其實真係供應少和加息問題,上年的Calgary 的租金實則唔貴,係今年太多人去加得勁,又冇租務管制。我覺得最緊要有車,搬去遠少少,租金自然便d。

其實都係加息問題 . 大部分投資人都係借錢買間屋出租。出租屋一般用浮動利率。如果加一次息加0.25利率。咁房東既mortgage 每十萬。佢月供就加30$. 如果佢借40萬。佢下個月就多120$開資。所以加租就係咁原因。另外。剛剛有朋友買左間屋自住。佢月供3700😅所以好多人選䆁租屋。
兩個人工作稅後收入大約6--7000加幣,供樓用了3700,壓力很大
租金和月供款沒有必然的關係,主要是供求,加拿大去年接受了50萬人,但房屋供應沒增加
