Good afternoon sir firstly I congratulate you for providing such precious and relavent information to us without any cost. I have an urgent query kindly reply it. I am from Aligarh up. I am going to buy a flat . Builder ne sirf 400 gaz mai 4 manzil bnai hai or total 14 flats. Please btain kia kia documents dekhne chahiye ya ye illegal construction hai. Usne bola humne compounding krai hai. Iski puri jankari dain ajkal har koi choti jghao par flats bna rahe hain kisi ka 500 gaz area kisi ka 1000 kisi ka 400. Please guide how can we buy these types of flats
Why not buy a flat a few years after the project is completed from the secondary market. That way all the risks and defects of the property is well known.
I have seen a flat which is almost complete in the top floors they are doing the tiles work .. The builder has given the Commencement certificate The builder verbally says that it's RERA approved he will get OC. And now as per my knowledge completion certificate also the builder needs to get right, And he verbally says that they have RERA approval, but the RERA no the builder didn't provide me yet, I checked from a advertising website and found one RERA no for this project and when i check back in RERA it said not approved, The builder says he won't mention about the RERA,OC,&CC in the agreement,, The builder says that he can get me a loan from SBI I checked the documents of the land given by the builder the lawyer said the land is clear, but the building plans and those aren't given here so i can't say.. Should I consider buying this property ??
Technically you should'nt buy such properties, but there are certain land area sizes wherein RERA doesnt apply. With mere Khata applicability you can consider, suggest to meet a property lawyer to seek a green signal before purchasing such ones
@@valueaddrealty This as i checked with land documents given by them they brought land in 2018 and then they started construction in 2019, So it's after the RERA act
