I am shocked that Bacari had tenants in there but I suppose it is because of the shortage of homes . I hope the tenants have moved into somewhere warm, safe and secure and therefore look after it better . There is no way that property has fallen to shit in the past decade. It's taken much longer for it to decay.
If a property is looked after like cleaning the bathroom and floors believe me it can last a lot longer. The bathroom was fine as you could see as it all worked but just looked disgusting you due to how it was maintained. When people rent especially council so many (not all) don’t care as they are not paying for it.

He as the new owner should have taken a look at it the moment he had the keys and would have noticed that its unlivable conditions for tenants. Hes now going t do this up to the "basics", turn it onto a HMO and get alot more money than he was before, all while charging extortionate pries for his new tenants, dont quite get why hes being applauded so much here.

@@mh8316 you need to factor into the equation that tenancy laws are a lot more in favour of the tenants than they have ever been. That, plus the sheer lack of availability when it comes to quality trades in the London area mean that it can take a long, long time to redevelop a property. I've known people have to wait 12 months just to get quality trades in to do the works. And then you are talking around a 70% higher cost than anywhere else in the UK to boot.

Each bedroom needs to he 6.5sq meter to meet hmo regulations, best thing to do is, to split the kitchen downstairs with a bathroom/kitchen, and use the upstairs bathroom at a bedroom
YIANNI actually for your information that skip is over full. What are you doing now? Something called greedy boarding. Which is where you place doors and any big wooden object at the side of the skip to increase capacity.
Its always worth getting a SAP EPC done prior to any works incase it has a very low grade as it may be worth insulating those solid walls if your plans are to do it as a HMO as you'll save on energy bills.
As a landlord and a renter, I can safely say that I have seen most of this already for properties I have bought and rented out. Personally I take a bit more pride in the place I live and keep it clean. A courtesy that I have rarely seen from tenants. I am more vigilant nowadays and rent out through an agent who background check all applicants to ensure this doesn’t happen.

They probably couldn’t afford to spend much on the upkeep after paying crazy rent… bet the only reason he kicked the old tenants out is to add that bedroom and squeeze even more revenue out of people in an impossible situation. Private landlords are part of the housing crisis.
No idea but it was disgusting. People always blame the landlord but everything was working. Kitchen, bathroom boiler etc, might not have been new but the way it was treated re never being cleaned or even just cutting the grass was a shambles.
The hoops you have to jump through in domestic rentals are just relentless, commercial and industrials rentals are far more worth investing time and money into

A fantastic, much needed family home with garden….. way too small for HMO and all that comes with them. Make sure you put a garden maintenance clause in the agreement and you must get them to agree to this before signing… not too sure if you can do this with HMO as not really workable ….

Property price + refurb cost money mate, hes speculating let him accumulate, however, which way he wants. HMO or a bus shelter hes money hes choice.
