      The one at 11:20 ish is the best since it had the most space and best layout, despite the bad view. Really don't like the bedroom being at the end of the last one. Crazy how small all the bedrooms are in these apartments tho!

      the 2nd got one of the most amazing views i've ever seen and it has good lighting along with good price (would reconsider if it went up to $2300). 3rd one is legit good bcs it has a lot of space and it's a corner space!

    I really enjoyed the video ! :) I've actually toured most of the buildings that you showed and have almost the exact same sentiments! I ended up recently signing a lease for an 800sqft bright basement apartment near Trinity-Bellwoods for $1650 (pre-pandemic the landlords were renting it out for $2100). It'd be really interesting to see a video comparing what's available in Toronto for non-condo housing options - we have a lot of renovated Victorian homes that have absolutely gorgeous units!
    Also, another thing to keep in mind is that these brand-new beautiful condo buildings aren't rent-controlled. It would suck to move in somewhere you really love and have the rent go up by a couple hundred the next year, if the rental market picks back up :(

    • @stephandden

    I love your real estate series! One suggestion, the condos you’re viewing all seem to be very similar in design, and that’s likely because you’re looking at a very limited area of the downtown area in all new builds. I think it would be of benefit to new torontonians watching your videos to see what you could get at the same price if you were willing to move a little further east (leslieville) or west (roncesvalles) and maybe different types of apartments, ie house conversion, walk-up or older apartments. awesome video but one way you can turn a "negative" into a "positive" is with the 3rd unit that had the subpar view facing the city. yes all you see is the train tracks but you would also get to see amazing sunsets.

    Hey Steph & Den! Thanks for this video, it was really nice to see the different condo options in the downtown core. I actually liked that the third unit faced west and away from the city, it feels more peaceful and secluded from all the noise. I was wondering if these condos had similar maintenance fees or if the ones with more amenities increased the fee substantially?

    • @stephandden
      @stephandden  3 ปีที่แล้ว

      Thanks for watching, Elaine! Good question - we didn't look into maintenance fees as for a renter, they wouldn't have to worry about that 😊 but we'd presume for the owner, yes!

    Interesting video! I would say for the 500 sqft range you could get something for $1600 now a days with covid pricing. I’ve seen units in my building downtown consistently renting for around that price. You can also always negotiate with the landlord especially if it’s been on the market for awhile.

    My husband and I live in Hamilton in an older building downtown. Its beautiful..built in 1948 on a heritage corner with a church built in the 1880s behind us, so out back looks out onto the courtyard. The living room windows are big and have tons of light, all hard wood. We got it in 2014, including parking for 830$ ...units now go for over $1250...everywhere here is so overpriced due to the insirge of ppl in the last few years. If you are looking at Hamilton, look in the Durand neighborhood..so great and friendly. Access to a lot and close to Locke Street.😁

    In unit 2 you had smaller appliances because it was a nicer, more luxurious unit. The builder put nicer appliances in to match that and nicer appliances are usually European, which are smaller.
    The oven, for example, was a Bosch. Bosch is originally a German company.

    Great video idea 👍. I live in Perth in an apartment and in comparison my apartment is similarly sized but seems differently proportioned! My laundry is in a cupboard by my the front door where there are storage cupboards in a short corridor. This is great place to take off shoes. Then off the corridor I have a kitchen with an island and dishwasher with an open plan dining room and living room. Right next to that is our bedroom with I guess a very small walk in closet. It's kind of a stretch to call it that... It's a closet behind a wall and next to our bedroom is the bathroom with no bath (ugh). Our kitchen/dining/ living room looks out onto our large balcony (about 3 times bigger then the ones in the video) with a beautiful view of the trees in the park. If I lived in an ideal world i would reorganise our apartment thus: same apartment and view...Kitchen and living combined. No dining room because we eat on our sofa or outside on the outdoor dining furniture. Bathroom to include a bath. Bedroom to either be larger or a small den with a view. Same balcony

    I really enjoyed your video. That place in Liberty Village seems like a steal for such a desirable area and 2 bathrooms is a bonus. I wonder what the rent have been at the beginning of 2020. Pre-pandemic I was considering moving to Toronto. The only places I could find a decent 2 bedroom for under $2k were towards Etobicoke, East York, or North York area. I live in London, ON. In downtown London median rent for a 2 bedroom is about $1900 + utilities. I paid around $200/ month for underground parking when I lived downtown. Rent downtown is about 30% more than the median rent for the whole city. Average rent for a 2 bedroom in the city is $1500 and has gone up 2% since last year. But there are about 8000 units (16% of all units) in arrears from 2020 to present. Vacancy rate has gone from ~1% at the beginning of 2020 to just over 5% now. Many rental properties are geared for student rentals but many did not return to the city this year. The average cost of a house in London was $500k in June. It's now at $600k. Supply is low, demand seems high. Most houses, apartments, and condos sell over asking.

    I live in Halifax NS and I plan to move to Toronto for school next year. While the prices have dropped in other large cities in the country, they have skyrocketed here. Many people moved to the East Coast in the last two years, and our vacancy rate (in Halifax) is now less than 1%. Our units are the almost the same price as similar ones in Toronto for fewer opportunities and smaller infrastructure. Halifax might be an “up and coming” city, but as of right now, it’s a tough life for the locals, who are being pushed out of the city by developers trying to keep up with the growing population. Our wages are smaller on average and our taxes are higher, but rental units (that aren’t filled with bugs and mice, those ones are less expensive) are almost the same price as a city that has an average salary double that of Halifax.

    My brother and girlfriend just moved out of liberty village. They said it is more of a bachelor vibe instead of young couple. Not to say there are not any young couples but it gets noisy at night. In addition, there's a nearby homeless area with many tents all across the streets since the pandemic.

      @stephandden  3 ปีที่แล้ว +1

      Id have to disagree. My girlfriend and I moved to LV last year and we love it. We also have a dog so it might be a bit different, but its like all we see are other couples at the dog parks ahaha
      But lots of nice parks in/around LV that are always filled with people have picnics. But you are right, one down side is the homeless area but to be honest it is more west and they don't really go anywhere but there. Even with the new respite areas out more west we noticed compared to other areas in Toronto, much less homeless people.

      If it's a newer building, then yes - new buildings or extensions built after November 15, 2018 are exempt from rent control, according to Ontario's government page. Learned this recently when hunting so be careful if you're looking for something long-term! Might be something you can negotiate with landlords, though.
