    This is awesome. But my questions are:
    - How does the gator get paid back?
    - How long do you plan on holding the gator loan for?
    - The rental income needs to cover the mortgage and the gator loan pay first before being considered cash flow right?

    you mentioned that real estate agents have continuing education that teaches subject to information. Can you tell me where you have seen those classes or text books on it? I know you have a course, but it seemed like you were talking about standardized course that is available through regular real estate schools

    Pace, at about the 28 minute mark you mentioned a mind-blowing issue connected to a title search. How can a wholesaler cloud the title by suing or place a lien and/or memorandum on a home if the wholesaler buyer wasn’t able to find someone to wholesale the house to and therefore goes back to the homeowner and cancels the option to purchase? Thanks for the insight in advance!

      Depends on the term they agreed on, typically within a year after house made profit

    I’m 99% sure I will join your community, I want to be a gator or a PMI, I don’t have time to do deals but I have capital to make sure deals get done, how much can I make as a gator or pmi?

      Dex - That is exactly what I did. I used to be a super pessimistic person. I finally joined Gator in April of '23. It took a few months, but I finally got a deal done and made over $8k on a 2 mo. loan. The money was cool, but more importantly it showed me it was possible. Then I did a few more and joined Subto. - One peice of advice. Don't do what I did and go into my little hole thinking I could do it all on my own. After I sort of tried it out and started networking with people, that is what finally got things rolling for me.     Great way to get a home but im seeing more and more folks saying the bank is calling the note due (due on sale clause). Its never happened to Pace apparently but its happening to more & more folks whom acquire a home, subto

    95-99% of people can't do it like this because pace can overpay dramatically (you can not) never overpay for a free house (it's still not worth it) he needs write-offs ( YOU NEED CASH) BIG DIFFERENCE….

      @Alexkasai there are plenty of seasoned investors who are also attorneys who've spoken out about these risks. Deal structure is just being tossed together without the proper investment into what happens when the inevitable challenges arise. Go back and watch the last couple years of PM... If you can't see it then I don't know what to tell ya.

      @@AK-rza Thanks for the concern! Again, those have been asked dozens of times and have been answered throughly dozens of times with attorney in presence. Pace is kind of guy who drops tens of thousands to hire his attorney so we can ask questions, not only that we have access to attorneys who have dealt with dsc. In the investing world risk is inevitable, so kind of odd you think we don’t do our due diligence?

      @Alexkasai I assume Pace's protection of himself is fine. I don't think the majority of people doing Sub-to are working through things in a complete fashion. My warning is to the common investor practicing this method without an army of money behind them.
      He's no different than Ryan Pineda, Thad, or any other promoter you have seen come and go.
      I've left specific criticism of his inaccurate numbers and his spin. He's made false statements about taxes liabilities and rates that are made to try and sway sellers and PUMP up this strategy.
      There are certainly benefits to Sub-to. I'm not saying it can't work. I am saying he's over selling it to sell himself and recruit more money.

      @ I agree with you, you do good amount of capital if thing gets worse, I personally and I’m sure other investors in the community aren’t that worried bcs the amount of money inside it is in the billions so I’m confident as long as I can make the numbers make sense I can always lend from gators to solve the problems.
      You’re 100% right that sub to isn’t something that half ass investor should even be thinking about, it requires good amount of knowledge and experiences to do it right. The hardest part of sub to is doing it right, like you said it’s 100% possible and in my opinion it’s great tool to have under the belt to make me more money.
      I however wouldn’t exactly call him a promoter, he does promote his community aggressively bcs whole community benefits from having new members, even if they’re brand new. Of course him too.
