      Sir paano po kapag agent po ang nglakad ng ng papers ng bahay tapos hiningian kme ng 75k saknila 75k sa pagibig sabi wala nadaw babayaran sa pagibig pero almosst 90k + pa binayaran nmen may habol pa po ba kme sa bngay nmin sa knila na 75k

    Thank u po Atty sa mga Info na naishare nio dto... sana po magkaron din ng video about sa pagbili ng property by 3rd party like for example nabili ni seller sa developer ang Lote pero hind pa napatitulohan.then ibinebenta na ulet ng nakabili kay developer mejo parang complicated.pero may deed of absolute sale na si seller with the dveloper.

    I learned a lot from your video, gusto ko lang pong iconfirm kung paano po iregister ang pag assume ko ng mortgage sa RD. May nakita po ako sa website nila na iba't ibang forms at dalawa sa mga ito ay ang "User Manual for Registered Land - Special Power of Attorney" at "Registered Land - Real Estate Mortgage" alin po ang pwede kong gamitin sa dalawa? Ako po ang mag sasalo ng mortgage from a first owner at under pag ibig ang loan. Thank you in advance

    Salamat po sa na paka husay na pagpapaunawa Atty. Meron po akong tanong. Sa pagprocess po ng mga docs for BIR(E-CAR) & ROD(transfer of title) aftr na po na transfer ni buyer ang title Pag-IBIG to seller. Yun po ba Deed of Sale with Assumption of Mortgage between seller and buyer will serve as Deed of Sale that should be submitted to BIR & ROD pra e transfer yung title from seller to buyer?     Hello atty, meron din po ba kayong blog about naman sa resale property from deca.
    In house financing then want ng new buyer na irefinancing thru pag ibig?
    Problem po kasi ung contract to sell and ung binigay na price na binili due to resale is magkaiba na kasi.

      Sa pagkakaalam ko dhil name pa din ni owner yung bahay kahit pinasalo niya eh nd pa din siya pwede makapagloan ng panibagong bahay. Unless itong si sumalo ay pinalipat na sa name nila at nacancel na ang account ni owner. Pero mahirap pa din.

    yan po ang problema ko atty.pinasalo sakin ng kapatid ko ung loan nya sa bank na real property ngayon sabi nya sakin hindi daw nya ako sisingilin ang ipmportante hindi mahila ng bangko ung property now po matatapos ko na ung pagbabayad ngayon dapat daw magbayad ako pero umayaw po ako at pinababayaran ko lahat ng nagastos ko pero ayaw nila.sa ngayon po nagpadala na ako sa kanila ng spa at dos na pinagawa ko sa atty.para po kc hindi nya inaasikaso ang pagnotarized magkaiba po kami ng bansa ano po ba dapat ko gawin kc wala ako pangalan sa bank kung saan naka loan ung property.ano po kaya dapat ko gawin sa pagsingil sa kanila.salamat po sana masagot nyo ako.

    Atty pwedi.mag tanong pwedi ba kami ba kasohan ni buyer Pag hindi namin binigay yong TCT ng owner option2 lang kasi kami ma'am month of Jan 2023 Pina assume ni owner ng property Niya sa halagng 150k dahil nagkasakit siya month of May 31 2023 namatay si owner dahil sa sakit nya.. tapos yong MRI ay aprove na dahil fullypaid na ni insurance papa at mama ni owner ang NASA TCT kasi sila yong benifesciary .. ngayon gostong kunin ni buyer young TCT kasi Pina assume daw yong sa kanya.may mga ducements daw at spa siya hawak. Kakasuhan daw kami may bisa ba yong ikakaso Ni buyer samin atty ?

    Atty ask ko lng pinasalo kopo house ko last 2022..option 2 pinili namin KC gusto na agad matirhan ng buyer..then kami nmn umuwi na ng province...sinamahan ko rin sya sa pag ibig Nung ngbayad sya ng 50k..then the remaining 50k Sabi nya I fully paid nya after 2 mo's...after po nun Wala na kmi communication pero both of us me copy nmn ng lhat ng docs na binanggit nu with notarized po..Ang tanung kopo..khit po ba Wala na appearance ko..pwede napo kayang sya na lng mgrequest ng title at mgpa transfer under her name?

    Salamat Atty! Eto yung hinahap ko na content. Question lang po, pag nag repurchase of property po ba or tranfer of loan, di na po ba ni rerecompute ng pag ibig yung outstanding balance? Baka kasi lalaki na yung value ng bahay(e.g. 10 yrs. na binabayaran yung bahay. Pero may remaining 15 years pa na loan)

    Hello po attorney. Question lang po. Halimbawa po internal agreement ung maging transaction. And natapos na po yung loan sa pag ibig. Sabi po kasi ni pag ibig need pa din nung original owner na pumunta sa pag ibig para sya makapag claim nung title ng property. Hindi po ba ma hohonor yung SPA pag ganun? Kasi need pa din daw mag present nung original owner ng 2 valid ID's halimbawang mag claim na ng title.

    May pinapasalo po sa akin na property na 11months pa lang and update naman ang payment. I wish to settle with Option1 para malipat na agad sa name ko ang loan and I thik may enough requirements naman po ako.
    1. Pwede ko na ba lakarin agad sa PAGIBIG yung repurchasing? (I saw some vlogs na dapat daw naka 3 years muna yung outstanding loan.)
    2. Ano ano po kayang costs I have to pay kapag I opt for the repurchasing? Bukod sa mas mas hassle, sobrang mahal po ba?

    Ako po ang first owner or borrower kay pagibig makakakuha ba ko ng copy ng AFFIDAVIT AND MEMORANDUM OF AGREEMENT FOR PURCHASE AND SALE pagpumunta ako sa office ni pagibig?

    Atty. Question po. Nag huhulog po kasi kami sa pasalo and yung seller is namatay na, na process na po ni beneficiary yung documents and cut na po ang payment sa pag ibig. Question po, nirerequire po kami ni beneficiary na ituloy ang pag ibig payment sakanya. What should we do po? Diba dapat cut na din po yun? Thank you.

    Pwede po ba ang Option 1 if bagong approved lang ng Pag ibig ang housing loan at nakapangalan pa sa developer ang title kasi ifvunder developer, matagal pa matransfer yung title sa first buyer?

    Just a question po on pasalo via internal arrangement, since nakapangalan pa po kay 1st buyer yung property, what if the original buyer died, and yung property po is protected by MRI - ano po usually ang arrnagement on that and sino ang my rights over the property?

    Question ko lang Po Atty. Paano Po kung kung namatay na si owner nkapangalan pa sa kanya Ang pasalong Bahay..Ano Po ang habol ni buyer....tapos nag stop Ng magbayad si buyer sa pag ibig...simula Ng namatay na si owner 7 months ago...Ano Po ang dapat Gawin ni buyer? Or pwd Po bang repurchase ulit ni seller(hiers) Ang Bahay? Salamat po atty. God Bless

    Attorney , question po: para pambayad ni buyer sa assume asking price ni seller, pwede po ba magbankloan si buyer using the property as collateral? Please note at this time hindi pa transferred to buyer ang property. Salamat po sa advice.

    Atty. Pwede ba Yung gusto ng seller na bayaran Ang arrears tapos kami na magtuloy ng monthly amortization, tapos gagawa ng kasulatan sa Bgy na wala na syanga karapatan, para daw maalis na sa pangalan nya Ang mortgage at makapagloan siya uli sa pagibig.

    Yung waiver of rights po itong form po sa attorney na pp ba nakukuha? Pati yung Deed of Sale Assumption of Mortgage?
