    Great video! We are in Phoenix metro area and starting search on homes close to a beach and Myrtle Beach is in our top 3 areas to move too.

    We live in an oceanfront condo in North Myrtle Beach and we decided to sell our condo. The market is crazy right now. We bought out condo for $145K and just sold it for $275K. It went to that price in just a few years.

    Harvest Ridge is miles from anything. I will say there are a few adorable homes in the historic district of Conway however.

    Hi Jeremy. Maybe you could do a video with a list of large employers in different fields for people looking to move. And possible jobs and pay that are highly available. I'm a chemical plant operator. Looking for something close in pay to what I make now. Thanks 😊

    Could you maybe talk about Myrtle Beach and the cost of living from a rental perspective? Is it mainly a buy and sale area? Are rental properties mainly priced for tourist? As someone coming from Philadelphia or New York, apartments could run a few thousand a month just for a studio. I'm just curious of the market there, if it's the same or not!

      Hey there! I actually did a video a while back, it's a LIVE video with Riesa Best of our rental division and we discuss all this stuff. Here in our area you can find some rentals that would get you a nice 4BR home around 1800 sq feet for around $2,500. There are many other single family homes for less and even less on Condo or apartments. My company only allows me to do sales so I stay away from the rental market for the most part. I would recommend checking stayandplaymyrtlebeach.com for rental inventory!

    It's funny when some people don't know what they are talking about....
    I'm moving there from Pittsburgh PA. A comparable 500k from SC will cost you 650k here in PA. But wait, that's not all. The house here in PA will cost you about 12k/yr in property taxes. In SC, maybe 2500 or less?!?! Myrtle is very, very affordable.
    My current house is 1550 sq ft. It's worth 300k. Property taxes are 5500k/yr

    "affordable" is relative.
    comparing apples and oranges.
    I can tell you that homes in my area (IL) that I have seen that I would consider barely livable, older with little to no upgrades are +500K and homes that are less than 12K/yr in real estate taxes are rare (just over 4K/yr in my 2 BR condo). I just need to convince my sig-other to move. . .
    But to his point, all the prices everywhere has been going crazy in the past 3-4mos

    I like your content. People could learn from you before moving here. However, not sure if you are turning into a DR Horton sales rep, even if you like your home. Also, keep in mind that DR Horton doesn't have the best reputation in lots of US areas - in our last subdivision up north they had lots of quality issues, low build quality, cheap components and terrible customer service. We would never consider a DR Horton home because of those issues - never owned one, but what we saw wasn't encouraging and I wouldn’t be brave enough to be buying into them, especially not at 400+ - these homes aren't really a great value for the quality they provide as soon as you look beyond the square footage beyond the drywall. Maybe listen to concerns and hear what they are saying rather than disproving commenters. We know you know your stuff. We came to the area last year starting to look at about 450k. We quickly increased our budget to 500, then 600 and then 750k to get into the features that we wanted - 3000sqft, quarter acre lot, some special features that doesn't look cookie cutter. We bought at just below 700 in Carolina Forest and its now probably 850. I would not call it a luxury place, just very nice: 3400sqft, lake lot, 9 years old. So, if it's that, the commenter is right, 700 minimum, 800 more likely now. I'd call this range higher end, luxury is substantially above 800k. And if it is a "used" house, you need to budget 25-50k minimum extra for repairs - we are closer to 100k with all the repairs and updates we need to make and I assume, in our current market and the neighboring homes, it'll be 950k after that. So, yes, if you don't want a non cookie cutter home, it has gotten pricey. We'll see how much longer buyers are willing to pay these prices.

      @@jeremyblanton Waterbridge. Not too far from you :-) We bought largely because of the amenities and our guess which community may hold its value best in an overheated market. We considered Plantation Lakes, Cypress River Plantation and Prestwick. Waterbridge has incredible amenities, which you really only experience to the fullest when you live here. We moved from IL and did so with the expectation that the home has to offer something special beyond square footage. Waterbridge hopefully stays special even with DR Horton building here - our assumption is that people may want to live here even when the market tumbles. It comes with a price - Chesapeake builds up quickly in mass-production at 500K+ with some homes touching close to 700K. DR Horton may do some damage to the values here, but, for now, and to the earlier point - Waterbridge and Plantation Lakes seem to be at 700K and above for a ~3000sqft home.
      We are astonished by the availability of money in this area and that is pouring in. It'll be interesting to see how this area holds up in a recession - maybe it continues to grow?
