      Hi Atty, tanong ko lang po bka pwde nyo ko mtulungan. What if po bibili ng pasalo house n nka pag ibig financing then planning to buy the house in cash. Bale aalisin ko n po sya s pag ibig. Pano po process nun sir.

      Sir paano po kapag agent po ang nglakad ng ng papers ng bahay tapos hiningian kme ng 75k saknila 75k sa pagibig sabi wala nadaw babayaran sa pagibig pero almosst 90k + pa binayaran nmen may habol pa po ba kme sa bngay nmin sa knila na 75k

    Atty question lang po, paano kung hindi na mahagilap si seller, namatay or nag ibang bansa, pwede bang magpagawa ng waiver muna , bago ito mangyari? Paano kung biglang mawala si seller na hindi pa fully paid ang property, ano pong protection dito?

    Nakakuha po kami ng pasalo then now we are now request for transferring of Name Owner and the unit is under pag ibig loan.
    Ngayon po sabi irere assess daw ulit ng pag ibig ang bahay / area.
    Napaayos na po namin ang bahay.
    Totoo po ba tataas ang loan pag ibig ng bahay ng dahil sa napaayos na namin ang bahay? Salamat po

    Salamat po sa na paka husay na pagpapaunawa Atty. Meron po akong tanong. Sa pagprocess po ng mga docs for BIR(E-CAR) & ROD(transfer of title) aftr na po na transfer ni buyer ang title Pag-IBIG to seller. Yun po ba Deed of Sale with Assumption of Mortgage between seller and buyer will serve as Deed of Sale that should be submitted to BIR & ROD pra e transfer yung title from seller to buyer?     I learned a lot from your video, gusto ko lang pong iconfirm kung paano po iregister ang pag assume ko ng mortgage sa RD. May nakita po ako sa website nila na iba't ibang forms at dalawa sa mga ito ay ang "User Manual for Registered Land - Special Power of Attorney" at "Registered Land - Real Estate Mortgage" alin po ang pwede kong gamitin sa dalawa? Ako po ang mag sasalo ng mortgage from a first owner at under pag ibig ang loan. Thank you in advance

    Thank u po Atty sa mga Info na naishare nio dto... sana po magkaron din ng video about sa pagbili ng property by 3rd party like for example nabili ni seller sa developer ang Lote pero hind pa napatitulohan.then ibinebenta na ulet ng nakabili kay developer mejo parang complicated.pero may deed of absolute sale na si seller with the dveloper.

    Atty. panu po yun. kasi po may nakuha po kami na property sa pag ibig thru acquired asset. ngayon gusto po namin ipasalo. ang sabi po sa pag ibig hindi daw po pwde, dahil galing sa acquired assets?

      Sa pagkakaalam ko dhil name pa din ni owner yung bahay kahit pinasalo niya eh nd pa din siya pwede makapagloan ng panibagong bahay. Unless itong si sumalo ay pinalipat na sa name nila at nacancel na ang account ni owner. Pero mahirap pa din.

    Nanalo po ako sa bidding ni pag-ibig and then ung bahay po ay may utang na 8000 na monthly dues dahil hindi binabayaran ng first owner...
    Sinisingil po ako ng HOA... Dapat ko po ba tlga bayaran un? Kargo ko po ba un?

    hello po atty.my katanungan lng po ako n sana masagot nyo po..my bhay po kc kmi nakuha sa pag-ibig.nakaName po ung bhay sa aming dlwa mag-asawa..ang problema po kc ung asawa ko hndi na nagppkita sakin nag mahigit 2 years na kya dina nbbyaran ang bahay namin.. gusto ko po ituloy sna ang bhay or ipasalo nlng..pde po b ako or my krapatan po b ako nlng mag asikaso ang bhay pra maipa assume ito sa ibang tao???wala napo kc pakialam ang asawa ko sa bhay..

    Hello atty, meron din po ba kayong blog about naman sa resale property from deca.
    In house financing then want ng new buyer na irefinancing thru pag ibig?
    Problem po kasi ung contract to sell and ung binigay na price na binili due to resale is magkaiba na kasi.

    May nakita po ako na pasalong house and lot. Bali po 1.3M cash out with 800K PAGIBIG balance. 1st time ko lang po mag-apply ng housing loan. Kung ipapasok ko sya sa PAGIBIG, papautangin po ba nila ako ng pang cash out kay seller na 1.3M then iassume ko yung balance? Or need ko po bayaran si seller ng sarili kong pera then iassume ko yung balance?

      @@joseemmanuelnavarro7210 sir base on my experience yes po mas less hassle po tlga ang option 1. Kasi after full payment of housing loan and for release na ng Title sa inyo na po nka name. While option 2 po is hassle kasi po ikaw pa mismo mag process ng pagpapatransfer ng ownership, paying CGT, transfer tax, magpapa cancel pa po ng mortgage sa Registry of Deeds.

    Salamat Atty! Eto yung hinahap ko na content. Question lang po, pag nag repurchase of property po ba or tranfer of loan, di na po ba ni rerecompute ng pag ibig yung outstanding balance? Baka kasi lalaki na yung value ng bahay(e.g. 10 yrs. na binabayaran yung bahay. Pero may remaining 15 years pa na loan)

    Very informative po ATTY. salamat po, anyway ask ko lang po about sa internal arrangement, how about po si buyer na fully paid napo ang bahay after 25 years then hindi napo nagpakita si seller or hindi na macontact. Mapapapunta parin po ba sa buyer ang title ng bahay kahit wala napo ang presence ni seller?
