    I hold the almighty popular “O”. I also hold STWD and an ETF FREL. Good way to be involved in real estate if your not able to own properties yourself.

      FREL is a very underrated REIT ETF. It has outperformed VNQ and has a lower expense ratio than VNQ and XLRE.

    YESSS!!! Glad that I narrowed in on Hotel and Healthcare REITs last month, just like you did! Coming from the credit card churning community, I know that there are many people gathering up points to book on travel and hotels. So I tried to find a REIT with LOTS of Marriott's, Hilton, and Hyatt hotels and BAM APLE came up!

    Nice list, I own all those except APLE and am very happy with them. If I want a stock with no dividend, I will go grab a growth stock, not a REIT like APLE that had to cut their dividend and not pay me to wait. I am more interested in MAC (Macerich), still paying a div at 5.71% and could double in value this upcoming year.

    What about ARMOUR residential?
    When it comes to REITs I hold Realty Income (ticker symbol O), ARMOUR residential (ticker symbol ARR), MFA Financial (ticker symbol MFA) and New York Mortgage Trust (ticker symbol NYMT)

      I held armour for a good amount of time. I know people state to not go by price, but there are better stocks with lower prices and higher dividend payouts.

      @@JohnDemetriou I do not want to be the person who recommends stocks because if they fall, I do not want to be the idiot who suggested them. The best way to go digging about is to KNOW stability. Type in "the best stocks to retire on" in Google or "best stable stocks to pay you consistently". You just have to know the right words.

      It's a lot of mortgage REITs. I like MFA but wouldn't overweight so much on mREITs. Just too volatile and tough to make money on low rate environment.

    I invest in Vanguard's REIT's but I also looking forward to purchase rental property in future. Just want to wait and see how the housing market will be in 2021 - 2022.

      Just remember REIT dividend is taxed on ordinary income, NOT capital gains. That is ok if your new and has little money.
      Once your money becomes bigger, REIT is only good on Tax-less Growth . Example is Roth IRA.
      However if your after Appreciation, then it don't matter.

      Some people live off dividends, so having them on a Roth IRA, and your not 60 yrs old, there will be tax penalty.

      Save what you need and invest the rest. Start little and grow your account. Everyone started little

      1) save 6 months of what you need to live on in a savings account.
      2) Contribute to a 401k at work if available to extent they match.
      3) open a ROTH IRA

      @@janshuster1426 I have a 401k plan.... I think. If its the same thing, i have 0 knowledge when it comes to financial knowledge. All I know is that my job offers a 401k plan with a company named fidelity, and I set it with 11% contributions. Is that what you mean and is that decent?

      Yes Fidelity is good.
      I doubt your company matches 11%
      Without writing a book as to why ( read the power of zero )
      1) only put in as much as they will match. ( ask personal ) put it in an S + P 500 index fund or even better ETF ( exchange traded fund ) if available.
      2) open a ROTH IRA at Fidelity. You can contribute up to $6,000 / year ( if your company only matches 6% for instance you will have funds you can afford to put in the ROTH ) Try to put the whole $6,000 in.
      Invest that in index ETF's other than an S+P 500 fund so you start to be diversified. IWM or IJR are small cap funds. EFA Is a foreign stock fund.
      I could keep writing but I don't want to write a book.

      I like the NNN business model but not a fan of diversified REITs. I think WPC is attractive at this price on its industrial properties but generally prefer more focused REITs.

    Some of these are just too rich for my blood. I started a brokerage account with $200 and I add $200 at a time. I never buy partial shares.
    Is it a bad idea to invest in a cheaper eft that holds these?
    When researching EFTs I don't know how to find the fee's that they charge as well.

      I wouldnt touch dividend stocks with a small account, look at tech, 5g Lidar stuff like that. Youre better off trying to multi bag and later consider low risk income stocks

      @@hermitally419 thank you for the advice but that's not my plan. My plan is to produce a portfolio that pays dividend payments every day. The strat has worked well so far and this month has been okay but when I replace a stock the one I pick always seems to be garbage. Every etf I picked has preformed very well though. This leads me to ask what I asked.

      @@bware4455 I would go into a robo advisor and auto invest. Build up funds and then move to individual stocks. An ETF will perform better than most individual stocks. If your interested in dividend stocks that's fine but I would set my expectations. The indexes will generate higher returns than most individual stocks, but I am sure you know this. Corporate/Junk Bonds and Emerging Market/International bonds combos will also return good yields and returns. Purely emerging market bonds and junk bonds are risky though. Best of luck and take care. I would take growth stocks into consideration. Look at the FSPTX and JMGMX and MPEGX as examples again as examples im not saying invest in these.

    real estate sucks....Taxes every year and insurance on my house also repairs every year. Got 187 thousand in my house and realtor says its worth 125 thousand...Great investment. Realtor says neighborhood doesnt support higher price.

      Like water stocks much better, Look at the earnings on a water company. I am thinking ARTNA. Just keeps going up Year after Year there is no steady or losing ground on these stocks just up. Also with the change to clean energy this will accelerate. BP is already changing to hydro energy and so are some others. The demand for water will be big. Of course unlike oil we cant seemed to make more or get more so its not like you can go in your backyard and drill for water,,,,,
