  • Roof or chimney leaking? How to DIY roof and chimney repairs.
    This roof as a leaking chimney that we got called out to look at. This house has 2 chimneys, not sure witch one is leaking so inspecting both. Neither have any counter flashing or even roof flashing!

    If I ever needed a leak done, you'd be my go-to contractor. Knowledgeable, thorough, experienced.

    These videos are the best of its kind on TH-cam. Uncut footage from an actual roofer.
    Also to answer your question: we generally give a 10 year workmanship warranty if we are replacing the entire roof (unless they go with a 5 star warranty, and we normally use CertainTeed) . If we are doing repairs we normally give 1 to 2 years on workmanship. Sometimes, if a roof is bad enough and we are only doing a bandaid style repair to buy time, we don't give any warranty.

      I had a customer let a tree (pine tree) grow up the corner of the house and lay on the roof and it destroyed the corner of the roof. I installed the roof 8 years ago and they ask me if I stand behind my work. I told them that I do but, not when a tree is laying on it, I'll do a service call repair and there would be a bill for the repairs. They were pissed and told me that they would get someone else to fix it. I told them to hire a tree cutter first and I left. People are unreasonable sometimes.

    3 years is standard for us! We often give a lifetime warranty for free, too. Realistically most of the workmanship stuff you’ll see is in the first 6-12 months 🤷🏻‍♂️

    Another great video, thank you for showing the poor workmanship and missing flashing around these chimneys. I'm getting some flashing work done soon and you bet I will be on the roof watching the entire time.

      I would recommend just making sure what you want is written out clearly in the estimate in detail. Keeping an eye from a distance or inspecting afterwards. Sometimes hovering over can make it worse.

    I have a chimney leak about 7-8 years ago, yet I do not know any good roofer after my local guy left the area. Found a handyman who said he knew some good roofer - charged me $900 .I made an offer of 800 and got the repair done. Yet the chimney still leaked! Called the handyman and he said he cannot find the roofer any more. :(
    The problem about the price is when the owner does not know anyone, he can only go with lower cost. Believe me, some my local roofing companies charge so high that I just refuse to call them.
    If Brian is in Houston area, I will definitely hire Brian every time!

      Price per square. In our area Kokomo Indiana retail market is around $250 per square foot complete tear off and install. Should be minimum 350 ish just a cover cost and overhead. Insurance work usually underpays and is well over that price. So many contractors are cutting their prices just to keep work they're driving the market. Thanks for watching, I've learned so much myself on TH-cam figured I would share what I know.

    Its hard to give a homeowner much of a repair guarantee when you didnt put the roof on to begin with, but we try our best to work with the homeowner on repairs, my goal is to fix the issue, make homeowner happy, but repairs can be a nightmare and run into your pockets sometimes

    I don't understand, they are up on the roof doing an install and they skimp out on the important stuff that shows quality and thoroughness. All I can think of is that the guy selling the job is one smooth dude. Unbelievable the stuff that you show on a new roof.

    Both the chimneys need a major repair on the mortor. Water can blow in and leak down the liner which is not good either. Fun videos.

      At another stop right now with another similar issue. They have step flashing no counter flashing old tar cracking off. Thinking of doing a quick live video.

    It's crazy how often you see stuff like this when looking for leaks. I don't see that one chimney didn't leak before now.

    Make one video that shows all the important install requirements and point potential customers to it and then they will have real knowledge of what it takes to do the job, then they can quiz your low ball competitors. You're not saving money if you pay again later, plus fallen ceilings etc. I see a chimney cricket in your future.

    I’m surprised there’s aren’t crickets built behind those chimneys. Would eliminate a lot of water from hammering the backsides. I also wonder if any future chimney flashing is going to 100% effective, when water running down the chimney can get behind it from large voids in the brick pointing.
    It is hard to bring up extra costs to a customer in a market with tight margins. There’s always someone who’ll tell them that you don’t need that, and they’ll get the job with a lower price. Most customers think with their wallets and not with their long term piece of mind.

    Brian, I've watched many of your videos over the last few years and I don't think I've ever heard your opinion on what type of roof covering is best. In your professional opinion is metal, asphalt, clay/cement tile, etc. the best? Why? Maybe a future video topic...

      Hey serious man, how have you been doing? That is a good topic.There are a lot of good material choices. Some are better than others depending upon the climate you're in. You can have the best material and a bad installer. It will always yield a bad finished product. Hope all is going well and I appreciate the support!! Every time I look at my trading charts, I see the extended hours treating time, where the color looks different. I keep thinking, "Was that you that helped me figure out how to get that on the chart?

      @@GrandRoofingInc Doing well! The Pacific Northwest is testing my roof install...so far so good. Yes, I was the one who pointed out the extended time period function during your live stream. You were a couple beers in. I ran a successful TH-cam technical analysis channel called IHeartStockCharts but dissolved it when I became bored. 10k subscribers was yielding 1k per month in ad revenue at the time. Not bad at all. Some things are more important than money right? Anyway, glad to see you are getting subs and teaching people about one of the most important components of their homes.

    You should be warrantying the work at least as long as you think your soft sealant application will last. And soft sealants don't last forever. Go 50 stories up in Manhattan, and properly spec'd and applied facade sealants last 10 years or more. Go out to the suburbs, and the Joe-handyman-applied hardware-store-chimney-caulking will last 3 years. Maybe. So it's not rocket science. A high performing repair or install depends on both the man and the material. And, I believe you land more work when you're up front with people and tell them what you're installing, what its useful life is, what your warranty period is, and that you'll stand by it.

    We as contractors try to charge enough to be able to run a reputable business but some guys undercut , and the job doesn’t get done right and when the customer try’s to get warranty work done the company doesn’t exist anymore because they realize they can’t operate at those low rates.
    To flash and counter flash those chimneys would be very time consuming and pricy.
    Those old houses really suck to work on. Very slow.

      That’s exactly what happened to me. My new roof leaked 3 months later after a heavy rain, near the chimney. They came out 3 -4 times and never fixed it. Then , they disappeared. I have tried myself and just can’t fix it. I gave up and put a tarp over it, but it still leaks. I know you’ll say why not get someone else to fix it. Answer: Money doesn’t grow on trees… I am beyond frustrated at this point.

    A warranty that expired at 3 years not good! No flashing! How did that Company get by the County or City Inspector. I got a 20 year warranty on my new roof.

      Thanks, I commented but it didn't save it. Yes in my local Kokomo Indiana retail market the price per square is around 250 ish for a single-story one layer ranch to completely tear off and install new. It should be at least $350 minimum if not quite a bit more to cover all the operating costs and overhead. Insurance work typically pays minimum 400 and they usually under figure. A lot of people will try to undercut the next just to get the next job. Problem with that is you can only cut your cost so much before you lose money. So they're either working for free or they're cutting corners. Take a guess which one happens?

    In my area they are like $400 a square for labor only!! And they do crap work! Heck i will give you $500 a square to come finish my work being i had to kick the contractor off and remove everything he did and start over!

    Really, what shoddy work... so many scammers, 3 yrs old, this kind of stuff is unacceptable. Like the guy who reseals your asphalt driveway with black paint.

      Oh GAF they're not high up on my list. I've got an issue with gaf on my house. The install was good our crew did it. The issue is three years after installation really bad discoloration started popping up. The GAF salesreps I talk to said dude you got a 50 year warranty don't mess with it right now, wait till like the 49th year to get it done. They keep giving me the runaround. They want me to sign on wanting me to be one of their Master installers. No thank you. Then they could come after me for even talking bad about it. Look at Dmitry Lipinskiy.

      @@GrandRoofingInc GAF is crooked. I had a friend who got free shingles this year (GAF) but no labor for replacement. Shingles were leaking after 6 years. The sales guy said to go with the 30 year GAF product because it has been improved and is better than the current 50 year shingles???Dmitry is getting picked on by GAF. They are bullies and should be ashamed!!!
