    If you sell your home and then rent it from the buyer what happened to the equity after the sale? For example the loan amount for the house is 220,000 but the home is now worth 340,000 would the seller still keep the equity depending on how much they sale for ?

      If you are hoping to sell a house and then rent it back from the buyer, you would decide on a price that works for both of you. If they agree to buy at $340k. Your lawyer pays out the $220k loan and the equity goes to you. If you sell it for less, then less equity ends up in your pocket. You then have a 2nd agreement as to how much you pay the new owner as a monthly rent.

    No...they can't give you fair market value and still make a profit...all new laminate floors don't fool me...cheap fix, and flip tactic, which pushes their price up too high. I can smell a flip sell and I run when I see one.

      Fix and flip is only one strategy that investors use. You have to know what is the best strategy for a specific type of home. If a house is in an area where it can be repurposed for a basement suite and held a rental, an investor will be willing to make a solid offer. If the house is on land where it can be torn down to build newer homes/townhomes, then an investor may even be interested to pay more than the average buyer looking for a house to live in. It depends on the type of property a seller has, it's condition, and what can be done with the property in the end.
