    Located in between NPE, Federal highway and Old Klang Road, it's pretty obvious River Park is going to enjoy the convenience and connectivity. It's just so close to main commercial addresses such as Mid Valley Megamall, KL EcoCity, Bangsar South, KL Sentral and etc.
    However, the site was only accessible via local roads through several social housing projects but the developer is going to invest in the infrastructure and that greatly changed the prospect. Also, there will be the pylon dividing the project from their affordable housing project. Although the team has proven their execution ability through their Bukit Jalil masterplan project, I'm still having some doubts on the river edge condition when everything is completed.
    Besides those external conditions, everything within the project is somewhat predictable to be well built, well designed, well delivered just like their previous projects. The architectural massing, layout, facilities, accessibility, landscape are somewhat similar.
    The only argument I have would be on the address of Bangsar South as this site is seriously in between several main addresses.

    During rainy season or flooding, the river (“longkang”) actually rises significantly. Not sure if that has been taken into account.
    I’ve fished in the river before, the smell is unbearable sometimes. There are many fishing youtube channel that shows this exact river if you search for it.
    It actually rises until the grassy area if you look towards the river when driving around Midvalley

    My old playground near UM. Still a setinggan vibe around, mixed with CBD, a lot of newly erected condominium and apartments. Great location to work, still many affordable place to eat.

    The main entrance and exit road will be made new or still maintain the same road near the PPR block. because when it rains heavily the area will rise (flood). It will be crowded in the morning to go out to work. Every day .

    Agree with all the microelements stated that make it less attractive for own stay (It is so near to HTC, KTM, highways...). The price is reasonable considering the impact of the microelements. Nice façade, facilities, and spacious layout. For investment should be ok.

    Went to the showroom the 1180 sqft layout is great, kitchen/pantry is long snd spacious and i like the ceiling height. But location… sandwiched by a low cost flat and a rumahwip in the future. So a nope to me personally

    Are lifts so expensive to build? 1332/3 blocks/12 units... 37 storeys.. 4 lifts servicing 444 units... Crazy Peak Lift Commute Times Incoming... How can DBKL approved this project?

      The land is expensive hence the space for more lifts or anything else that the developers cannot sell are something they'll try to minimise.
      Think of it this way, the developers can make more lifts and sell less units but that cost will transfer to the buyers.
      So do you want more lifts or cheaper unit?

      @@maxayam8268 Lol.. You sound like you work for the developer.. I understand all those cost considerations... I am asking how can DBKL approve such a project with 4 lifts for 444 units.. Like no minimum lift to unit ratio... Imagine you live on Level 30... You pay more to stay on high floor but wait forever for the lift... You think that's livable? Sell me cheap also I don't want.. Lol... Unless Malton say the lifts are the same high speed lifts at KL Tower...

      Okay at least this property 1 block have 4 lifts, and one service lift.
      My apartment around 300 units and up to level 32, and only 3 lifts which 1 is fireman lift, 1 passenger lift and 1 service lift.
      During peak hours I can wait up to 30 minutes hehe.
      But I think it is just small inconveniences to pay to live next to city?
      Properties always sell like hotcakes even though you say no one will buy it.

    After watching this video, I try to navigate myself on google maps from Old Klang Road to the site project, wowww it is really confusing and little bit disturbing haha
    Imagine during rush hour and all car start moving out from "their" parking spot.

    I went to the pre-launch event and immediately turn me off after the site visit. have to pass through the gerai2 and small narrow road with alot motors, ktm, and alots of PPR, as well as the super near pylon just right in front of the condo.

      The roads leading to the project will be upgraded. Via NPE there will be new routes into the condo and via OKR the existing roads will be widened :)

    having a ktm station near your house isn't really a plus point since the ktm is unreliable .

    Thank you for reviewing nearby development to bangsar south, kl eco city & mid valley.
    As we can see from 3rd mile square and vivo complex, the commercial seems less attractive and lively. Is that translate to different target market than bangsar south / mid valley area?
    My view on the less footfall are:
    1. Local market that prefer “rakyat” feel ambiance
    2. Short driving distance to mall

    I work in mercu office and I share the similar view probably with some of the units just in an opposite direction... Honestly, the 'river' looks more like a big longkang to me, sometimes it's matcha, sometimes it's teh kawkaw in colour but definitely not a goood view to me. Hopefully it isn't smelly.

    Hi Sean! Amazing insights with your reviews. For future reviews, would it be possible to include prayer orientation for your muslim viewers? Typically we would pray in our bedrooms and depending on the orientation of the building relative to the prayer orientation, it seems that the second bedroom is a little tight to perform prayers. However if your preference is to not include any religious perspective in your reviews (as I dont believe you have done previously), then I completely understand :)

    The micro elements are huge turn off for me esp. so near to the river and ktm, highways. Doesn't really make sense to build a luxury condo in such a surrounding.

    For me, it is a huge risk next to the river. With uncertain climate change, there is high risk of floods

      I don't think flood is the problem. I'm just more worried about the cleanliness along with the smell because even if this developer can really dress up their stretch, what's upstream in the river is beyond their control.

      Actually for the issue of the river cleanliness the Klang River is actually part of the River of Life program. Phase 1 & 2 of the program which is from Masjid Jamek all the way to Midvalley it is already completed. If you drive along it near Bricksfield you will notice that there is significant improvement to the riverbanks and also park treatments which include jogging and cycling tracks beside the river. The stretch from Midvalley down to OKR is under Phase 3. Hope this helps answer any concerns arising from the Klang River facing RiverPark :)

    This project is basically in the middle of the famous crawl of NPE, Federal and Old kLang road🤣 and seems require to u turn very far la if u from the opposite side of the road. imagine the trip just to fetch ur kids or something😑 not to mention the narrow & confusing local road around the pprt.
