I'm an Aussie expat working in KLCC from 2015 and stayed in Alila for a good 3 years before my repatriation. One thing I would say about Alila is the convenience, which is the absolute most importance to any tenants, you could take a train ride to KLCC, Midvalley, KL Sentral from the comfort of your unit which is sheltered all the way to all these locations, absolutely massive advantage over any other residential buildings I have seen across the entire LRT network. Saves you time/money on car as well as renting parking lots which is frankly quite expensive to the locals. Facility wise is above average, the gym is great, pool is huge though can be chilly as it is mostly covered but thats a big plus too as you can swim or dip at any weather (though I dont recommend doing this during Malaysia's infamous thunderstorm). Apart from Botanica, theres a pretty good French dining in the hotel as well as convenience to food delivery as its smack in the middle of Bangsar, KL and PJ. I definitely missed my stay there.

@@derrickong9069 nope, but theres plenty around the building. Or u can walk across the bridge to UOA or the shoplots next to UOA. Very convenient I would say.

Sean great detailed review! I’ve rented a place here 3 years ago and would like to share some additional +/- from personal experience (before covid)
    Cons:
1a. Airbnb friends: occasionally leave their cocktail of dinner+alcohol on the corridor/lift area
1b. usually like to share their music/conversations with u thru the walls or doors (poor sound insulation )
1c. May remove your belongings if left on foyer but may also return it to you - can “kamcheng” with security guard to get cctv (extremely tough)
    2. Designated Parking for visitors - parking rates are really expensive.. and very limited! If you park at the roadside be prepared for the “private operators” and dbkl
    3. Pest coming up thru the drainage abit too frequent
    Pros:
    1. security: they have cameras all along the corridor. Some developers only cover up to the lift waiting area.
    2. Building architecture is aesthetically pleasing to me
    3. Layout and balcony. As you’ve mentioned these are one of the best layouts with balcony developments for compact living spaces - really maximise the space so u don’t feel cramped
Thanks for the review - Brought back memories ! Stay safe

that tall ceiling height is the biggest benefit to this home. in fact, height is more important than width to feel spacious. this is the same trend happening in new condos being built in new york city.

@@iherngI just saw you channel and saw this review. I own a unit on 23rd. floor overlooking the LRT station. Looking back I rushed to buy it then. I paid too much. If I sell now I will be lucky to get $800K. I paid $928K cash then after 10% cash discount. I did AB&B managed my an agent for over a year and was getting $3,000 per month until COVID hit. 2020 no rental came in at all for the whole year. I was not totally hurting as I paid no mortgage but still other related service residence costs. Now I got an American renting merely $2300.00 a month for the next two years. Not a good return as the unit has two bed and two bath with 825SF living spaces. I really like to sell it but the price is too low. I like to talk to you when COVID is gone. I live in San Francisco, California and don't want to travel for now.

RM 463k for a monthly rental of RM 2300 leh... very high ROI. Only lately due to pandemic the rates are slightly affected. But generally that's how investors think=)
      Thanks for watching VL.

Been following your youtube videos for awhile now. Loved your property reviews and thoughts. However, it cringe me every time you leave your mask under your chin. Please stop doing that.

Noted on the concern Ivan. However, as I need to move as quickly as I can, that seems to be the easier resort. That's why I'll always try my best to look for a spot without anyone before taking down my mask.
Anyway, let me look for an alternative then.
      I really appreciate it=)
