Yes, Nicki and Carlo from the Positano Diaries YT Channel experienced a nightmare trying to buy their house in Tuscany. When they eventually got the keys to move in, the old owners had gutted the inside. Nicki and Carlo had to spend alot of money to fit bathrooms and the kitchen back. The old owners took globes so there were no lights, etc. It was terrible. It was a shell. Disgusting behaviour from the sellers who made the purchase a nightmare from the start. One should be very careful when negotiating with sellers to make sure that what you see is what you are buying, not a shell by the time you get the property. If you move into a house you need a kitchen, stove, a bathroom, basin, toilet, lights, etc. Be careful. I believe it is difficult to buy a property in Italy. If you have Sara and Luca holding your hand it would be better but I'm sure they can't do that for all and sundry all the time.
@@ail-on3px the ceilings are illegal and will be fixed by sellers if they wish to proceed with purchase. Maybe they will go ahead and maybe not but Sarah and Luca have been great.

The problem with that is that if nobody buys it, which seems to be the case in Italy, then the seller wastes money on an inspection of a house that never gets sold. Italy might want to ease up their strange codes to help those towns keep from becoming ghost-towns. Instead, they could check the strength of the structure... some of those old house have been up for centuries so structural integrity and strength over bathroom location seems like a no brainer. This is why I would never buy a house in Italy. Too much nonsense coding.

I would be interested in renting a place for three months each year, preferably in Palermo. I would think that a lot more people, especially retirees, would be equally interested in this type of place to stay. The reason being is that Europe in general limits tourist visas to 90 days. So for most of us, I would think, are only financially able and interested in staying in Italy for 90 days a year. I think somebody could do really well with a business of renting to people like us, reasonably of course, for 90 days at a time. I would love more information on such if it already exists. ❤

It's illegal because of Italy's weird codes, (what's wrong with the bathroom if it's structurally solid), and the sellers probably got the signatures before getting a house inspection because who wastes money on an inspection if the house is never going to sell. Again, Italy does nothing to help make Italy blossom, but the nit-picking rules thet have will turn towns into ghost towns. Italian bureacracy just can't historically get it right.

Your vlogs relating to house searches and purchaces in Italy are enlightening and must really help demystify the processes for many thinking to re-locate or have a holiday home. I'm not in a positition to benefit from this information but I know that if I were able to consider moving , your information would be most helpful in giving me things to consider and look more in to.
People have to realize that we only see a small part of their life. It’s like a TV show it’s for entertainment purpose. If you enjoy watching them do so if you think you have a say in how they live then you probably should move on.
And is it also not important to realize that if they decide to share something with us, then, normally, we might have a reaction to what is being said, especially if some of us see that move as potentially harmful. In that regard, this is a two way interaction. How irresponsible if we just sit here as passive participants and do not express our concern. The fact that so many had concerns about what was being proposed is telling within itself. I also would think that even though they may be overwhelmed by the comments last week, it would be helpful for them to express themselves to this point and to state that that was the case and also know that not everyone is going to agree with their plans. Property tax laws as well as closing costs will indeed cost ANYONE more for a second home in Italy, whether you are a "foreigner" or not! Furthermore, the property taxes for second homes are low because they are based on the cadastral value, which is mostly much lower than the purchase price. Full time residents (which are both citizens as well as foreigners) will not pay any property tax on their primary residence (Prima Casa). FOREIGNERS are NOT discriminated against in real estate because the rules apply to everyone regardless of their citizenship or nationality. The only exception in Italy is if a foreigner's country of origin does not allow Italians to buy property in their county, Italy will impose the same rules on the citizens of that country.

Just a clarification on what is meant by buying the house empty… in particular the kitchen. This means the seller takes their kitchen, meaning the cupboard’s and countertops.
question: 1. If you purchase the house but live there only 6 months each year, can you hire a 'property manager' to collect your bills, pay them with a Italian bank account, watch over the property while you're away? 2. Can you rent out the property via Ab&b or through other services or even through your personal property manager? Thanks for your informative video. And finally, 3. Do you need to apply for and receive a 'residency permit' to purchase a house? If so, can you do a video on the process of applying and receiving a residency permit? thanks!

Our experience buying a restructured apartment in the centro storico in Trapani last year was a little more complicated and took longer. In addition to the realtor and geometra and notaio, there was also a lawyer and and engineer involved. This was because the property had a large mortgage on it, and it had multiple owners. Also, parts of the restructure required a sanitario to be in compliance as there was construction done after the WWII bombings so there was a question of when different parts of the building were constructed. So maybe it's less risky to buy some houses than others.

I heard that Canadians cannot buy a second home in Italy right now. Something about tariffs or something about the Canada and Italy government thing. If you are a Canadian, you should look into that before making an offer! :)

I hope there will not be too many that are allowed to be turned into AirBnb because a lot of renters can be problematic for the neighbors: loud parties, fights, too many people in the unit and damage. Here in the U S areas have ruled no AirBnb now. My thought is Sicily will have to restrict this. 🤞
I live in a subdivision in the US and the people behind me turned their house into a AirBnb. I’m heartbroken because there are days when I feel like I’m living in an apartment complex instead of a quiet neighborhood. I live where there’s an HOA but it doesn’t matter. I want to move when I can afford to.

My buying experience was easy. Some things have changes since I moved to Italy. Italian banks will not allow you to open a bank account if you are not a resident. People argue with me about this, but this is now a fact

I feel many of us who subscribe to youtuber channels to live vicariously through the lives of others are guilty of being a little naive, I know I was when I first started. We forget this is a business for the majority of youtubers and sometimes their primary income. They present carefully curated versions of their lives to maximise income. LEAW are no different in this regard. I feel due to the unfortunate circumstances of Luca's health they have had no choice but to diversify their channel content which may not be to everyone's taste now. The only criticism I have is that subscribers are expected to believe the renovation of a tiny one bedroom basic house that is nowhere near finished after a year and that Luca, Sara and Luce are living in it is genuine? There is a danger that once authenticity goes subscribers will as well. I am still keeping the faith but I am more sceptical now about the channel which is a shame.

The man rebuilding his stone house has been refused a visa. He comes from America. Seems Italy not that welcoming.
Italy is very welcoming to Americans but there are rules of eligibility that one must meet to be granted a Visa.

Furthermore, the property taxes for second homes are low because they are based on the cadastral value, which is mostly much lower than the purchase price. Full time residents (which are both citizens as well as foreigners) will not pay any property tax on their primary residence (Prima Casa). FOREIGNERS are NOT discriminated against in real estate because the rules apply to everyone regardless of their citizenship or nationality. The only exception in Italy is if a foreigner's country of origin does not allow Italians to buy property in their county, Italy will impose the same rules on the citizens of that country.

Just a clarification on what is meant by buying the house empty… in particular the kitchen. This means the seller takes their kitchen, meaning the cupboard’s and countertops.

Our experience buying a restructured apartment in the centro storico in Trapani last year was a little more complicated and took longer. In addition to the realtor and geometra and notaio, there was also a lawyer and and engineer involved. This was because the property had a large mortgage on it, and it had multiple owners. Also, parts of the restructure required a sanitario to be in compliance as there was construction done after the WWII bombings so there was a question of when different parts of the building were constructed. So maybe it's less risky to buy some houses than others.

I heard that Canadians cannot buy a second home in Italy right now. Something about tariffs or something about the Canada and Italy government thing. If you are a Canadian, you should look into that before making an offer! :)

I hope there will not be too many that are allowed to be turned into AirBnb because a lot of renters can be problematic for the neighbors: loud parties, fights, too many people in the unit and damage. Here in the U S areas have ruled no AirBnb now. My thought is Sicily will have to restrict this. 🤞
I live in a subdivision in the US and the people behind me turned their house into a AirBnb. I’m heartbroken because there are days when I feel like I’m living in an apartment complex instead of a quiet neighborhood. I live where there’s an HOA but it doesn’t matter. I want to move when I can afford to.

Plus I think there may be more expats than in other regions. Bari looks good bc it has a train station. We love to travel by train!

I feel many of us who subscribe to youtuber channels to live vicariously through the lives of others are guilty of being a little naive, I know I was when I first started. We forget this is a business for the majority of youtubers and sometimes their primary income. They present carefully curated versions of their lives to maximise income. LEAW are no different in this regard. I feel due to the unfortunate circumstances of Luca's health they have had no choice but to diversify their channel content which may not be to everyone's taste now. The only criticism I have is that subscribers are expected to believe the renovation of a tiny one bedroom basic house
that is nowhere near finished after a year and that Luca, Sara and Luce are living in it is genuine? There is a danger that once authenticity goes subscribers will as well. I am still keeping the faith but I am more sceptical now about the channel which is a shame.
