In Philadelphia, the problem what you are creating is that you buy a class C property, demolish it and build new one with 10 year tax forgiveness. Which gives you an opportunity to lower the rent. That puts others who does not have construction companies under their sleeves to buy properties and not able to compete with your low rental rates. Then after 10 years you dump this property which start getting yearly tax 5-7K a year and therefor forcing next buyer to have higher rent rate, and circle continues. Those, secondary buyers cannot compete with your practice.
I've only had one dirty woman many many dirty men, some of then don't clean for the whole time they're there and move out just because it's dirty. Good vid!
