    Good analysis however ready units you should factor four years of rent as ROI. Do you agree that’s critical for a like for like comparison?

      Fair statement but the ROI will generally never beat appreciation of the property in construction phase

    Good comparison, however products like Murooj Al Furjan and Jabal Ali Village provide similar larger sized townhouses with a much better location and faster delivery. Would you recommend people with an ability to pay larger upfront cost evaluate these options to mitigate risk like longer time horizon in some of the new launches?

      MAF & JAV prices have reached 4M+ for the 3 bed townhouses. The location of both is top. It all depends if you have the cashflow to invest in it. Having said that I still believe leveraging the payment plan and going for newer launches will give you a better return on equity
