Wade will walk you through how his Pre-Construction Services work and why he feels this is the golden ticket to a successful project. He strongly believes that builder involvement is critical when design, scope and budget decisions are being made. During this Pre-Construction stage, Wade engages his clients with a Services Agreement that includes a small retainer to cover the cost of estimating to provide detailed budget guidance for his clients.
In the Schematic Design Phase you typically get a DD Set (Design Development Set) or Design Set. This is includes the rough scope of work, usually one or two pages. Based on your experience you can give a per SF price, or a detailed conceptual estimate based on a lot of assumptions. This helps the client navigate the amount of scope or the quality of materials best fits their budget.
I’m replying to the above because I think I agree, but different terminology; Pricing and design development sets should include qualifications/clarifications(inclusions and exclusions) with the proposal, which help fill the gap of missing information . Either way, it is time consuming, and although my bosses hate this terminology, we sometimes call it’s free-con services instead of pre-construction services.
Basically a Memorandum of understanding:
A memorandum of understanding is a type of agreement between two or more parties. It expresses a convergence of will between the parties, indicating an intended common line of action
Love the metaphor of the budget and scope in a funnel.
I used a more violent metaphor by describing the scope and budget in the ring duking it out haha

It sounds like your business model primarily introduces you to a client that has an architect? You mentioned a pricing set that is given to you. How would you recommend a remodeling/addition contractor implement this that only occasionally sees an architect involved because the contractor gets lots of referrals at the beginning stages, has in-house drafting, and architectural knowledge that doesn't usually involve bringing in an architect?
