WOW. that was extremely insighful. Did not realize a pre dry wall inspection was so important on new construction. Richard obviously knows his stuff. Thank you for sharing.
One of your best videos. This was so informative with Rich’s background. A huge asset and if people are from the area or out of state. We didn’t realize his background.
Hi guys; I met you briefly while you were with other clients at Wellen Golf and Country Club. I’ve been following you for about 14 months. We stayed in Venice last Feb and March and looked at new construction by ourselves and almost bought in Lakespur. Also was very close in Wellen Golf and Country Club. Ultimately we are glad we didn’t because we know we want to be in Nokomis/ Sarasota which we knew from the start but we were open to checking out other areas. Though we enjoy all that Venice and Wellen Park has to offer most of where we enjoy is Sarasota. We loved Beachwalk but we personally are not fans of the beaches in Manasota or Englewood. We also looked in Lakewood Ranch and Waterside. Has everything but the beach. We are Team Siesta Key all the way !!!! We pretty much know we want either Talon Preserve, Sky Ranch or Vistera. Also, we want to be in Sarasota area because we’ve convinced our daughter and her family to move there and she wants her son to go to school in Sarasota ( plus I babysit a bit and don’t want to be 45- 1 hour away. Would love to discuss all this with you !!! We live in Boston . Thank You
@@joannrobichaud668 yes we all hate builder paint ☹️ but that would be an upgrade depending on the builder. I’m not sure which builder offers it. Otherwise, we can give you a referral for a painter.
I mostly hear builders delay fixing a lot of things identified on the final walkthrough and send the buyers to “warranty” which takes a very long time to fix things and sometimes doesn’t even fix them if they’re cosmetic. They say the house is livable and leave cosmetic items undone. What are some tips for getting the Warranty department to do what they are supposed to?
Many builders build the attic very cheaply and they say it’s only made to hold equipment, not people, which conveniently is their excuse to not let inspectors get in and look at the roof from inside. How do moisture meters work/how accurate are their reading if you aren’t allowed to enter the attic?
@@coralpetals I’m not sure what you are referring to because our inspector does go up in the attic, every time. I know the builders say not to stack heavy boxes up there but our clients put down plywood and then you can store stuff up there.

@@joannrobichaud668 Some builders offer up to a 4ft bump out. It would be an upgrade when building from scratch.
Need a mold inspector before drywall or Brad does it?
Brad would be the one to do that!
Also I like eggshell paint. Not flat paint that can’t be cleaned.

Does Brad ever find nothing wrong?😊🙏🏻
Would love to hear YES lol
Unfortunately, no but he does find very minimal stuff often!
STOP THE NON SENCE BUILDING IN SARASOTA COUNTY
“Sense” but ok. Thanks for watching!
I don't know how you guys in good conscience push homes that you know are 30-40% overvalued.
@@daveelsid2238 how do you even know A) the purchase price or B) how much we negotiated for our clients off of the purchase price?
Doesn't sound like you are disagreeing about the market being 30-40% overvalued.
