I do have one question though. Does Poland have laws re tenants rights, for non-contractual renting? Say you are simply boarding, or if you rent a place from a friend who has a spare place for you, on what we'd call a 'Handshake agreement' in English? Are there any rights then? 3 Months notice, for example, for termination of lease before expiration seems thoroughly generous compared to many places, but what if you rent a friends spare apartment without a contract, no lease, or formal agreement? Can they just demand you leave on the spot, or is there some protections even then, such two weeks notice or some such?
Hello and thanks for contacting us :) As for your question: that kind of agreement (without any written confirmation) is quite risky. If it was concluded without any specific termination period, there's no legal termination notice. The lease can be terminated by the mutual agreement or the landlord can terminate the agreement only in statutory cases (if the tenant doesn't pay for at least 3 full months, subleases the apartment, etc...). So, concluding: if you haven't defined any termination period, you can ask the tenant to leave and hope he'll do so. It's always recommended to sign an agreement with a termination notice.
What is the winter safety inspection of an apartment called in poland? Who does it? Who do you contact to do it if no one came to inspect your apartment before winter? Are there agencies that we can contact to come over and inspect your apartment for you?
Hello! There's no obligatory winter inspection in the apartment itself. Landlord may take care of the proper central heating start (if the furnace is within the building/property). As for the health issues, it's really difficult to find the right person to verify this as allergens are not the subject of technical supervision.

Hi Maria! We're really sorry to hear you have issues with your landlord. And how about your rental agreement? If it says you rent a house with a garage, you can use it and the landlord has nothing to do about that. As for their stuff, unfortunately, you can never trust a verbal agreement :( Try to push your agency again. Wishing you all the best!

Hi there! Thank you for your comment. Officially, you don't need to have any official caretaker if you are able to manage the flat-related issues. But from our experience, it's really difficult to be a good landlord without being around. Apart from the legal stuff (rental agreements, move-in and outs) there are also daily things like: regular maintenance, possible damages, tenant rotation. Definitely, it's better and way more convenient for both sides to have someone to take care of the apartment and also, to be entitled to sign the documents on your behalf. does the landlord of a private house have the right to request from the tenant to pay for the house insurance (the building itself)? we are renting a house furnished with kitchen and washing machine, all else is our belongings and we are given to decide about insuring our furniture and appliances. thank you for your precious support
Landlord (property owner) is responsible to insure their house. You, as a tenant, can insure your stuff (furniture, appliances). Also, we recommend getting civil liability insurance that protects you from any damage caused to the house along the rent. Also , my entrance door has one lock that cannot be fully locked as the hole in the wall only lets the lock go half way. Is there a requirement that entrance door has 2 locks and how soon does the landlord have to fix the broken or poorly installed locked
There isn't, unfortunately... as for the damage, as soon as possible, but you never know when it is. Responsible landlord will do asap, but there's no official requirement

Hi! We're very sorry to hear that issue. The question is: did the Landlord confirm any minimum speed limit or other characteristics of the internet? In general, in Poland Landlord is not obliged to provide an internet connection, in most cases, it's on Tenant's side.

Hello Mat and thank you! Do you mean any particular offer or in general? Some landlords indicate administrative fees separately while others add them simply to the total rental price. That's why sometimes you can see it and sometimes not. Hope it helps :)
