm moved by it. To take something less than ideal that's happened to you and turn it into something positive that others in a similar situation can benefit from is just not something everyone is willing/able to do. I respect where he's coming from and I respect where he's heading.
My husband and I were relieved to hear the clarification about the co-signers. We will definitely be utilizing this financing option once it becomes available and our finances are in order. Thanks for the clarification that the 5 people are character references only and not co-signers too. That makes a big difference and should help a lot of people who need the financing. (The GPS also makes sense if it is legal to do so, you may need to put it in writing within the contract so it isn't considered invasion of privacy.)

I still think it is important to keep the tours of what's happening outside and showing wood stick homes. It keeps everyone's brains alert and focus on their dreams of a tiny house and for new ones tuning in, they find it more interesting than just watching talk from conference room. People need this info, and they only have so much time for filming/videos. There are plenty of past videos showcasing their model homes and custom homes, so I doubt newcomers are missing out on all of what ITH is all about. (But yes, the tours of the homes are great and certainly missed, but me, I need this info now.)
Its great your trying to help people. Just a suggestion maybe on these Incred-i-Box only stamp a serial number on the trailer, so you can add it to the contract and you can prove its the house on rhe contract in case its needed.

@@american_woman It's crazy. I bought a piece of land in Tennessee a couple years ago for under $20k and it's big enough for ten tiny homes. Someone is going to pay $10k or more for the privilege of moving onto a tiny square of rented property, where the price could double at any time? It's a triumph of hope over reality.
Just a couple quick things that would help you with marketing. Simply put a link to your website in the description of your videos and the about me section on TH-cam. People are accustomed nowadays to finding that info there. Make it easy for customers.

they are specific to incredibox at the moment, he was clear on that, so its likely not possible...however if the incredibox financing program were to be successful, that might make more models possible ,,,however...you need to factor in that part of the reason they are able to do the financing for the incrediboxes is because the homes can be produced so quick, with low labour costs...whereas the other models have to be fully paid 100% up front because the labour costs are much higher, and the profit margin is much slimmer. that being said, the woody line is going to be the first "stick built" model home for them...so...if ...they can produce the woody line with lower labour costs, and larger profit margin..they MIGHT be able to do the financing ...or ..MIGHT..be able to do one or two on financing ..especially if the home will be on site at one of their communities...so perhaps wait until the woody line is up and running, and becoming perfected..keep saving...and pray their financing endeavour goes well...and then perhaps messge them directly...you could message them at the office directly now..but the answer will likely be no ...at least for now...but do ask when the timing looks right ... keep the faith that things will work out for you. we wanted to get a 9x18 RJO, but the wood prices went through the roof, pricing us right out...but we kept the faith, and will be getting an 8x20 Incredibox...so hold tight ..something will work out for you ..and consider the 8x20 incredibox and when able, you can finish it out with wood inside and out ...a happy medium..best of luck to you in your tiny house journey
I was very interested in your tiny homes and communities untill I received many negative messages about a comment I made on the Air B&Bs that you mentioned about being a option for a purchase into a community. My comment about that was I didn't want to live next door to an BB if at all in the community. I have experienced living next-door to an BB and it was not good. I want to have neighbors that I can get to know and with BBs thats impossible. So that was my opinion on that. But the hateful replies that were made back to me were terrible. From the amount of people who spouted off about my comment I can only come to the conclusion that there is many people who are going to be doing the Air BB thing in your communities. I was going to pay cash up front for my property space and T home. I was just waiting to see if you could find a location thats more in my comfort zone. This is my concerns about moving into a community of BBs. Thank you and have a nice day.

dear bark eyes, thats so sad your comments got attacked. there are about 240 residents at the 850 industrial road ..so lots of neighbours to make friends with. at the 850 industrial road there are 7 or 8 rentals..so its not that many, but i understand your hesitations. in other tiny home communities, they place the rentals all in one area..which i think is more comfortable for long term residents. however with ITH they do not limit the use of rentals, especially as a lot holders life situation may change, so they may have to rent out their home, or they may be using their home as a rental until they retire. each lot holder has their own situation. Randy has been very encouraging of investors, rentals, and airbnb right from the beginning, you can go back to the earliest videos. some people have implied that he changed his tune due to money, but in actuality he encouraged all types of buyers and investors right from the beginning. but i totally understand your discomfort. perhaps you might want to ask him to group rentals into one area .
@@CapysGardenShop hi Piccoli, by 10 % do you mean that of all the lots only 10% would be rentals ...so out of 240 , there would be 24 ? if so, the communities are still well below that as there are at present only 7 or 8 rentals ...at 850 industrial road. I'm thinking that percentage might be somewhat consistent as time goes on. and you mentioned $ talks, but don't forget that rentals and investments have been a part of Randy's plans and investors have been welcomed right from the beginning. so far, the numbers are well within the amount you are wishing for, if I am understanding correctly ?

@@american_woman the tiny home communities you refer to are all 500/month and up up up.....the 10 k works out to an extra rent of 300/month for 33 months, on top of the base 200 rent...so comes in at 500/month, which is comparable and competitive to lot rental fees at other tiny home parks...then...after 33 months, it reverts to just 200 a month ...which is a total steal...the 10k is fully worth it ...comparable to other tiny home communities, and then cheaper, ongoing ...its a VERY GOOD DEAL ...the only catch is being able to have the 10k to pay up front, or to be able to finance up front personally. but after 33 months it works out cheaper than anywhere ...and you cant complain about 500/month for 33 months ..totally fair..just hard for some to pay up front

He's not showing a full explanation or I missed that in another video. 5,000 down and 500 monthly for 33 months is the 10,000 needed down then what pays for the tiny house. I guess if you sell so many houses you get a tiny home using the 5 to 5 other than that it's nothing everyone can jump onto. But it's 10,000 flat out for everyone else who can't 5to5 . Then you're waiting on your ITH approval on property and I heard him say a few years back that he offers no refunds of payment if you don't show up approved or back down or just plainly back out of the deal for any reasons 😮 😀 yeah so I'm not so sure if I would take that big of a giant risk. This money is like a prepayment of 300/month EXTRA RENT for 33 months, but up front. That is just for the lot, and it is in addition to the cost of rent paid at 200/month. This works out to 500/month for 33 months. That's only for the lot. The house is separate. Please rewatch the videos, and I will try to revisit this and explain further for you.

As there shouldn't be risk.. So if it's feeling risky, it might not be the right plan.. Do you have a place to park the home? Or would you need a lot in one of the communities?

Great clarification on the 5 on 5, co- co-signer issue. Love the idea of the count down on the website so customer/family knows where they are in the build. Once the connection kit is demonstrated and questions answered, the IBox will explode

I would like to know that too. I am needing an 8 x 20 with the bay window and all the off-grid options. I'm 62 today and need a totally self-contained home so I can move from 3 different RV parks in my area to be near my sisters or be able to live in my sister's driveway if need be. I don't want to have to plug into her utilities.
Question for the independent contractors Do we get that commission once somebody signs a contract and pays the $5,000 or $8,000 or do we have to wait until the entire Incrediboxes are paid off?

Thanks so much for clarifying the part with five references that they don’t have to be cosigners. I have 100% of the money to pay for one box and I’m saving toward the add a box. I’ve already put down the 10,000 for Abbeville. Unfortunately the 500 a month plus then the 200 a month on some on the property makes it affordable for me on a monthly basis of $700 a month. I am going to also have extra expenses because I’m not going to be able to do any of the more intricate DIY work. Such as putting up a wall. I know I’ll have extra expenses of having to pay for someone to do some things for me. I’m just hoping I can all work out. Thank you for all your doing for those that can afford that type of monthly payment. Once I moved to the property, I won’t be working any longer so I have to be living strictly on Social Security at that point. I’m looking forward to your cute and a next Wednesday and I hopefully will be home from work when that will be on. If not, I’ll just watch as soon as I can. ❤
there is no speculated timeline. property must 1st be purchased, and there must be enough people interested, and from there the timeline is radically fluid...so even if a speculated timeline were given , it is not anything you should plan your timing around...you need to wait until the community opens, and then plan your timing... for example, grove was supposed to be open December, by xmas. and mountain was supposed to be 2 years ...but when creating a development there are red tape hurdles, financing hurdles, weather etc...so its best not to request a timeline, as any timeline given will not be correct until the community is in the FINAL stages of completion...as even when almost complete there are hold ups with red tape and paperwork to get each community green lighted for occupancy ...so any timeline given will be wildly innacurate due to those great number of factors that influence timing. so please factor that in, even if they do provide a rough estimate. as with any development, it always takes more money and more time than estimated..thats a norm in the development industry.

With the 5 for 5 Financing Deal - Will I be able to place the ITH in one of your communities with the $200.00 a month Lease your charging? So, Once the house is placed on the lot I would pay $700.00 a month until the ITH is paid in full then I would continue with my lease amount of $200.00 a month
@@american_womanMGA is correct. 10k up front paid in full for a spot in a community , as it costs more than that to put the community together, and ITH is already bearing the burden of the development costs. 5k up front for the deposit on the house. 500$ due monthly immediately, even while waiting for the home. then once the first 3k of payments has been made, either up front, or over a 6 month period, then and only then can the house be lived in. so if the house were in your possession you would have the 500$ per month payment plus your rent of wherever you parked it (so if at ITH it would be 700$ once actually parked and living on site in one of their communities), and once your home was fully paid off, it would then be 200$/month
This video helped a lot because I was thinking, if I have decent credit, why do I need someone to Cosign for me? I'm basically going to save up the $5,000 if not a little more but if you implement this I will do it and I'm interested in the incredibox the 20-footer and the attabox to it I'm not sure if I want to do one or two out of boxes I'm thinking then I would have them side-by-side and then one on the end to make it the size I need because I want elongated kitchen and I want to put a stackable washer and dryer in there and I want a potential second bedroom for guests I'm also wondering if one could get this deal as well with a lot for example is it going to be in conjunction or could it what is that mountain property that you call something Creek
there is no timeline on any development. timelines depend on a lot of factors, so even if they give an rough estimate, please always assume it will not be ready by that time as there are a lot of factors that extend the timeline.
It's really important to understand that there really isn't anywhere even close to a ballpark estimate until a development is in its LAST stage... And be careful with quoting any mentioned timelines, as people actually innocently follow these dates quite blindly and plan their moves according to them... There's folks that literally showed up at ITH for the Grove, with no place to go, expecting that they were going to roll right in, and it caused hardship and tension on both sides... Better to not quote Randy's guesstimates... As there's so many factors that come into play... So many steps in each development, and so many unexpected delays whether it's red tape or weather, or waiting months on surveyers.. Etc.. ... Especially all the contours and pitches in the hollers behind the mountain where Buffalo Creek is going in... There's no way Buffalo Creek Will be ready that fast... They have to build roads, and cut lots, and the whole thing has to go through several steps of surveying, which hasn't even gotten underway (I might be wrong, does anyone remember? Did the first surveying round get done on Buffalo Creek?) anyways.. I think just first steps of beginning to rough cut roads... There's not possibly any reliable guess so far... Not until the last leg of any development... Suggesting anything else just sets folks up for disappointment.. Or sets ITH up for conflicts to arise... But they may be farther along there, as we haven't had any filming done over there in months...

Perhaps consider the 8x20 incredibox, and if you have the funds, a second 8x20 alongside, or a covered/screened/enclosed heated porch on one or both sides of your 8x20...all good budget ideas if you are worried about cost and size

Please don't take this down...to tell honest: if i had o come into my early inheritance, I'd love a Charleston model at least n I would still pay 500.00 to finish up a few months o so. That would help protect them more, but their goal is to sell more homes and they produce many more homes than they have lots for. (Plus anyone on that close of a budget may not be able to afford the extra $10K up front in order to get into a community for a lot.)
@@american_woman Not necessarily, there must be other places to park tiny homes, since many manufacturers sell them. On youtube there have been several videos of some nice tiny home communities, but they certainly aren't as plentiful as mobile home parks. (Some might also park them in their backyards for an additional dwelling for an in-law or rental if OK with the town they live in.)
@@american_woman they are looking at property in higher elevations in Arizona too.. Don't give up hope.. It will work out.. Maybe watch for land in areas you would like to see a community at.. Keep sending suggestions to the office.. Or try getting a group of folks together to buy land. I couldn't do it on my own.. But maybe a little group of folks can..
you can pay it however you like, as long as they get paid...however, i wouldnt advise going into this situation without the 5k saved up first ...if anything, i would suggest depositing the full 8k or 10k..up front, and then work out if you can realistically afford the 500 a month for the rest of the duration. as you would need to pay for PARKING as well...plus utilities, etc ...just budget carefully..good luck in your tiny home journey. best wishes to you.
Someone pays $5,000.00 deposit then $500/ month after that for 6 months this added to the deposit equals $8,000. Once the $8,000 has been given to ITH they begin building your home. Price of incredabox $20,000-$8,0000 leaves balance of $12,000. Paying $500/ month would get rid of the remaining balance of $12,000 so within 2.5 years you would have a totally paid for home. The land it is on might not be paid for but once your home is paid for that frees up even more money. Great deal for someone who wants it for a camp, a mother in law home or Air BnB, student housing, a She or He shed on their property, guest home etc.
You buy a lot on contract for deed,Commen on raw land. When you have $10,000 in equity on land, you get "construction loan" from bank,they make higher intrest on those. You submit bids to bank showing house will be worth more than the bids for work.

Yesterday he absolutely stated he needed 5 people to put in writing, that if you don’t pay that they will. That is co-signing. He didn’t clarify the situation…he changed it. And he had to. No one was going to be able to get even a single co-signer. But it is great that he CHANGED it to only requiring character references!
Randy and ITH are always honest and above-board. The great part is, if there is something that is incorrect or whatever, they will always make it clear what they are doing. He changed his mind and now requires 5 references. Did you listen? Because if you did we heard two different things!

I’ve been watching the videos closely and I too was concerned about the fact that it sounded more like a cosigner however, I also know that they are in the brainstorming part of all of this. So, I am watching everything and taking notes and I know from having watched them for the last few years that they will, before they roll anything out, they will be double and triple checking everything. I have also toured their Newport, TN property In September of 2022. The craftsmanship of their Tiny Homes is amazingly superior to others I have toured. I will only buy mine from ITH. As a Mom and a business person, I listen closely, make notes, compare, ask questions where I need to, wait for answer(s), making sure I understand completely. I believe that there is no good purpose in pointing out each and every misspoken idea. Some thing I remember, my aunt, Helen saying when I was young teenager when I would get upset at myself. If I made mistakes, she said, that is why every pencil has an eraser because we all make mistakes. We all need to make adjustments. I feel that we should all extend the gift of grace to others that we would like to be extended to us. All this being said is me being like that mama bear watching over someone she cares about. I have such a fondness for Incredible Tiny Homes, and the mission they have undertaken to help people achieve homeownership where they may have never been able to.

Thanks for the clarification that the 5 people are character references only and not co-signers too. That makes a big difference and should help a lot of people who need the financing. (The GPS also makes sense if it is legal to do so, you may need to put it in writing within the contract so it isn't considered invasion of privacy.)

I still think it is important to keep the tours of what's happening outside and showing wood stick homes. It keeps everyone's brains alert and focus on their dreams of a tiny house and for new ones tuning in, they find it more interesting than just watching talk from conference room.

Its great your trying to help people. Just a suggestion maybe on these Incred-i-Box only stamp a serial number on the trailer, so you can add it to the contract and you can prove its the house on rhe contract in case its needed.

It's crazy. I bought a piece of land in Tennessee a couple years ago for under $20k and it's big enough for ten tiny homes. Someone is going to pay $10k or more for the privilege of moving onto a tiny square of rented property, where the price could double at any time? It's a triumph of hope over reality.

they are specific to incredibox at the moment, he was clear on that, so its likely not possible...however if the incredibox financing program were to be successful, that might make more models possible ,,,however...you need to factor in that part of the reason they are able to do the financing for the incrediboxes is because the homes can be produced so quick, with low labour costs...whereas the other models have to be fully paid 100% up front because the labour costs are much higher, and the profit margin is much slimmer. that being said, the woody line is going to be the first "stick built" model home for them...so...if ...they can produce the woody line with lower labour costs, and larger profit margin..they MIGHT be able to do the financing ...or ..MIGHT..be able to do one or two on financing ..especially if the home will be on site at one of their communities...so perhaps wait until the woody line is up and running, and becoming perfected..keep saving...and pray their financing endeavour goes well...and then perhaps messge them directly...you could message them at the office directly now..but the answer will likely be no ...at least for now...but do ask when the timing looks right ... keep the faith that things will work out for you. we wanted to get a 9x18 RJO, but the wood prices went through the roof, pricing us right out...but we kept the faith, and will be getting an 8x20 Incredibox...so hold tight ..something will work out for you ..and consider the 8x20 incredibox and when able, you can finish it out with wood inside and out ...a happy medium..best of luck to you in your tiny house journey

I was very interested in your tiny homes and communities untill I received many negative messages about a comment I made on the
Air B&Bs that you mentioned about being a option for a purchase into a community. My comment about that was I didn't want to live next door to an BB if at all in the community. I have experienced living next-door to an BB and it was not good. I want to have neighbors that I can get to know and with BBs thats impossible. So that was my opinion on that. But the hateful replies that were made back to me were terrible. From the amount of people who spouted off about my comment I can only come to the conclusion that there is many people who are going to be doing the Air BB thing in your communities. I was going to pay cash up front for my property space and T home. I was just waiting to see if you could find a location thats more in my comfort zone. This is my concerns about moving into a community of BBs. Thank you and have a nice day.

dear bark eyes, thats so sad your comments got attacked. there are about 240 residents at the 850 industrial road ..so lots of neighbours to make friends with. at the 850 industrial road there are 7 or 8 rentals..so its not that many, but i understand your hesitations. in other tiny home communities, they place the rentals all in one area..which i think is more comfortable for long term residents. however with ITH they do not limit the use of rentals, especially as a lot holders life situation may change, so they may have to rent out their home, or they may be using their home as a rental until they retire. each lot holder has their own situation. Randy has been very encouraging of investors, rentals, and airbnb right from the beginning, you can go back to the earliest videos. some people have implied that he changed his tune due to money, but in actuality he encouraged all types of buyers and investors right from the beginning. but i totally understand your discomfort. perhaps you might want to ask him to group rentals into one area .
@@CapysGardenShop hi Piccoli, by 10 % do you mean that of all the lots only 10% would be rentals ...so out of 240 , there would be 24 ? if so, the communities are still well below that as there are at present only 7 or 8 rentals ...at 850 industrial road. I'm thinking that percentage might be somewhat consistent as time goes on. and you mentioned $ talks, but don't forget that rentals and investments have been a part of Randy's plans and investors have been welcomed right from the beginning. so far, the numbers are well within the amount you are wishing for, if I am understanding correctly ?

@@american_woman the tiny home communities you refer to are all 500/month and up up up.....the 10 k works out to an extra rent of 300/month for 33 months, on top of the base 200 rent...so comes in at 500/month, which is comparable and competitive to lot rental fees at other tiny home parks...then...after 33 months, it reverts to just 200 a month ...which is a total steal...the 10k is fully worth it ...comparable to other tiny home communities, and then cheaper, ongoing ...its a VERY GOOD DEAL ...the only catch is being able to have the 10k to pay up front, or to be able to finance up front personally. but after 33 months it works out cheaper than anywhere ...and you cant complain about 500/month for 33 months ..totally fair..just hard for some to pay up front

He's not showing a full explanation or I missed that in another video. 5,000 down and 500 monthly for 33 months is the 10,000 needed down then what pays for the tiny house. I guess if you sell so many houses you get a tiny home using the 5 to 5 other than that it's nothing everyone can jump onto. But it's 10,000 flat out for everyone else who can't 5to5 . Then you're waiting on your ITH approval on property and I heard him say a few years back that he offers no refunds of payment if you don't show up approved or back down or just plainly back out of the deal for any reasons 😮 😀 yeah so I'm not so sure if I would take that big of a giant risk. This money is like a prepayment of 300/month EXTRA RENT for 33 months, but up front. That is just for the lot, and it is in addition to the cost of rent paid at 200/month. This works out to 500/month for 33 months. That's only for the lot. The house is separate. Please rewatch the videos, and I will try to revisit this and explain further for you.

I'm 62 today and need a totally self-contained home so I can move from 3 different RV parks in my area to be near my sisters or be able to live in my sister's driveway if need be. I don't want to have to plug into her utilities.

I have 100% of the money to pay for one box and I’m saving toward the add a box. I’ve already put down the 10,000 for Abbeville. Unfortunately the 500 a month plus then the 200 a month on some on the property makes it affordable for me on a monthly basis of $700 a month.
I am going to also have extra expenses because I’m not going to be able to do any of the more intricate DIY work. Such as putting up a wall. I know I’ll have extra expenses of having to pay for someone to do some things for me. I’m just hoping I can all work out. Thank you for all your doing for those that can afford that type of monthly payment. Once I moved to the property, I won’t be working any longer so I have to be living strictly on Social Security at that point. I’m looking forward to your cute and a next Wednesday and I hopefully will be home from work when that will be on. If not, I’ll just watch as soon as I can. ❤

there is no speculated timeline. property must 1st be purchased, and there must be enough people interested, and from there the timeline is radically fluid...so even if a speculated timeline were given , it is not anything you should plan your timing around...you need to wait until the community opens, and then plan your timing... for example, grove was supposed to be open December, by xmas. and mountain was supposed to be 2 years ...but when creating a development there are red tape hurdles, financing hurdles, weather etc...so its best not to request a timeline, as any timeline given will not be correct until the community is in the FINAL stages of completion...as even when almost complete there are hold ups with red tape and paperwork to get each community green lighted for occupancy ...so any timeline given will be wildly innacurate due to those great number of factors that influence timing. so please factor that in, even if they do provide a rough estimate. as with any development, it always takes more money and more time than estimated..thats a norm in the development industry.

Can you talk about Deals on couple other sizes house. I think this is great. I think whatever the deal is, should be on the website, a 1 pager so a person can print it up to refer back to.
With the 5 for 5 Financing Deal - Will I be able to place the ITH in one of your communities with the $200.00 a month Lease your charging? So, Once the house is placed on the lot I would pay $700.00 a month until the ITH is paid in full then I would continue with my lease amount of $200.00 a month
@@american_womanMGA is correct. 10k up front paid in full for a spot in a community , as it costs more than that to put the community together, and ITH is already bearing the burden of the development costs. 5k up front for the deposit on the house. 500$ due monthly immediately, even while waiting for the home. then once the first 3k of payments has been made, either up front, or over a 6 month period, then and only then can the house be lived in. so if the house were in your possession you would have the 500$ per month payment plus your rent of wherever you parked it (so if at ITH it would be 700$ once actually parked and living on site in one of their communities), and once your home was fully paid off, it would then be 200$/month

I'm basically going to save up the $5,000 if not a little more but if you implement this I will do it and I'm interested in the incredibox the 20-footer and the attabox to it I'm not sure if I want to do one or two out of boxes I'm thinking then I would have them side-by-side and then one on the end to make it the size I need because I want elongated kitchen and I want to put a stackable washer and dryer in there and I want a potential second bedroom for guests I'm also wondering if one could get this deal as well with a lot for example is it going to be in conjunction or could it what is that mountain property that you call something Creek

there is no timeline on any development. timelines depend on a lot of factors, so even if they give an rough estimate, please always assume it will not be ready by that time as there are a lot of factors that extend the timeline.
ETA for Buffalo Creek is the end of 2023, dependent on the weather mainly.
It's really important to understand that there really isn't anywhere even close to a ballpark estimate until a development is in its LAST stage... And be careful with quoting any mentioned timelines, as people actually innocently follow these dates quite blindly and plan their moves according to them... There's folks that literally showed up at ITH for the Grove, with no place to go, expecting that they were going to roll right in, and it caused hardship and tension on both sides... Better to not quote Randy's guesstimates... As there's so many factors that come into play... So many steps in each development, and so many unexpected delays whether it's red tape or weather, or waiting months on surveyers.. Etc.. ... Especially all the contours and pitches in the hollers behind the mountain where Buffalo Creek is going in... There's no way Buffalo Creek Will be ready that fast... They have to build roads, and cut lots, and the whole thing has to go through several steps of surveying, which hasn't even gotten underway (I might be wrong, does anyone remember? Did the first surveying round get done on Buffalo Creek?) anyways.. I think just first steps of beginning to rough cut roads... There's not possibly any reliable guess so far... Not until the last leg of any development... Suggesting anything else just sets folks up for disappointment.. Or sets ITH up for conflicts to arise... But they may be farther along there, as we haven't had any filming done over there in months...

Perhaps consider the 8x20 incredibox, and if you have the funds, a second 8x20 alongside, or a covered/screened/enclosed heated porch on one or both sides of your 8x20...all good budget ideas if you are worried about cost and size

That would help protect them more, but their goal is to sell more homes and they produce many more homes than they have lots for. (Plus anyone on that close of a budget may not be able to afford the extra $10K up front in order to get into a community for a lot.)
@@american_woman Not necessarily, there must be other places to park tiny homes, since many manufacturers sell them. On youtube there have been several videos of some nice tiny home communities, but they certainly aren't as plentiful as mobile home parks. (Some might also park them in their backyards for an additional dwelling for an in-law or rental if OK with the town they live in.)

you can pay it however you like, as long as they get paid...however, i wouldnt advise going into this situation without the 5k saved up first ...if anything, i would suggest depositing the full 8k or 10k..up front, and then work out if you can realistically afford the 500 a month for the rest of the duration. as you would need to pay for PARKING as well...plus utilities, etc ...just budget carefully..good luck in your tiny home journey. best wishes to you.
Someone pays $5,000.00 deposit then $500/ month after that for 6 months this added to the deposit equals $8,000. Once the $8,000 has been given to ITH they begin building your home.
Price of incredabox
$20,000-$8,0000 leaves balance of $12,000. Paying $500/ month would get rid of the remaining balance of $12,000 so within 2.5 years you would have a totally paid for home. The land it is on might not be paid for but once your home is paid for that frees up even more money. Great deal for someone who wants it for a camp, a mother in law home or Air BnB, student housing, a She or He shed on their property, guest home etc.

You buy a lot on contract for deed,Commen on raw land. When you have $10,000 in equity on land, you get "construction loan" from bank,they make higher intrest on those. You submit bids to bank showing house will be worth more than the bids for work.

Y’all quit thanking him for clarifying the co-signer situation. Clarifying is making something you said that might have been misunderstood, clear. There was no misunderstanding. Yesterday he absolutely stated he needed 5 people to put in writing, that if you don’t pay that they will. That is co-signing. He didn’t clarify the situation…he changed it. And he had to. No one was going to be able to get even a single co-signer. But it is great that he CHANGED it to only requiring character references!
I did notice that he apologized for that in this video.
Randy and ITH are always honest and above-board. The great part is, if there is something that is incorrect or whatever, they will always make it clear what they are doing. They are brainstorming to help everyone be able to enjoy homeownership. Please extend them the grace of patience and listening. Thanks.
@@jacquiesallemi I listened to every word. Always have. I never accused ITH or Randy of being dishonest. As a matter of fact, if I were in the market for a tiny home, ITH would be my choice! I’ve been watching the videos closely and I too was concerned about the fact that it sounded more like a cosigner however, I also know that they are in the brainstorming part of all of this. So, I am watching everything and taking notes and I know from having watched them for the last few years that they will, before they roll anything out, they will be double and triple checking everything. I have also toured their Newport, TN property In September of 2022. The craftsmanship of their Tiny Homes is amazingly superior to others I have toured. I will only buy mine from ITH. As a Mom and a business person, I listen closely, make notes, compare, ask questions where I need to, wait for answer(s), making sure I understand completely. I believe that there is no good purpose in pointing out each and every misspoken idea. Some thing I remember, my aunt, Helen saying when I was young teenager when I would get upset at myself. If I made mistakes, she said, that is why every pencil has an eraser because we all make mistakes. We all need to make adjustments. I feel that we should all extend the gift of grace to others that we would like to be extended to us. All this being said is me being like that mama bear watching over someone she cares about. I have such a fondness for Incredible Tiny Homes, and the mission they have undertaken to help people achieve homeownership where they may have never been able to.

I did so because so many were thanking for the “clarification” Could I have said it better or said nothing at all? Absolutely. But I did want everyone who believed they misunderstood and were thankful for the clarification, to know that they heard correctly and he didn’t clarify but rather changed the requirements. It is a good change and I’m sure many will benefit from this. At least I hope so!

@@christinalively8292 all comments are speculation. however, there are folks on here that have followed this business for many years, and can make either informed or likely suggestions...and all comments are just that, sugggestions unless confirmed...speculative...any exact answer folks need ...must be obtained by directly emailing their office , through the sales team.
What it means is that you will be paying off the cost longer.
