    362 for an HOA for a home is just crazy. Personally wouldn’t want to live in an HOA at any price.

    You are right, my bad. I went back to the timeline. Now that I know your format, I can just skip to the end of the video to get the price and then if it is priced reasonably and of interest to me, I can move to the beginning and watch the house tour. I am looking to buy a house cash but not at these prices. The market is starting to get a huge wakeup call and is about to crash and reset back to sustainable levels. So I will wait😊

      I like the sidewalks on both sides. Some builders only put them on one side if they have them. Gas is becoming more common and it's nice to have if the power goes out. Some people hook up a gas generator.

      @@NorthFloridaLiving Driers, furnaces and fireplaces can all run on gas. Its a real added perk!

    nice tour why do these builders keep making secondary bedrooms small the kids will eventually outgrow these rooms

      I know. It shows when you have a model that offers 3 or 4 bedroom options. The 4 bedroom plan cuts into the rooms because the square footage is the same overall. Depending on the builder and model, some will increase the kitchen or living area with less bedrooms, while some will give you larger rooms. The bottom line with any business is as long as it is selling then there is no reason to change. Now you have me thinking about future videos. If I find homes that offer larger rooms, I might highlight that. I grew up in a house where my room was 10x9. My house now has 12x12 secondary rooms. Huge difference.

    I’m looking at this house you’re standing in front of thinking it looks like shit. I see whole neighborhoods of these shelter boxes in south Duval, Clay and St John’s county and am underwhelmed. If you buy one in the new neighborhoods with 2-300 houses in 2 maybe 3 colors you’d better have your GPS working or you will pull in the wrong driveway. What’s with all the hearty board siding? I’m guessing it’s cheaper than brick, less ugly than block and easier to construct than stucco. At least in the 30 to 40 year old subdivisions all the houses on the street aren’t identical. I lived in base housing in the 70’s won’t go back now. Oh and one other thing, these new $500,000 to $850,000 starter homes subdivisions look like the Z parking lot at a Jaguar’s game. Cars everywhere, what an eyesore. Also, just noticed the lack of overhang. If you are looking for shelter from the elements and can afford more than a tent KB Homes sure has the answer for you. How about that chicken wiring in the closets. After you move in and get your first Mint Magazine on page 11 there’s a company that for a reasonable price will rip out that wire shelving and replace it with material that won’t cave in under 40 lbs of weight. Garage is adequate if your 2nd car is a motorcycle.

    Nice comparisons to resale homes… what is the cost to insure this home 8 miles from the beach?

      You would need to ask an insurance agent. While new homes generally are less to insure than used, insurance companies factor in the person as much as the property. Because of this the same house will have a diferent premium for different people. When someone chooses to use me as their real estate agent, this is one of the first things I talk to them about. It is important to know. Sometimes a pre approval only gives the the loan amount and does not figure it all.

      Someone explain why living on/near a beach in FL is worth the risk of buying there -- as we've been seeing happening more frequently lately -- even if homes were dirt cheap. No thanks, don't want to be anywhere NEAR the coast..don't "need" any beach!
      Should I move to FL (in due time) I'll be focused on Central FL, mainly the 55+ communities there (near Ocala), such as The Villages, OTOW or Del Webb Stone Creek. WAY less likely there to be seriously storm damaged (hurricanes/storm-surge or other flooding) vs. coastal -- like Ft. Meyers and more recently, Sarasota.

      It can. I actually like the heat if I'm in the shade. When I was in the front there was no shade. The covered patio had a little breeze which was ok.

At 1:09 - 1:25 I clearly state I am comparing this new home to used homes in other parts of the state. At timeline 28:10 - 30:00 I show the used home for sale and give the address, price, taxes SqFt and more. At timeline 30:53 - 32:33 I show the 2nd comparison, a used home that sold. I give the address, price, taxes SqFt and more. At timeline 32:30 - 32:35 I show the new home address, price, taxes SqFt and more. This is the video title " NEW ST.     American new construction is such dogshit. Paying 550k for a flimsy wooden box with no character, and you're SLIGHTLY less close to your still very close neighbors. Throw in HOA fees, my goodness are these potential buyers being taken for a ride.

      This one is $31 month. I have seen many 4x that. Also no CDD. Even with the $372 annual HOA added to the taxes this house was almost 1/2 the taxes of the used homes.
