  • If you’re moving to Thousand Oaks California or looking at homes for sale in Thousand Oaks, and wondering what it’s like, I’ve got you covered with the top PROS and CONS of living in Thousand Oaks.
Thousand Oaks is one of the best kept secrets of the Greater Los Angeles area and ranks as one of the best suburbs near Los Angeles. Moving to Thousand Oaks has become very popular with people looking to get away from the density, congestion, and urban issues that affect LA. Being only 12 miles inland from the coast, Thousand Oaks weather is cooler year round than LA and the San Fernando Valley.
It’s the second biggest city in the Conejo Valley, and the homes for sale here are varied and diverse suitable for every type of buyer. Situated in a great location, halfway between Los Angeles and Santa Barbara, the city has a lot to offer with desirable weather, abundant parks and green space for outdoor activities, and top rated schools. There’s a wide range of homes available for every type of budget, ranging from condos and townhomes, to single family homes, to larger multi-million dollar estates. This peaceful, suburban lifestyle attracts a lot of families, business professionals, and seniors and retirees who enjoy the pace of life here.
If you’re looking for a lively nightlife, however, Thousand Oaks is not the place to be. It’s very limited compared to LA, the area’s entertainment scene leans towards the performing arts with programs at the Thousand Oaks Civic Arts Plaza and shows at the renowned Fred Kavli theater. There are local breweries with occasional live music, but there really aren’t happening clubs & bars. It’s a much quieter pace of life here, and people who enjoy going out can find it kind of boring.
Another area CON, food options are more in the direction of franchises & chains, the area’s not known for fine dining & culinary offerings.
Additionally, most of Thousand Oaks is surrounded by high fire hazard zone and can be prone to wildfires. You’re living in nature, there’s often dry brush on mountains and hillsides that a lot of homes back up into that has to be cleared and maintained regularly.
I hope this video helps you determine if living in Thousand Oaks, California is the right fit for you.

One of the best things about Thousand Oaks, is that it actually has absolutely nothing to do with LA, and most would prefer to keep it that way.
Once they drive over the lush green of the lower T.O. grade... they leave LA right the hell where it is.
Thousand Oaks, I stumbled on quite by accident, I lived there for a number of years... I lived right off of Lynn Rd. and the 101... that general area, up the hill from the Sprouts behind the Los Robles.
Thousand Oaks has some very deep pockets, it's home to some fairly large pharmaceutical companies - it's a very wealthy community.
And has one of my favorite cigar lounges there.
The city council is chock-to-the-gills with fruit juicy lefties, which is why the city has that Irvine of Ventura County feel to it, but people pretty much know how to act over there.
Just watch out for the nature boy cyclist mobs clogging T.O. Blvd. like a bad artery on the weekends... annoying - very.
Plenty of shopping, and there are a handful of decent restaurants and for the man-up spots, you've gotta cool little cigar and fine liquor haberdashery, offering select scotch and bourbon - not to mention thousand oaks home to the Sherwood Country Club, I do believe that is a PGA golf course they have, correct me if I'm wrong - T.O. has plenty of golf courses.
And, there's a Mastro's steakhouse, and a Bentley dealership down the street - hard to get more man up than that.
If you're younger and single though, I'd say T.O. is not for you... however, if you're a young couple, you'll be all right. If you intend on having a family and raising them there, you'll do all right... I certainly like T.O. better than Camarillo - and Thousand Oaks Christian is probably one of the better schools in the state.
T.O. is a nice little grotto...
And it's pretty ethnically blended too, which scrapes some of the starchiness out of the community - which is a big thing, especially for me, I like seeing all walks of life doing well in any neighborhood I live in.
    Anyway...
That's my story and I'm sticking to it.

Maggie loved her cameo! Don’t forget lower tax and insurance rates and amazing Parks & Rec programming for both kids and adults. I hear it’s a great place to meet new friends and learn a new hobby at the same time!

Commuting into LA is grim. It can take an hour to go the length of the San Fernando Valley to the 101--405 interchange. And that get's you only half-way.
    I recommend that anyone who has to make that commute should try it both ways in the rush hour before deciding. { I had to do it for 30 years, and it's worse now.}

It is a well manicured area, however, the SSFL risk factors was a deal breaker for considering T.O. or other surrounding areas.

Also, there are strict growth boundaries around the city which gives Ventura County the most stringent land use policies of any county in the United States. Rough translation: a lack of increased traffic, avoided pains of new housing developments, and a nearly fixed housing supply. Therefore, the open space all around is basically untouchable - the scenic views and increasing value of single home property is here to stay.
Also, it's a very politically neutral area which can be nice for folks wanting to live in California but not feel your community is "Team Red" or "Team Blue"
