    Your frank feedback on pros and cons of the projects that you showcase is very good. Please could you also cover view of basic amenities such as covered car park, elevators, etc?

    Can you please tell why you mentioned construction quality is inferior as I am thinking of buying Vilas Javedkar but now I am worried. It will be a big help.

      Can't you see how bad the construction quality is plus inside too the materials used in kitchen, bathrooms etc. are very low quality and size of flat also very small.

      @@Linuxworld1968 did you tell me why you think it is best in class expecting me to tell me the reasons for my statement ? Too many pillers for starters. Pooja room in the hall ? That tiny wash basin is a bad idea too. Balcony is too small and so is the bedroom. Windows to the bed rooms don't offer good ventilation. I understand you stay here so naturally finding it to be the best in class :)

      @@Ashish-nd3xj when I say best in class, I compared this with joyville, godrej phase 1, vtp blue waters in same locality. As far as ventilation is concerned, if you have seen flat with zero ventilation that's not whole project problem. There are flats with 100% ventilation in all rooms and there are also a few flats with limited ventilation. You must have seen one with limited ventilation.
      If pooja room should not be in hall then where it supposed to be?

    Construction quality is much better than kolte patil ....not comparable actually

    VJ is best for investment not so much for the self use.

      Their possession is on time. Construction quality is mediocre to bad. Look at their tiles and grouting. Amenities are very basic. CRM is trash

    Guys VJ flats are really of low quality. Their washbasin and toilet flush are of bad condition and only works for a month. After that it starts breaking and muddy water comes out. Ventilation around the house is also bad, it has no air circulation.
    So please be careful while buying especially the one with commercial property with flats.
    You can visit and see their projects in wakad especially the one with Croma.

      Even the electricity is out of service many times. These commercial units like Star bazar they take the electricity and cause shortage for people living in the building and watchman don't even look at it. So thats why please be careful for flats with commercial units.

      1. Multipurpose hall and Amazon Prime hall are different. Amazon Prime movie hall situated above multi-purpose Hall with capacity 40.
      2. The 1st flat you shown is not at ground level. It's at 1st level which is at podium level. Temple and Children play area at ground level
      3. Other amenities (some in progress) - Barbecue open Kitchen, Tennis court, Basketball ball court, Covered Swimming pool, Clubhouse with indoor games, walking track, Yoga room
      4. There is separate basin given for Utensils washing in Dry balcony. Basin in kitchen is for fruits / vegetables washing.

    Buy before these kind of flats start getting called out to be villas 🙂. Day by day builders are cutting on area and increasing prices. Happening with almost all the builders. Almost every builder is cutting on the dining area. I had visited a flat in Wakad which costed 75 laks and didn't understand why guest room was around 8 by 8 sq ft. Also dining area was negligible. Poor people have to empty pockets and get nothing much to celebrate.

      Exactly- the sizes are so so small. It's impossible for a family to stay in these. I don't know how they calculate carpet area as these are very very small flats!!

      It is all because it is near the IT park.Nothing else. The rooms are small but even then people will buy or rent here just because they are near their organization
