    That is an excellent manager. The way she went through that unit was excellent. I've had a few managers over the years that didn't do much as far as inspections go and they always turned out to people who rent-up the unit and then ignore tenant complaints, In other words, they want the fees, but not the work and that costs the owner money as time goes on.

    Great video, love to watch and learn how she manage tenants and any questions or repairs. One of my challenge managing tenants is on repairs, such as when HVAC or window gets damaged, I am negotiating to have the repair done for the tenant. How do you manage tenant and landlord expectations on big items like HVAC and windows.

      In my lease it says that window damage is the tenants responsibility so there really is no negotiation they should have renters insurance to help cover that for them..

    When listing a property for rent, do you set the rent according to fair market rent or set the rent according to the housing voucher program rent standards???

    Screw that. I would never pay 350.00 to have someone clean minor things that aren't even that dirty. To me, this condo is in great condition. I have never moved into an apartment that was this clean. I always had to do my own cleaning in every place I rented. I would only pay 350 to clean the apartment if the previous tenants left it disgusting
