Secondly, in case if i am deducting per month. Can i fill 26qc annually or i need to file it monthly? Due to change in rates this year, what will be the implications.

Mam please clarify the confusion rental income is ₹50000/- only per month is it required to deduct 5pct TDS or exceeding ₹50k for example ₹51000/- then applicable. As per your video mentioned deduct TDS on ₹50k of 5pct calculated.

There is some vested interest in reducing TDS from 5℅ to 2℅ ! For interest, dividends exceeding Rs5000 in a year from one company TDS is 10℅ Now one can see the discrimination.
Actually interest/dividend from companies are mandatorily paid thro ECS/NEFT after TDS But rent in most cases recd in cash or in another bank a/c by the Owner! 😊
