Los Angeles Real Estate Reality Check: What will $400,000 buy?

  • When we set out to find the homes our budget would buy, we knew we would get little to nothing for $200,000. But doubling that price limit to $400K we just assumed we were firmly in the SoCal housing market.
    Our eyes didn’t want to tell our wallets what we found. It’s not that you can’t find a house for nearly a half million dollars in Southern California; you can. But is it in a place where the commute to work is realistic? Is it in a somewhat safe neighborhood?
    Depending where you search, the answer is decidedly, maybe. www.foxla.com/news/local-news/...

    400k in TX will get you a huge house about 5,rooms 4 bathrooms, 3 or four living rooms. And a big backyard. And with money to spare you can buy yourself a Mercedes.

      +Jesse, ma boy, ma boy. What happened? Did you get scared by a mouse or get bitten by a duck during your formative years, back in 2016? Never mind, don't answer that. We get it, you don't like Disneyland.
      Still, I repeat, the OC is great. Lots of things to do, the Angels, Ducks, South Coast Plaza, beautiful women, unemployment lower than all of California except the Bay Area, UC Irvine and so on, what's not to love?
      A little bit of research revealed the following: the house shown in the clip was offered Oct.2015 for 425000 and sold a month later for 320000. Apparently, the buyer turned around and sold the house for 395000 six months later, which was during the time of this news item.
      A year later, in June 2017, it was put on the market and sold six WEEKS later for 555000. So the realtor showing the property was right on the money with her assessment.
      The internet shows two pictures of this house. The before picture shows the house the way it is shown in this clip. The after picture shows the house in 2017 after the remodel and it looks nice enough to justify the price tag.

      Nothing is great about it. It's where all the lizard people flock to because it's warm. Come to Minnesota. 400,000 will get you a beautiful home in a nice neighborhood with a huge backyard. Yes, it's cold here 6 months out of the year, but if you aren't a lizard you should be able to deal with that.

    • @jaxxonthehealer6607
      @jaxxonthehealer6607 7 ปีที่แล้ว +10

      Denise La truth is most millennials cannot afford housing here. My husband makes around $96k a year and we can't afford a house. We would never live in Boyle heights is ghetto there. But most people are moving far and commuting. These houses are mainly bring bought by rich investors that buy all cash and rent it out. Mostly Chinese and Russian investors i hear. And alot of ppl spend around 50% or more of their paycheck paying rent or mortgage. It's really miserable out here unless you bought your house 10 yrs ago then you are sitting on gold. And ppl don't want to build because pulling permits takes months and it's thousands of dollars. A 2bd 2 bath easily goes for $700k here in San Fernando Valley. I hate this god forsaken city unfortunately it's the only city hat had my line of work so i must be here. Sucks.

    It is true that if a city is expensive, then the wages will be higher. But at what cost? It is just a rat race. Wages will not be able to keep up with the cost of living. The best solution is to save a ton of money living in expensive city while sacrificing and trying to reduce expenses as much as possible. Then take your savings and pay all your debts and move to a small town with the remaining funds. Live a simple, minimalist, debt free life. Even though a job won't pay much there, it can at least cover the necessities and a little more for spending and enjoying.

    💰 There are lots of reasons that SoCal housing is spectacularly expensive, but one of the largest is local opposition to development- the politicians want the jobs, they want the people, they want more money from the additional tax base... but they want the actual housing to be located somewhere else. This does not compute.

    DENVER, COLORADO ISN'T FAR BEHIND. Here in Denver, real estate is red hot. I live in an older 1 bedroom, 1 bathroom condo with 731 SF. It's in a community called Cottonwood Villas. I bought it in 2005 for $60,400. Today, it's worth over $135,000....and rising.
    The condo under me, a garden level studio with no balcony or patio, and 100 SF snalker than mine went on the market last year on a Saturday, for $119,000, and sold the following Tuesday for $135,000 after 3 buyers had a bidding war. Now, 2 and 3 bedroom units in Cottonwood Villas are averaging $170,000 to $200,000. Another few years, mine will too. Google "Cottonwood Villas condos, Wrstminster". You'll see this area is nothing to brag about. But it is quiet, low crime, and safe for kids.

      notmyproblem boi it's high because of location. There aren't many cities where it's sunny 95% of the time with an endless amount of different beaches, a city that's always changing, the abundance of cultural diversity, etc. But it depends on the person and what you're looking for. It's pricey and overcrowded but for me I need the chaos, the suburbs are too quiet and picture perfect it gives me anxiety

      Marc A i get youre drift , im born and raised here in California, but about a year ago i moved to Denver, Colorado for school and in my part-time job as a storage truck driver i saw beautiful 3 story houses that were on sale for 300k to 400k in BEAUTIFUL neighborhoods parks in every corner , not to mention Denver's sunny all the time even during winter. Everything was cheap considering i was living in the city . California is a economic pit hole i rather have more money than a good view ill save that for when im older

    $400K for a rinky-dink 1100 square feet of that!?? Fuck that shit! Hell, here in Florida $400K will buy you a 3000+ square foot house in a nice neighborhood and give you 3/4 acre or more of property. Now I have a better understanding of why not only people but businesses are leaving California in droves. Oh well, that's liberalism for you!

    • @alexm5209
      @alexm5209 5 ปีที่แล้ว

      @Duke Of Prunes They have a much better public transport system (its superior to what we have here around NYC), so you wont have to worry about gas prices going up

    • @alexm5209
      @alexm5209 5 ปีที่แล้ว

      @Duke Of Prunes Do you also know that they have a cheaper and better healthcare system meanwhile medical expenses are the leading cause of bankruptcy in the US. To make matters worse, you cant even write off medical expenses from your taxes anymore (you used to be able to do that before the GOP decided to cut taxes on the rich at the end of 2017). Plus, pharmaceutical companies here get to charge whatever they want for a drug. For example, Bayer made a drug that is supposed to cure cancer, but it costs $64k year! Bayer's CEO was asked about why the price was so high, and he responded by saying it was for "rich westerners who could afford it". Also, Mylan has hiked the price of EpiPens 400% (those drugs are used to help someone who goes into severe anaphylactic shock as a result of an allergic reaction). Also, back in 2015, Martin Shkreli (Turing Pharmaceuticals CEO) decided to hike the price of Dariprim (used to treat HIV) from $13.50 to $750 A PIECE😱😱 As a result, many Americans have been driving up to Canada to get prescription drugs, where they cost a lot less as their government actually has a spine to impose price caps on these drugs so companies cant charge what they want. What can be done in the short term is to pass a law that allows drugs to get imported from Canada. Btw, back in 2017, Bernie Sanders introduced a bill in the Senate to do just that, but it was defeated by the Republicans and 13 Democrats (including Cory Booker, who has taken hundreds of thousands of dollars in campagin contributions from big pharma companies). Ulitmantely, the way to fix this problem is to go to a universial healthcare system like that of the Netherlands, studies have shown that such systems are actually CHEAPER than our current system (even a mercatus center study came to that conclusion, and that's a right wing think tank backed by the koch bros). You will save money as you no longer have to pay a private insurance company that may or may not cover you when you need medical care (insurance companies do refuse to pay out on claims quite often now). Trust me, this will help you, not hurt you. People need to look out for their fellow human beings, just because someone is rich, they are not superior to someone who is poor. If people cared about other humans, we wouldnt have an affordable hosuing crisis. Since these real estate developers dont want build affordable housing, we have to have the government build PUBLIC HOUSING FOR THE MIDDLE CLASS AND POOR. Plus, we need to impose rent control, hell, even RENT CAPS, to ensure that landlords cant price gouge their tenants.

    • @alexm5209
      @alexm5209 5 ปีที่แล้ว

      @Duke Of Prunes If I was biased about everything American, I would have left a long time ago. I'm just saying that there are things that need to be fixed, that's all

    This is a very interesting story to tell, I have been a tenant for a very long time because I was working as a foreman for a construction company in New Jersey, My wife was a high school teacher and we have a son, we were happy as a family but not very happy because we need a place to call our home, actually, I will say a very nice house we can buy with a well furnished parlor and a lovely Fair sized house built of red Lyons Sandstone with the most god-awful-looking picket fence I’d ever seen. Well, it was not possible to achieve at first because our income was not high enough to purchase such luxury, I worked 9 to 5pm and also do the extra job to earn money to enable my family to have a comfortable life, it was not as easy as it seems, you should understand what I mean if you are struggling to have a home as a well affordable house it can be a Flat, Single-family (detached, Condominium, Apartment, Co-op, Town home, Bungalow, Ranch-Style, Cottage, Cabin, Chalet, Tiny home, Mansion, Contemporary Mansion, etc. I have to say nothing is impossible if you take the right decision and consult the right company or organization that will give you a lifetime opportunity to become a landlord of your dream home without no loan or unfavorable contract that will be a burden which comes with a mortgage high enough to rip your brain apart, well there is good news for everyone Low-income earners or high earners, Non-citizen or legitimate Citizen can benefit no one is exempted from these wonderful benefits, I was so skeptical about sharing this news because I just don't know if it was proper to do so, but my conscience keeps hunting me if I do not share this good news to those who urgently need to be a landlord owning a property and be free from paying rent. well my friend told me about this construction company (www.woodpipex.com) they made my life meaningful I just contacted them via their official website, chat room, or there company direct MAIL (sales@woodpipex.com) that decision I took changed my life
    forever.

      Yeah. I lived there while at SkunkWorks then at NASA in Florida , now at American Airlines M&E in Tulsa even took a cut in pay to work there for the free lifetime global flight benefits. Also lived in Kaneohe Hawaii for two years house sitting. So I know how expensive places can be and common sense kicked in.
      No regrets.
      Go watch the video again,and the other related videos such as this about California.....especially the slums,homelessness,high expenses,traffic,bad streets, among other things. Good if you can deal with it all.
      Like I said you are giving complements. I can see the result of my decisions now and I'm just too relieved and thankful I decide not to live there.
      I have uncles there but they moved to California when everything was nice and affordable over 30 years ago.
      Not many can say they paid off a 30 year mortgage in 10 years in an upper middle class area or have an entire household expense including car /home insurance and personal property tax of under $1500 a month on $160k/yr. like I can. Not many can say that in S. California. Not any more.
      I'm fine. Financially independent,homes paid off,debt free,retiring early,etc..
      Notice I'm not frustrated and speaking profanities like you.
      If you like it there that's great.
      I'm located where I can hop to DFW and connect anywhere in the world first and business class with ease.
      I like Tulsa,Marco Island,Rome,and Lugano Switzerland so I have a places there. Result of living in cheaper nice place while making $160k a year. Life is too short.
      Been off work since beginning of October until January with and without pay.
      This is the lifestyle I prefer.
      And retiring before I'm 48.
      I actually thought those were Christmas lights on the news yesterday in California until I realized it was big fires.
      Happy holidays from Rarotonga,Cook Islands.

    Newly working as an engineer and ready to start saving for a home. I have always wanted a place to call mine but, this market at those prices for those houses make me want to vomit. The choices: a) live with mom for a few more years to save up and leave the state b) become a renter for 5 years and try to save while paying $2.4k - $3.1k/month on rent. Run me over repeatedly with an F150 if this is what my future in CA is like..

    iT IS SO NOT WORTH IT; WHAT A RIP OFF. CALIFORNIA HAS ONE OF THE WORST HOUSES QUALITY OFFERS FOR RESIDENTS, COMPARED TO OTHER MIDWESTERN OR SOUTHERN CITIES.

    We left crappy California 1.5 years ago. We moved to Texas and in 9 months we had a new home. 250k 4 rm 3 bth. Everyone here is complaining that houses are too expensive now. Yet this video is from California and crappy hikes were 400k.

    My house in Georgia is around the same price. But its 6,000 square feet, with a basement, modern stuff. A huge 2 acre plot, 7 bedrooms, 6 baths, a theater and more. We got it for a steal though. Still that house is around the size of my living room

    Ok. I am moving to LA TOMORROW and I am by no means wealthy. I currently make 14 bucks an hour at a temp job in SANTA MONICA, and just to park in front of my office is 200 dollars a month! I think I do get reimbursed but seriously?? 200 a month just to PARK? I have no choice but to move there because my son and his father live there (in the ghetto) and I'm tired of driving 2 hours all the time. And when I say ghetto, it's a tiny 2 bedroom 1 bathroom house on a lot with another house and one skinny driveway that everyone has to share and I think they pay a miraculous 950 dollers a month because they've lived in it for 12 years. Everything, even in the ghetto, is at least 1500 a month. (That's for a STUDIO APARTMENT) I'm dreading the entire thing really....aaaaa.

    It's heartbreaking you have hard working families living in motels or hotels because of the RIDICULOUS prices. There's a documentary on the children of California....Homeless, the motel kids of Orange county.

    In Colorado you can get a huge house in a super expensive neighborhood for $400,000. In Georgia you could basically buy a mansion with that kind of money.
