      Miami Shores is a pretty special place because is fairly close to downtown, the bay, the beach, and other South Florida amenities, yet it's a fairly quiet community. It's an early/mid 20th Century/post war community that was platted before land efficiency became a huge issue in Miami. You notice that the lots are generally greener/larger when looking at Miami Shores on Google Maps Satellite view.

    I totally love this house and with a little work it could be fantastic. Looks like it has Dade County Pine ceilings in some of the rooms too. That stuff is amazing. Our attic in our house we sold two years ago in downtown Lake Worth was all Dade County Pine and the inspector couldn't believe it, it looked brand-new after almost 95 years. Termites hate Dade County Pine! LOL. Some people think Florida is boring with the architecture trees excetera, I totally love both, even after over 30 years here. It's expensive to buy a home here in downtown Delray now too. Our home we sold 20 years ago, we bought for 96, 000, we sold it three years later for 275,000, and right now it's going for 615,000. I wish we had kept it! LOL. But we're very happy where we are and we have a $500 a month mortgage now. Great as always Michael.

      I think you're right on the dade county pine. In fact, the owner was telling me that one of trees in the yard could be one, and its thought to be extinct. It is crazy how fast RE can appreciate in some areas. But I would be happy with a $500/mo mortgage too, nice job on that Frank👌

    So there you go. You can start doing property tours as your new gig. Provide info on the community, area, commute, etc... Referral fees are nice. Having first hand knowledge of an area is great to a buyer that’s from up North. You could do a whole separate channel just giving home tours and then provide video of what’s nearby. It’s a better in depth perspective than just coming from a listing agent.

      That could be a possibility. It is something I have been doing for a long time, and would be totally natural for me to do a lot more of these tours. My biggest problem is quite the opposite of most people on youtube. I have SO MANY ideas, and don't know what to do with them lol. Sometimes I feel like just throwing up whatever video I feel like on this channel but that could be a turn off for some people but at the same time the idea of making 10 different channels for all my ideas doesn't sound too appealing either

      @@MichaelBordenaro i believe its nice to keep it this way at it is, mostly real estate and from time to time a little bit of this and that works perfectly , most content of your videos are some how related to real estate even those about your private life like introducing lizi or your morning routine....

    I think these videos should be good for what you do. Gives a feeling of what it would be like to live there for prospective buyers and a realistic understanding of what they’re getting but your video comes off way better than even expensive sports car sales videos I’ve seen on TH-cam so keep up the good work, I’m still trying to find my way since I got laid off after Coronavirus hit

      I definitely plan on doing more of these house tours. People really seem to like them and its fun for me to make them, so definitely more to come. You'll figure things out eventually. That's what I am doing right now here on youtube, just figuring things out. I haven't lost my position in real estate, but looking for a change. You'll find your way

    Loved the landscaping and it is pretty roomy. I am not wild about only a 1-car garage, but seems to be a pretty good value for a nice area of Miami. The house I lived in on Mercer Island, WA is about the same size, but did have a 2-car garage, and it sold in June 2020 for $1.4 million! Seattle is nice, but little sun, so this would be very attractive to anyone from the West Coast.

      @@MichaelBordenaro I loved the hardwood floors, and even the gold/tan color of the walls was pleasing! The kitchen is what needed the most work, but just about all older houses have that on the To Do list.

    I like the house it's nice and it's in a nice neighborhood it cost 579,900 to me it's a lot of money i seen houses bigger than that house that cost less than 500k

    I feel I have rea-estate blood in me, but I don't have a job in it. I'm so interested in homes, but not in the market to buying yet. I would love to have a 70s brady bunch house built (I have made some sketch paper and pencil plans for that house). Then I also want a 60s home like in the Apollo era. I also want an 80s home like in Miami Vice. My suburban roots go back to house built in 1981. Now I'm nostalgic about that home. Am I going nuts?

    I would love to see properties I Can house hack by living in one side and rent the other and use the rental income to pay majority of my mortgage. Thereby, decreasing housing cost and build equity. Just moved to Florida and searching!

      I'm pretty sure this house is already close to the top of what it could sell for. You might be able to squeeze another 50 K out of it if it was renovated but that's probably it

      I actually prefer houses like this over new houses. Have much more character and I like the feel. It feels cozy and once its all cleaned up, it can be an excellent property

    I have been thinking about moving to Fort Lauderdale (i'm from NY originally). However, I've heard it's gone a bit downhill, and crime has skyrocketed. Any thoughts on this? I was looking for something close to Miami, with reasonable housing costs. I'm a vet and plan on using a VA loan.

      Fort Lauderdale has its shady neighborhoods just like any other city but I wouldn't say it's downhill. Pompano can also be a good place to check out, more affordable than Miami

      I actually typically only work in Miami Beach but this property is listed by a colleague of mine and so I wouldn’t mind selling this property to somebody who wanted to buy it. However I don’t work with clients looking to find properties outside of Miami Beach I always refer them to someone else When they’re looking to tour a bunch of homes in other areas

    Buying a house for 600K that was build in 1940s, with a lot of work ahead to do to... Doesn't seems to be a good deal to me.

      Guess it all depends on how you look at it. Most of the work this house needs is cosmetic, and some people enjoy living in the house as its old self vs remodeling. Its probably not the right house for someone looking to gut the place and totally remodel

      @@Handsome347 No worries, everyone can have their opinion. And that is right, you do pay a premium for this area. It's one of Miami's more desirable neighborhoods, and houses here in general have appreciated almost every year, even in down markets relative to condos
