You are more than a mortgage lender; you are an educator.
It is called Pay to Play and it goes on still to this day. I hate it...The top Agent and her team in my market closes 40-50 transactions a month and they use shitty retail lenders who pay for their marketing.

hi Jen, am starting a cleanout business and my source is foreclosure realtors, can you point me in the right direction?
I was looking to buy a farm in Oklahoma before the corona virus but the lender my realtor referred me to would not lock my interest rate. I asked her why she wouldn’t lock. She said they don’t lock rates until final day of documentation that I agree to go thru with them. I’m confused here.. huh? If I’m asking you to lock obviously I want to go thru with you! Hello?? I had already completed their online application thru their bank portal on day 1, they’ve pulled my credit and they completed my employment verification but they say I’m not committed enough but they are willing to give me a preapproval letter to make offers. It’s so weird i can’t even comprehend. I have bought a few properties in the past and I was never told I couldn’t lock interest rate for a certain amount of time.
Hmong Party Music that is unusual but we did see a lot of lenders restraining on locks because of market liquidity. Is it an ag Loan? Like is it a working farm or a hobby farm?
Jennifer Beeston yes I wanted a small hobby farm or land with some kind of home. Before corona virus or now I only know that I am not able to lock any interest rate at all. I’m sure if they give me a high interest rate they r willing to lock. The preapproval letter they gave me had interest rate that was way higher than any current market. It had me confused and the things they say on the phone just confuses me more. I don’t feel comfortable I felt like I was cheated even with my 20% down and my son’s income to help me. I have decided to just keep saving and hopefully find something to buy next year cashed off or 50% down payment.

Would you recommend using a preferred lender by the seller in order to get discounts($5000) or choose a lender based on rates?
I would look at the two against each other. So with a preferred lender and a 5k credit that feels like you are buying new construction and talking about the builders lender. Sometimes the credit is legit and others the 5k just pays higher lender fees. I am on vacation this week through August 17th but the following week I am doing a video on builders lenders and how to look at the math. So stay tuned ;)

Hi Jen, great plain talk videos -- easy to comprehend. Do you know of a good OTC construction lender in WA state? I'm using a broker who is sales grooming me. I'm a vet and never used the VA entitlement, so the broker is looking to send my package out to a lender that does VA OTC construction loan/30-year VA. Do you have any good VA OTC lenders in the WA state area?
Hi Trent, thank you:). In regards to OTC construction, I do not. I would google the lender they are sending your package to and look at reviews. Also ask your broker for what the time frame is and how often they use the program. Construction loans are not my niche

There are more restrictions right now but there are still tons of loans and $$$ available. For preapproval If you are not self employed within 24 hours. Self employed takes longer. Credit is key.

This is informative but doesn't tell how to choose a lender. It just tells us not to ask the realtor for a referral.
That is the biggest part. People blindly follow what realtors suggest. Third party reviews (google reviews, Yelp etc) are a great way to choose a lender. Do research and then see who you gel with. Not every lender is for every client no matter how good they are.
