@@propertyguru22 Yes, getting rid of the golden visa was an excellent idea because foreigners were driving up local real estate prices and making it impossible for the Portuguese to afford to rent or to purchase a house. But this did not change incentives for Expats to move there. You can still apply for a D7 visa and pay 10% in income tax under the NHR for 10 years. If you are an American, the tax treaty allows that 10% to come out of your tax bill - 10% to Portugal and the excess to the US. I would rather pay the tax to Portugal than the US if I was living there. I think dumping the Golden Visa was a great idea and won't affect me at all.

I hardly ever am bothered by the mosquitoes. They regularly fog so it’s not a problem. I was just filming in a somewhat isolated area with lots of foliage. ❤️
@@andrewtaylor4558 Hi Andrew, for some of us who are mosquito attractors , a mosquito problem outside and in the home is a nightmare ( with the heat and humidity it will be the TRIPLE Whammy ). Hopefully, it's not a problem but be advised to wear light pants and long sleeve shirts and bug spray ( like I did in Guangzhou China but still got bit so often ).
I am sensitive to sound and the main problem I have with most condo's in Asia is the lack of proper soundproofing. Often agents tell it's super quiet, but when I check myself it is not quiet at all. Of course I can choose a bungalow in a remote area, but I also like a central location, if only there was a condo with proper soundproofing. Even if there are double pane windows, these are almost always poorly constructed in Asia, offering not that much soundproofing compared to the quality in northern Europe. This place looks great, and has a lot of things going for it, but the soundproofing might be the dealbreaker. Therefore I very much appreciate if the agent can give well-researched answers to my questions 1) with doors and windows closed, can you hear any traffic sounds from outside? 2) can you hear neighbours? 3) can you hear toilets flushing from neighbours? 4) what if any, are other sounds you can hear?
I think construction and soundproofing are light years better here in Malaysia compared to the US. The walls between units are all thick brick and plaster. Yes, double pane windows would be nice but honestly except for the occasional siren, I hear almost nothing from outside my apartment. Perhaps because I’m on the 28th floor. I rarely hear anything from neighbours either. I doubt this apartment in this video would work for you as it is right next to 2 major highways. I’m not sure if it has double pane windows though. It does sound like a house might be better for you. 😊
My opinion, if you live on lower floors(less than 10) you will hear traffic sound. In good areas, your neighbours are more educated. So being noisy is not their behaviour. They are not Airbnb for backpackers. So that is important. I read complaints by tourists about noises for Airbnb apartments especially vlogger from romania(romanians on the road). Being tropical, it is not logical to have insulation like American homes eg yellow fibres for insulation from winter between walls. That will never happen in South east asia. Unless owners put in extra insulation like cinemas, you will still hear sound but minimum. I visited a friend's condo at a high end area called "the rainz". No sound from outside. But he lives at 20th floor. But the price is double than normal landed terrace homes. At rm 1.2m.
Generally speaking, modern skyscrapers (and really buildings greater than 6 stories) are built with more heft to them as they need to withstand great forces (wind, weight) and must be structurally sound so they are not compromised or fall over. This usually translates into more dense materials and soundproofing is better. I don't think single pane windows are ever used in a modern skyscraper. I would probably never say this is always the case but in the majority of countries general physics dictate stringent building codes. I'm not an architect or engineer but do have some familiarity with skycrapers as an urban planner and have also lived in a skyscraper on the 26th floor. Getting a unit as high as you can is preferable to avoid hearing sirens and city traffic. But it is always difficult to avoid city sounds completely.
@zzzowie. Yes, I agree that there are some condos I've lived in like the ones you've experienced. I lived in a 2.5 million dollar condo for a few days, but the noise from the door and bathroom above was quite loud and disturbing, especially at 2 a.m., making me think twice about buying a condo.
Taylor, For any Condo, please mention the monthly Maintenance charge for 1 and 2 Bedroom Units. This is important to know as it is a fixed, ongoing expense.

Interesting video. Just have to watch the rental management if they do not allow others to operate. If they are not up to it you may be stuck with no alternative and have a white elephant. Many apartment blocks in KL have banned the short term rentals and the values have dropped massively and there is an over supply of units for sale and rent with many many more coming to market. The permanent market is also over supply very cheap and not a good return. But in saying that Malaysia is a great place and enjoy it, just adhere to local customs - it is a Muslim country!!

There r a number of fully furnished unit, the 15 yrs old verve suites is such product. I see more con then pro of this project. 1. The size, from 1400- over 2500, n with abnb intention. It definitely won't gel well with the big unit buyer. The rich definitely won't want to live with holiday goers , with kids running yelling n jumping in the pool n playground. If u look around at those popular super condo, u will notice that the size is similar, Like Serai Bangsai, Palazzio, Seni, MK10 MK11, Binjai etc. The super rich doesn't want to have poor neighbours. 2. There is a reason why fully furnished unit is not well received here, cause every units will look identical. When come to rental market, the products is exactly the same, then the level , the view n asking price would be the factors. N for the influence buyers, this is a not a plus point.

Not specific to this property but...if I wanted to rent a furnished apartment/condo for 3 months, what's the best way to do it other than Airbnb? Should I contact agents such as Carmela directly or reach out to the Management Office of a property I like? I've heard there are restrictions on short-term rentals and wondering how I can avoid having to stay in a hotel if I visit for a few months.
Unless you know specifically which property you would like to rent, you can try the Mgmt of the property directly, they may have some units or know the owners of the available units which they can recommend you to. Alternatively, you can try an agent. But for a short term stay of 3 months or so, your best bet might be Airbnb and you can try to negotiate on a cheaper rate for the whole 3 months, instead of a daily rate.
Staying in hotels is not practical. It is expensive and laundry is expensive. A condo is a better choice as you can cook too.. If you can get an agent / management for 3 months rental will be the best. That I agree. Even better, you get to know local friends. They can help a lot.
Hi, I do this regularly and go again on 01 June till end August. I stay at Star Residence One in KLCC. The agent I use saves about $1000 on air bnb prices, so about 5000rm per month for 3 months.+electricity and water (mine is about 300 rm for 3 months) 1 bedroom fully furnished. Car park extra. The starting price was MR 220,000. Probably a studio. Anyway I went to talk to them and my wife pulled me away, "you're not buying a condo in Malaysia" she said. I told her my dream is to own a home in a foreign country. She said "it's the wife's job to crush the husband's dreams"🤣 She was the one that told me not to meet strangers from the internet when we were in KL last January. I'll keep watching and when one looks right I may come back and surprise the wife! 😂

As well as I’ll have a place to stay when I visit. In order to get permanent residency in Malaysia I think it said minimum purchase price for a property was 250k So that would be my ideal price. I am “speculating” the price of the unit will go up long term and doing it mainly for the permanent residency.

After a year, can they take out half of that to put a down payment on that luxury condo and get a loan in Malaysia ? This way they can leverage the bank deposit money into real estate.
