    Wife and I have had our goals set on East Tennessee for the last year and a half, just been standing in line watching the roller coaster. Great summary of info, I really needed you're perfect explanation.

      @@chrissy1310 we let one slip through our fingers, won a bid against a cash offer then my spouse got cold feet. Wish I would of tried to make it happen without even living out there or having a local job. I would have had to get a customized loan at a different lending company to buy as a 2nd home. Really regret not putting in the work to see if I could make it happen. Long response I know....
      How did your 2 contracts go?

      @@fasteddie500 Well, we are cash buyers. The people buying our home are paying cash and we owe little on it. I loved the 1st one, but my husband found out the neighbor at the bottom of the driveway was messy so bailed blaming it on the cracks in the foundation, even though that is reason enough LOL. 2nd contract was for a awesome triple wide and we offered 6 over asking price, but the inspection revealed the hvac and water heater were on their last leg and she would not take of 6,000 back to the asking price so my husband bailed. We have been under contract with out buyers since sept!.. We will be retired, that is even more scary having to find work!

    With so many people moving to East Tennessee, it will become congested like California and NY.

    I love east TN but my gosh why so many 3 bedrooms vs 4 bedroom homes?

      3 bedrooms if Fine as I would make a office out of it or a needed storage room as 3 bedrooms keeps the resale high and faster to sell.
