  • Sometimes we need to go back and fix something. Today we go to a deck we built 6 years ago to fix a leak and go over what happened.

    Yes indeed , behind the door casing , under the door threshold .. may have to pull that door, put a proper pan or flash it in butyl tape , reinstall the door.. water is brutal..
    not many guys know how to install a patio door , or any exterior door properly, not the deck builders fault but it will have to be dealt with at some point. You are a good man for going back . Class act, the homeowners are lucky they chose you. Mr.Tom

      I'd check that the weather stripping is in good shape first pulling the door.

      Totally agree. I remember my first patio door install. It did not go well. You want to be OCD level accurate on everything. Just a different level of tolerances from a single door.
      I doubt he got the leak with that fix. -although we don't know the contractor side of the deal. It looks to me like he isn't responsible for the pan flashing on the door so he went belt and suspenders on everything that is within his area of responsibility. So if there is another leak there won't be any doubt and the homeowner can hire someone to remove and flash the door properly.

    Just a thought , put those plastic ledger spacer blocks between the ledger and the house on top of your first layer of flashing tape. That space allows water to drain out.Tape flash the top of the ledger and use metal flashing on top of that.

    The only way to fix that properly is to take the patio door out and put down a sill pan under the door

    You have very informative content, I love it. Thank you. 1 question , why don't you get yourself a roller to make life easier and apply the zip or the gambler tape securely to the ledger. It's much easier , stretches it easier, faster and gets all the air pockets out . I used to use my hand and racked up so many splinters and cuts. I see this video was pretty old so I'm sure by now u already purchased one

    If it leaks again, it is the low profile threshold of the door!! The gaskets are garbage and cut too low. Sitting water Or rain, wind drives it in.
    I spent $10,000 on four Milgard Fiberglass doors and ALL four leaked.
    The doors are poorly designed, if you don't have much of an overhang, wind will drive that water in, as water comes down the wall and doors.
    Manufacturer came out also determined that the gaskets are too short.
    Easy way to inspect this is to see if you see daylight from the inside of house.

      I think this is the culprit. You can tape and silicone all day long, but those dang doors with no overhang are a PITA. As you said blowing wind and rain finds even the smallest of issues with the door. The deck was the byproduct, but the door is the issue. I'm to the point (and I know you can't always do this) that storm doors are essential for exterior doors facing the harsh elements to act as a barrier.

      Most likely warranty, most companies have a 10 year warranty.
      Again, that's most. So could be he charged. Who knows really?

      I've seen companies only warranty a year on workmanship. Something Like this, unless he installed the door this wouldn't be on him

    Pretty straightforward when you have a timber wall to attach everything to I would say. How about UK pebbledash from 1930? What kind of flashing would you use to protect against water penetration? Our 1st floor balcony has nothing and we get leaks on the ceiling underneath - above our French doors. Anyone?

    1 yr on craftsmanship. And I would have flashed in the next row of siding down to on top of your g tape. Good stuff

    Why you didn't positive lap the g tape is beyond me. That's literally basics. Think like water

    It looked as if he put the butyl tape over the house wrap at the top rather than leaving enough to have the house wrap sheet over it. Did I see that right?

      Yeah, he should have cut the Tyvek long to run the water on the outside of the peel-n-stick. It's going to leak again in driving rain.

    "We're going to silicone the heck out of it" Not encouraging words. You cut the Tyvek too short so it now cannot overlap your peel-n-stick. It's going to leak again. Also drilling through peel-n-stick kinda defeats the purpose. My focus would be on the flash under the door at the sides. I have fixed those before with metal flashing.
