on the deal with seller for $340k in SC & loan for $280 @ 3.75% & equity at $140k. If you just paying tbe mortgage, & asking seller to move out in order to rent or sell or STR or MTR (collecting money) but the seller cant get his equity $$ until interest rate hits less than 3% could take long time. You are paying the sellers mortgage while renting house & collecting rent but seller loses because he has to wait to get his equity only when rates drop below 3%. Not fair to seller to move out, wait for long time to get his equity @ the risk of you not paying his loan in future (default on sellers loan).

No you can hold for yourself if you're in a financial position to do so. I recommend building up enough capital before you buy and hold.
