    Your rentals are so beautifully curated and taken care of and it’s a shame there’s people who don’t take care of things and or steal things. That’s disappointing.

    My husband and I owned a rental property. My co-workers thought we were rich, but we just charged enough to cover rent, and the tenants did a fair amount of damage before they left (laminate wrecked in several rooms, paint was needed everywhere, cabinets needed a fresh coat of paint too. I think owning multiple properties always looks like you are doing well to someone who doesn't own them, but they forget how much maintenance is involved with someone else using your house.

    Such cute rentals! My husband and I have been in the vacation rental business for over 30 years and have learned a lot over that time. We use beige or gray linens (white looks nice and crisp but gets a worn look over time); also beige or gray towels. We use the packs of washcloths and just toss out any that get stained (or use them for cleaning rags). Stacking sets of towels at the end of the beds keeps guests from throwing their suitcases on your nice duvets (2 bath towels, two washcloths and a hand towel per person). We always have paper plates and plastic cups in the pantry--cuts down on wear and tear on the dishes. You are so right about cleaning--we have yet to find someone who does a thorough job and always go behind the cleaners to fine tune. Oh, and we also have cut back on the number of decorator pillows and only use ones that have zippered or buttoned covers so we can wash them.

    I airbnb'd a full home in Dublin for 3 yrs. A friend works in airbnb and she told me its a very common phenomenon to become burnt out. She advised 1. Take a short break and hand it over to a management company. They take a larger cut but for my sanity, it worked! 2. Delagate some jobs. I got 2 sets of laundry and got them laundered, always having one on hand. 3. This was tough - remove some items.. less cleaning and it honestly didnt affect my feedback at all. 4. Be kind to yourself. Its a 'side hustle' that takes hrs each wk. Managing the questions/platform, maintaining the property, cleaning/arranging help.. my 3 bed, 10 minutes drive from my home took about 6- 7hrs a wk, on a good wk!! Your doing great, remember that.

    My family of six just finished up two weeks at an East coast AirBnB. I made sure that I was careful to distinguish between what should go in a public review (it was clean, well stocked, and just as advertised) vs what to share in private feedback. (If a stranger is going to be showing up to fill the cistern and needs to come into the house, there should be a way to warn guests ahead of time.) Also, when using their beach toys at a nearby beach, a kid (not one of mine) broke the hosts' sand pail. We immediately went and bought a similar one and alerted our hosts. I can't imagine breaking something and not even having the decency to inform the owners!

    This was a very informative and honest video. Very well done.
    It reminded me of what I say about retail. Everyone should have to work a week in retail before being allowed to shop it. If only the 5% you spoke of, truly understood what you do for them behind the scenes, they might respect you and your home better.

    My husband and I have a farmhouse property that we have owned for 20 years. In 2018 we started using it for Airbnb. Everything you said is exactly the way that I feel!

    I agree here. I've been managing a group of 6 short term rentals on airbnb for 4 years now. I agree, 95% of the time and the guests, it is pretty smooth. Then the 5% who complain about everything, don't read our cancelation policy or rules, and can't be pleased, almost ruin it for the rest of the time. When I have to deal with those 5%, I almost want to quit doing it. I just take it one day at a time until i can't do it any longer. A lot of people just don't follow the rules, like bringing pets when pets are not allowed, leaving some really nasty and questionable stains on the sheets and don't bother to do anything about it. We try market to our ideal guests and to answer all the guests questions and anticipated questions that they may have on all our listings, and it seems like a huge chunk of people simply don't read it, then they book and then are disappointed with what they booked because they didn't take the time to read. Please read everything thoroughly before you book a place. Again, the 5% almost ruin it for the rest because they are so difficult and entitled. It has definitely changed the way I approach being a guest and a consumer. I have always worked in customer service and try really hard to be a good guest and customer. Hospitality and s.t.r. management is not for everybody. It takes its toll mentally.

    One thing we’ve learned is to have a second set of linens for each bed in the rental! That way you only wash the duvet/comforter, switch the sheets with clean ones, and then take the dirty ones home with you to wash!

    All good tips to know.
    I have a rental unit, it's a duplex. I live on one side and rent the other side out.
    The rent I collect pays the mortgage payment, that's a good thing.
    Luckily, I have tenants that stay several years. I don't like the time when someone leaves; lots of work. Maintenance, repairs, painting, carpet cleaning, general deep cleaning; all hired work. Advertising, background checks, applications, interviews, lots to do prior to each new tenant. Usually a month vacant to handle everything. I certainly wouldn't want to do it as often as required for an air b & b. It really has assisted in my monthly budget, well worth it.

    I have zero aspirations for becoming an AirBnB host but I really appreciated hearing your honest account of your experiences. (Side note - I would go crazy with the damages and “lost” things if I was a host, especially with all the work you personally do on your spaces!) Also, I know you’re in Canada somewhere and if I was looking for an AirBnB there, I’d definitely be drawn to your spaces - they look so beautiful, cozy, inviting, and well appointed.

    Great video! I’ve been self employed most of my life…and despite the “non paid” hours I work, I’m still happier than if I was clocking in time with someone else. Self-employed, small business owners are a special breed for sure! It’s not for everyone 😊

    As a full time business owner. I will say that people lie, steal, try to manipulate. Its tough because I find when I give someone the benefit of the doubt and they let me down. It makes me look at all my customers the same. Its part of the beast of owning your business. Its tough and can be tough or your emotions.

    Hahaha ! I had to watch this !
    We are not on Airbnb, but we own 2 vacation rentals on our property, plus a small scale campsite in the southwest of France. Everything you said in your video is true.
    During the summer months we only let the houses per full week, change-over day on Saturday. I am already in a panic for the next one. We do the cleaning with one other person and I do all the laundry and ironing. My husband repairs what's broken and he does the gardens.
    Thankfully, most guests are wonderful, but I don't know how much longer we'll be able to go on as I've had heart problems during the winter and am still not feeling my old self.

    Thank you for this. My husband is encouraging me to get into the STR business with a big barn on our farm. I know it would be more work than he thinks. Reading some of the comments here, I think it would be great if you'd do a video on practical tips to make STR's easier. (Like the tip someone offered about using beige or gray towels, since white doesn't stay crisp-looking for long. Great idea.)

    This was very helpful! We recently went from long-term rental into the short-term. The fridge broke down in the transition and we had to replace it temporarily with a mini fridge since none of our guests were large groups and we were out of town. The second guest was interactive with us and asked a lot of questions about the area, etc. Not one complaint, and even said they were going to leave a great review when they got home. While I won't say it was a scathing review, it was hurtful because they complained about the refrigerator, and a couple of other things and left 3 stars for "value." I had recently stayed at a not so clean or accommodating motel in a similar price range, so I took it way too personally, lol. It wouldn't have been so bad, I think, if they'd have told US instead of all of the potential guests that there were issues they weren't happy with. I'm already second guessing the decision to switch, lol.

    Well, my family gets together for one weekend out of the year. We rent a house that will fit all if us. We video the inside of the house that shows the date and time. Because we been charged for damages that we did not cause. So to cover your damages always video the house before you rent it out and after they leave. Most of the places and list of rules, framed and mounted on the wall.
    Some renter complain, just to see if they can get their money back. We call them SF's. I think your rental are Beautiful. 😊❤

    I also have a VRBO short term rental located in the mountains and yes it is a lot of work !! When I am having one of those days when I am cleaning, repairing and wonder if it is worth it. Trust me it is ! I purchased my VRBO years ago and it has tripled in value and no where can you get that much return on your investment !

    I love your homes! I have a vacation rental & I charge the full cleaning fee. You can also add a disclosure that if it takes more than the allotted time for cleaning, example 3 hrs to clean they will be charged extra for the added cleaning time, & damages or missing items. Don’t be afraid to charge it. That discourages those who don’t really take care of things. We all learn. You know what I did? I had my first guest ask where the wine glasses were? Oh my gosh. We don’t drink so I totally forgot! I had to quickly run out & buy some! Lol so we learn as we go. Also make it a little easier & don’t rent back to back ( unless it’s peak time) I blocked off rental time 3 to 5 days apart so I’d have a different options & less stress. Anyway I’m so glad your doing good. You guys are the hardest working couple!

    Agreed 100% and as a host of 2 short term rentals for 10+ years, it is good to see an honest evaluation of hosting! It's a lot of work and we have done most of it ourselves. And yes, there are those "unique people" who make you want to quit at times! haha Unfortunately, there are some hosts (not you obviously) that don't provide good stays and are not a good fit but We have found it rewarding (for the most part) and enjoy giving guests a great place to stay.

    Great video, and oh-so much better than the effusive ones that extol the virtues of short term rentals and gloss over the downsides.
    After giving it much thought, we opted to forego the AirBnB route with our property in Colorado in favor of offering it as a long term rental. Sure, the monthly income is less (in some months--not in all) that we'd get with ann AirBnB, but it's consistent throughout the year and there's not the constant turnover of tenants. We have a great family in our home and they just extended their lease to two years. For us, that was a better choice.

    We have stayed in many airbnbs and other short term rentals over the years and always go out of our way to leave things clean and tidy but there are sadly some people out there who don’t have respect for other people’s property. We have friends and family who own short term rentals and it’s something we have considered if we had the right property, but we also know that we don’t really have the time to oversee everything involved on top of our other business commitments at this point in time. Your properties are beautiful and I hope that in the long term it’s a great investment for you.

    I think it would be a better situation for most people if they owned their own home if that is their preference, rather than having the supply of available houses taken up by investors.

    SO glad you made this video we renovated our cottage and studio over last year and this year fully and was fully continplating on airbnbing them but i just kept getting this overwhelming feeling of no after being screwed by our last long term tenants so great insight thank you and goog luck in the future i will keep watching for more up dates loving both your properties !!

    Thanks for the video! I can vouch for all your thouhtful insights. We have an Airbnb in our ground floor basement suite on an acreage. It has been a blessing to have the space available for family to stay when visiting, while still having an income flow that covers the mortgage. The commute is short 😉, but I do all the cleaning and turnover tasks and it can be a lot during peak seasons! We block dates to avoid same-day turnovers on Sundays, which helps. I thought it would bother me to have strangers in an out on our rural property, especially with kids, but it’s actually been fine. Like you said, most guests are lovely.

    You hit the nail on the head with all the information and the realities of having a short term rental. I totally agree about the 95% of the guests being wonderful! It’s the 5% that really brings one down though!! Have to think positive for sure!! Thanks for sharing!! My husband and I do most of the maintenance and cleaning so I can’t imagine having to pay for all those services. It would definitely cut into the profits.

    Ive been in several airbnbs where the host was considered a „ Superhost “ and clearly had become a bit burnt out. Also slept on top of a top sheet once bc it was covered in dog hair (ew, and I’m not very picky with regards to hair). I’ve worked housekeeping and really appreciate a well cleaned place and usually leave it cleaner than I found it, especially the bathroom. Your places look super cute. Vinyl floors are sometimes easily scratched, in my experience. Also, your toaster cord stretched like that -- I’d move the toaster to the outlet. I’d also move paper towels far from the stove!     Very informative video! Thank you kindly for the honesty. I’ve no doubt you both conducted plenty of research before pursuing this line of business. Every business, around the world, has at least 5% of clients who are never happy. Being in business exposes the truth about the human race. Everything is relative to THEIR world, their perspective. Impossible to please everyone. 95% is a VERY good percentage. I would be HAPPY to be a guest in either home given the views, as well as your step-by-step vid’s showing your thoughtfulness in creating relaxing spaces.

    omg, Your rentals are beautiful. Any damage done these renters need to be charged for the broken and damage items. Any time I rented a beach house I was asked to leave as I had rented it at. Its respected of the owners. I hope one day I can rent a beach house from you both. Thank you for your honesty. xxoo

    Thanks for your honesty. I considered renting but decided against it for the reasons you mention. Some people live like feral animals and others are jealous and entitled and both those types damage property without a care. They really put big a dent in the appreciation of the 95%.

    I’m from South Africa and we had a 5star lodge and self-catering units on our game farm.
    Totally agree 95% of guests we’re awesome, loved what we offered and loved the whole bush experience.
    The other 5% were just not worth the money we (didn’t) make. Stupid complaints, abuse, theft, etc etc …. I could write a book!
    But we did find it very rewarding & met some really interesting people (as we had to host the lodge).
    Well done anyway on your endeavours, and may your business grow from strength to strength.

    Great info. Our neighbors own several rental properties. A recent guest left an unreasonable complaint and bad review. It really upset them as the circumstances are beyond their control. Once again the guests did not read the listing. Finding good cleaning help has been one of their biggest challenges.

    We just bought the metal wine tumblers for our rental and I did decide to get them all different colors. I know to have them all one color would look nice in photos and in the cabinet but I was going for guest experience.

    I am so particular when I rent a AirBNB that I leave things the same as I found it. I even went out and bought wine glasses for one because they didn’t have them and I like a nice glass to drink out of. I always leave a public review and then leave a personal message to the owners if there are any issues. I have been know to sort the kitchen cupboards too! My OCD gets the best of me sometimes 😂

    Speaking of hiring cleaning service, unfortunately they too can break your things, and depending how you are, sometimes isn't worth it. I know first hand, as I don't have any longer. I would need to clean after, they were gone, and find broken items at times (and they were quite reputable) 🙃
    Like anything, "time" will iron out the kinks, and there is that light at the end of the tunnel. Stay afloat!

    I have my own cleaning business. I live near a high beach rental spot in Fl . All my clients have beach homes .
    Once the homes mortgages are paid obviously you will have more profit.
    As far as the cleaning bill. My clients actually charge the cleaning as part of the rental guest billing .
    They pay the cleaning, my prices are reasonable to what other companies charge and for the size of the home in my area .

Lately I have had bloody sheets, hair all over the washroom floor, etc. 95% of the places we stay at are great but 5% are nasty.       We had recent guests who got blood on ALL of our sheets and quilts! And our place sleeps 12! How did they manage that? We did charge them for extra cleaning, but it took days to get our linens back in order!

      People ask for toys for their kids, specific dietary needs, extra mattresses when we say that exceeds the advertised accommodations. One person parked in the grass and tore up the yard after a storm and didn't even mention (the driveway parks 4 cars).

    we just stayed at an airbnb rental for 6 days. looked magnificent on the website. it was 70% of what i expected. they need better house cleaners. some areas needed dusting badly,ared maybe they missed it because it isn't a livable space. But can be seen coming down the stairs, and i started wondering how clean the place actually was. the bathrooms started growing mold / mildew after 2 showers, literally. And there was visible water damage on the ceiling of a bathroom. I was thinking there should be microwaveable popcorn so I didn't have to buy an entire box! we bought a bunch of condiments for burgers that we felt bad throwing out, so we left them in the fridge. hopefully that isn't "garbage" they have to remove. We were, unfortunately, accosted by their neighbor. Who accused us of littering in the shared side lawn and threatened to call the police. We had just gotten there that afternoon, so had no idea what they were talking about. So yes, the devil's in the details.

    I have a vacation property but it’s far away in a tourist destination so I pay someone to manage the property. Income (after management and cleaning costs) covers mortgage over about 3/4 of the year, but 3 months of the year it’s almost empty and I’m covering all costs. On top is strata fees (it’s an apartment), local government rates, repairs and maintenance. That all totals $12k (aud) that is coming out of my pocket. Definitely not an income but it is an asset that’s had great capital gain and we have can visit a beautiful tropical region and see the Great Barrier Reef a couple of times a year , so some lifestyle benefits too.

    Homes seem to have skyrocketed, but there’s always a dip or a crash! How much could you sell them for at this moment? Would it be worth it to sell while the prices are high? It’s only been two years and you did extreme renovations! You may not get much at this time…. Or will you? Big choices! Even though they’re a “time suck,” I’d hang on! You can’t go wrong with real estate, especially cute little lake houses! You’ve done a fabulous job!
