    Those who have seen US housing collapse in 2006-08 when papular deals were buy one get one free know, even rates comes down to zero percent. The main driver to support housing was jobs. people who lost jobs in larges scales were unable to catch buy one get one free deals due to floods of bankruptcies.

      US 2006-2008 crisis was triggered by mortgage securities default. Entirely different story than what's happening now.

    A lot of options are available in Alberta these days. People are buying properties here and spending 600k and giving basements and top floors on rent and paying nothing from their pocket.
    A lot of outsiders are investing in Alberta, the number of people in Canada is significantly higher and it will take years to build the houses for everyone.

    So as per the guest the 5 year fixed rate is down because they have excess money? A highly naive and misleading answer. With no offence 5 year bond yield rates has come down in past 6 months which has come down dramtically. Excess money with the banks are a small micro factor.

    Greedy? When someone doesn’t even have a place to live isn’t called greedy it’s just a necessity of life. Too bad we just don’t have ethical people (realtors and lawyers and some builders). This change happened only since governments started printing money since 2008 markets turmoil.

    Banks don't lower rates because they have "extra funds," they lower rates because the fixed rate is based off bond yields, which have dropped. This is the problem when mortgage brokers/realtors try to become economists - learn the fundamentals first!

    Housing market will continue to go down. The realtors are just trying to pump the market to make commissions. Local incomes cannot keep up at the current selling price thus prices will go down more.

    There are more than enough houses in Canada to house 60m people never-mind 40m, there are cities like Hamilton or London and so on where there is only 1 person living in a whole bungalow house. It’s just that investors have been holding onto houses and artificially increasing demand. If everyone in Canada only had one house, there would be no renters in Canada. Everyone would be living peacefully in their own homes.

    Trudeau & team have been the worst Govt. They could learn from other countries like S. Korea, Singapore where when a buyer buys 2 or 3 properties their closing cost ( tax) 10-25%. For foreigners & companies buying residential properties it is even higher.
