But 99% of you will just gloss over how it failed, because its too nerdy and boring. 1% of you may look deeper and find out why EXACTLY rising rates caused it to fail - and 0.1% of you will understand why it failed and how it failed. The 0.1% of you are the ones that will succeed. You've got to understand the how and why's of finance. We can all learn about finance and investing from channels similar to this.

Agree with you that BTL and in particular BTR certainly works for the large corps that you highlighted……. Doesn’t mean that the margins are there for the smaller LL….. and most def not for the hobbyist and side hustler…

I think his general point is that high levels of investment from ppl/companies who seek to indefinitely hold properties causes increased property prices and reduces supply. Often these investors have never even seen the property let alone the families who live there. This makes it more difficult for families to actually get on the market due to an inflated market not to mention the increased rent that interest rate landlords pass on so they can afford these risky/over leveraged investments. But ultimately over leveraged ppl will default on their investments and the free market will naturally flush out these ppl, increasing selling pressure and reducing prices to more affordable levels for some families. It's a don't hate the player hate the game situation..
