I'd give it a 7.5/10. It'll be useful for a starter base, but when the player wants to move on to something bigger. They'll probably abandon it or make it a storage place.
No one ever mentions how using jobs as decor , will cause issues if you want to build a villager or simply have villagers on your base. They should really give a warning cause I’ve built a couple of these houses and it was a hassle trying to figure out which job my villager was taking , especially if you have several different building in close proximity
