    For this price I don't see a kitchen island, dishwasher, and also a ventilation over the stove. Kitchen cabinets style a little outdated.

      Seems as if developers simply copy and paste the prices from high end markets like Los Angeles without bothering to bring the amenities or the attention to detail of those markets. In L.A. you can't build a mansion for USD $280,000+ (JMD $42,000,000) but in Jamaica and some other U.S. states you can. Which means they want you to buy a 2 bedroom apartment for 4 bedroom house money. But they know they know the market so they are sure people will buy it...

    For my safety, I would put an offer in one one of these units, but I've come to understand that when you say 'fitted for ac' it means that you don't actually have an ac. So, where would a Jamaican/American find someone to install an air conditioner? This property would lose my business because I need the house ready to move in. As always though, Property Viewers, amazing job. This one really peaked my interest until the ac situation. I am not going to look around for a licensed HVAC technician after spending 276k on an apartment. I just can't.

    • @PropertyViewers
      @PropertyViewers  3 ปีที่แล้ว +1

      Hi Nic B, thanks for your kind feedback. AC Technicians are an easy find in Jamaica and the service is affordable. If you're interested let us talk send us an email at propertyviewers@gmail.com

    • @NicB.
      @NicB. 3 ปีที่แล้ว +1

      @@PropertyViewers I meant to respond to this sooner. I am not now, nor ever putting an offer on a home without AC. It's 2021. Everyone is talking about global warming and how incredibly warm the planet is getting. Yet builders think telling me as a potential customer that they're going to charge me 276k for an apartment that isn't complete is some kind of deal? I think not. I consider it incomplete without air conditioner. Some people like bells as whistles, I just want the AC to be in there so that I don't suffocate in the hot house (I'm being extra). It is absolutely ridiculous that in the year our Lord 2021, builders think this is acceptable. Hard pass.

    • @waitaminute2015
      @waitaminute2015 3 ปีที่แล้ว +2

      @@NicB. it is awkward that he didn't include it. Maybe something went wrong with his ac guy. Anyway, it would just be a split ac on the wall, but I'm wondering where the outside motor would be, hopefully on the roof. Nothing worse than having it on the balcony.

  • @vandreadparty
    @vandreadparty 3 ปีที่แล้ว +3

    I am not sure if this property is worth what they are asking for. The amenities and rooms being offered do not seem to match the price. Also, how are these new constructions going to deal with Jamaica’s habit of not paying maintenance? In a few years I can imagine some of these places will not look so good and might not see that much appreciation in their value.

    • @discernment_daily
      @discernment_daily 3 ปีที่แล้ว +1

      I never knew that not paying maintenance was a habit? In high end developments also? Surely it forms part of your sale agreement and if you break this you will be penalised or face consequences. Key with maintenance it to keep it low, any changes has to be authorised by all owners

    • @vandreadparty
      @vandreadparty 3 ปีที่แล้ว +3

      @@discernment_daily Almost all developments try to force people to pay maintenance and people still do not pay it. Also, a lot of the people buying these properties do not live in Jamacia full time, making it even harder to track them and make them pay.
