This is not a ghost town. It was a "manufactured" town used as a tourist attraction. The buildings were bought individually and moved here.

There is a reason why this village is a ghost town. What has it been contaminated with, that made the people want to leave? When people leave like that, it is usually because there is something causing health problems. If that is the case, it is not worth anything.

Your right , let's say u buy it for 1-2 million , then the environmental agency of government comes after you for breaking environmental laws ....... $$$$$$ has to spent to clean it up plus lawyer fees and unpaid taxes ..
