    My dad wanted a basement since he needed to dig down to bedrock for stability in a clay soil. 12' later he got his basement!

    This is good to see. My whole life I've been told we can't have basements here because the soil shifts too much. I'm sure this cost a pretty penny though.

    Hmm. I thought basements were hard to do in Texas because of high clay content in the soil, so changes in water would vary pressure on the walls. Aha! the rebar and the "grooves" should take care of that.

      The backfilling and drainage systems used around the walls is what eliminates pressure on walls. Not that different from where this project is than across the red river.

    Thanks for taking the time to explain what was all required and those extra steps to get it done right the first time. It is all in that detail that makes the difference. This is a contractor that does quality over quantity.

    theres no reason why there shouldn't be basements in tx, other than no one ever makes them....start making them and everyone will have one, especially for safety in tornado alley

      Can’t disagree with you. In some areas though it would involve a lot more ground prep than in this area.

      Seems like a $5000 shelter would be a lot cheaper/easier than a basement

      @@thomassears4920As the saying goes in areas that have basements. Why build a second floor when you can have a basement? Also basements are a lot easier on your HVAC system requirements. In a basement that is where you put your HVAC system along with your water softener and hot water heater. Why do you want to put your HVAC in your attic? It becomes a nightmare for service and replacements. I have been in plenty of homes where the A coil drain pan has rusted out and damage the ceiling below. Same goes for your hot water heater, you hope the drain pan catches the water and routes all of it outside.

      Oh there's a reason. Some parts of texas, you can't stop from the ground moving. The amount of money it would taking to keep the basement intact is not worth it.

      The ground shifts too much. We have a high water table. Too much rock below ground.

    Curious on why you would or wouldn't use ICF for the basement?

      We felt it was best to allow the recommendations by the engineers on this one. I love ICF though.

    It required grade beams in the basement?

      Yes not quite as big as normal but there are grade beams

    It wasn't clear, but it sounded like you were planning on having your sump pump go into your septic. That is usually a bad idea. Sump pump should just go to daylight, no need to run it through your septic. There's no advantage, just potential problems.

      I believe he is saying it’s designed to be a last line of protection in case of a major event. I’m not for certain there but that was my take on that.

      @@TexasBestBarndominium Not arguing with you but I'm not following the logic. If the earth is saturated enough that the sump turns on, the last thing you want to do is pump that excess water through your septic. Now your saturating your already over saturated septic field with 100's of gallons of groundwater. Just run a separate line out of the basement for the sump. It would be a code violation here to have the sump output to the septic.
